We love this place. It's so clean and safe! As I was apartment hunting, cleanliness and security was my biggest thing. I looked around for 2 months before moving and this was the best spot. Having a gate code for parking and a security key card to get into the actual apartments, the pool or the gym is really comforting.

Currently 2 months into my lease, I normally wait a bit, and get settled in and get comfortable before I write reviews and I will have to say this is probably one of the best apartments I have lived at. I went to school and apartment hopped (almost 4+ apartments) while during my undergraduate and none of the apartments have been this accommodating. I would 100% recommend living here. They always have cleaners almost every other day so it is pretty clean. The landscaping here is really well kept. The staff here are great, I've worked with Tyler, Angela, and Heather. They all have been really nice

Great place to live. Parking is complete trash though. Park outside on street at your own risk. I've spent $400 on one window and about $300 replacing my stolen property. Cops just laughed and told me that Hancock terrace doesn't care about the tenants cars. It's obvious too. We get letters about parking for 72 hrs in spots, but there are cars with registration 4 years expired. Clowns

I am a current resident here at Hancock Terrace and I love it here! The staff at Hancock Terrace are all very professional, very helpful, and very quick to respond. When I submit a work order in for my apartment, the issue gets resolved within a day. The property is overall very clean with many amenities to enjoy.
The only downfall is the parking here. Street parking can be very limited.

Still waiting for our 100 dollar refund as they accepted us, sent us info about switching over utilities and then did not hear back from them after calling multiple times, been hung up on and never called back. i spoke with manager who was very helpful and was suppose to get refund by mail but never received it. still waiting as thats alot of money to just take from someone. Seems like a scam. as i heard they raise rent and have bugs.

We lived here for 2 years. I'm giving it 2 Stars because the apartments themselves are actually really nice but we had a few issues while living here.
1. Parking is awful, if you have more than 1 car i would not recommend moving here because one person will have to park in the street or hope for one of the empty spots in the front of the gates. Unfortunately over half of those spots were always occupied by the same cars that never moved. Management sent out guidance stating you couldn't be parked in a spot for more than 3 days but it was obviously never enforced. Yet they tried to tow

As my husband and I are looking to move to Santa Maria from a town near Fresno, we dealt with Madison Good in the online application process. She was one of the most helpful, kind, compassionate people I've dealt with! Being an older person not experienced in applying online, she was with me every time I needed some help and she was kind to the max!

The dog areas and the landscape is gorgeous and always well kept.
The neighbors and property managers are all so nice and always have a smile. It's the little stuff that makes a difference and they are on top of it!

The complex is very clean and the prices more then fair. Safety is another important factor to my family, and this complex is very safe. They also give back to their residents via events, barbecue nights, and game nights. Their staff is very friendly and the manager Danell is amazing! I would definitely recommend this location to all my family and friends!

These apartments are probably the best in town. I looked at a couple of places before moving there and none were as new and clean looking as these apartments. I really enjoyed all the amenities especially the pool and spa. The mall and library are close by that you can walk to them. Another great thing about these apartments is that if there is any noise after hours you can call the staff and they will talk to the persons making noise for you. I don't live there anymore but I would definitely recommend these apartments to anyone looking for a nice place to live.

The ladies in the front office are always helpful and holding community parties every month, which also gets the community to know each other. The maintenance staff Jose and Ralph are always on top of any issues that need to get fixed.
The outdoor areas are well kept up and looking clean. Ready for everyone to enjoy with family! I really recommend for anyone trying to find a nice home!There's no other place like home!

I have lived at Hancock Terrace Apartments for a year and a half. When my lease is up, I'm most likely going to stay. Here's why:
When I moved here, I was looking for an easy place to live, where I could start to build a sense of community. The people that live here have provided that community for me. Little did I know, the staff would also become a part of my life. It's nice living in a place where the people working in the leasing office, maintenance, and grounds crew take an interest in your life and would go above and beyond to help you out if you ever needed it. We WERE in love with the place. Management was great and if there were any maintenance problems, they would get solved right away. However, recently , the office hasn't kept up with the phone calls and voicemails left in their office so things don't get fixed quickly or at all until you call various times about the same thing. Also, there has been break-ins when you park your car outside, as there is only one parking space per apartment ( which def sucks). Also, the parking spaces are not covered. The amenities are great though. Parking for any guests is out of the question too since

The office ladies are a nightmare, we've lived here a year and a half and they treat us like garbage. You'd think they'd be a little nicer since we pay the highest rent you can pay here. We like it here a lot it's a nice apartment complex that we feel safe in. But they need to hire new leasing agents the current ones are snobs! We totally feel signaled out!

I moved in here on Dec 2. Wow these apartments are absolutely awesome. It is so nice to live in a complex with all the amenities and is so well maintained. The staff are so attentive and go out of their way to make sure stuff is taken care of! There is simply no better place to stay in Santa Maria!

They draw you in with their firepit and amenities.. truth is it's a mix between a dorm and an old folkes home. Seriously.. the two don't mix.. and there is literally no parking, so forget inviting guests over.. I really expected more from a Towbes property, but I guess they really don't care since it's Santa Maria.. but that doesn't stop them from pricing it high.
