Around July of 2019 we had a bad rain storm and I noticed that the ceiling in the master bedroom was leaking. I called the office and it took them almost a week to get in and fix the leak. The guy starts the work then he tells me "its too wet to patch it up and it has to dry out first." My bedroom had a hole in the ceiling for two more weeks before was "Fixed" by the first snow fall the ceiling was leaking again and the water damage spread from the master to the second bedroom. Only major problem I have run into here at Royal Ridge is delivery problems. I'm handicapped and my orders are being left at the wrong apartment doors. The delivery people take photos of where they leave my packages but it's just a photo of the floor and bottom of the door. A couple times my packages were left on the porch to the complex. Maybe a sign that has better identification of each unit and which apartments are inside the unit above each outside door would help.

I put in my application at royal ridge for 185 dollars and was told i would hear from them within four to five buisiness days. I wasnt contacted for 2 weeks and then was denied. They also were supost to refund 100 holding fee back to me and its been almost a month after the 3 weeks you have to wait for them to send a check to you. They litrrally try to steal your money by ignoring you and this company. There trying to get me to apply again right know

When I first heard about royal ridge apartments I was super excited! It was right down the street from my job and in a very convenient place for me to commute to pick up my son. The move in process was very easy, no hassle. As soon as I moved in it seemed like things started to change. Not only was my move in date pushed back due to water damage, once I actually got to move in I found out I had a pest problem. DO NOT UNDER ANY CIRCUMSTANCE LIVE HERE. Management has no concept of knowing how to manage. They make up rules stating it’s on the lease. So be very careful. There whole complex is infested with roaches and mice. Police are there almost every week. And people easily break in to your apartment. There was a stabbing and someone got robbed twice! Robbed a bank and hid out at royal ridge apartments 8 to 9 squad cars were out there questioning people had K-9s , AR15 . Just not a good environment and not good people.

The staff (KJ, Kim and Paulina) at Royal Ridge have been very professional and pleasant to work with. They really have gone above and beyond to answer all my questions and have been accommodating to my needs. There is a phase 1 and phase 2 to these apartments - phase 2 are completely updated and phase 1 will be updated very soon. Phase 1 are nice apartments, just slightly dated - nothing that would make them a deal breaker. In my opinion, the apartments are a good value for the price. It will be hard to beat their rental rates in the local area. And if you are a student at KCKCC, no where will

As I’ve been trying to move in, I’ve changed my move in date 3 times because my current situation has changed a lot, and the management has been so patient with me and forgiving. I appreciate the fact they they understand that life happens. I will be honest, my first impression was not a good one, but they are exceeding my expectations at this point. I’m excited to live at this place.

My lease is up at the end of this month. Never had an issue living here. Well, except for the fact the my building would smell like weed sometimes, but that's not something management has control over. Not once did I have an issue with management. They are kind and understanding and for the most part, they try to work with you. I decided to move in despite the negative review I read and I am glad I did. My apartment was impeccable when I moved in, and everything was in working order. Most of my communication was with Lisa, and she is amazing on all levels. The only reason I gave a 4 star was because

I would not recommend this apartment complex at all!!! When we frosted move in yes the staff was nice and helpful but not even being here for three weeks there had been shootings and drug deals. From the get go I have felt very unsafe. When bringing this problem up to management they had no care. They said the only way that I could get out of my lease without paying $3,000 was if I myself was physically harmed. Since we have been here there has been a double homicide, apartments being broken into, and cars stolen. Multiple occasions when walking my dog I have had people try to run up on me. Neighbors
