4-Plexes in Portland are a great size for an investment property. They generally offer better return on investment than duplexes or triplexes, but you can still buy them using conventional financing. In the last 30 days 4 4-plexes have sold in Portland ranging from $615,780 up to $1,300,000 and were on the market for around 11 days.
In the past month, 150 detached single family homes have sold in Beaverton, and currently there are only 50 detached single family homes for sale. The photo above is of a house that we recently listed near Progress Ridge. It was listed at about 550K, and we received about 7 or 8 offers. As you might imagine, most if not all offers were way above asking price, and a bidding war ensued.
Beaverton is home to a lot of condos and townhouses. Currently, there are 15 condos for sale in Beaverton listed from $152,000 up to $283,103 with an average asking price of $238 per square foot. In the last 30 days 35 condos have sold in Beaverton ranging from $135,000 up to $420,000 with an average sale price of $257 a square foot.
