Would give 0 stars if possible. Didn't even get to tour the available units. Was scheduled for a 10am tour today. Received text confirmation of my appointment. Received multiple email confirmations that did not even include the appointment day and time, even up to 15 minutes prior to my scheduled time. Arrived at leasing office, no one there. The "we will return soon" sign said they would be back at noon, yet I had an appointment scheduled for 10am. Called multiple times, kept receiving voicemail. About 10:10am a gentleman arrives, goes into the leasing office. I follow right behind

I moved here because i thought it would be safe considering it’s a gated and luxury apartment complex. However i got my car stolen from MY own garage. What kind of sick people finds someone’s keys and thinks about stealing someone’s car. Anyways I expect the apartment to have cameras surveillance but they did not. I believe we have a security but i never see them

Alyssa in the leasing office was extremely helpful in finding a new apartment and helping me to feel comfortable with my decision to move into this community.
She’s very detail oriented and takes notes about all of your comments and concerns during the leasing process. She’s also very proactive in following-up to keep you informed about the status of your application and with responding to any follow-up questions (I had many).

We pay a lot of money to live in “Cupertino ones of the safest cities in the country” in a “gated community “ I’ve woken up to many surprises while living here like cars being vandalized my car window being broke into I tell management and she says “hold on I’ll be out there in a moment” I’ve caught people at 3am lurking in the back of buildings with my ring camera and always see security come at 8-9pm and the don’t last over 4 mins on the property that’s definitely not helping. I used to have cameras around my building but management told me to take them down even after all

I have been very happy with Aviare and its staff since moving in in June.
Pros: great appliances, friendly neighbors, 1 car garage for each unit, location, and terrific staff. Alyssa has been particularly helpful and awesome to work with every step of the way.
Cons: limited parking aside from 1 car garage (parking spaces typically run out in the early evening) and occasional small pests (spiders/silverfish).
This review will be updated as we continue our current lease, but currently very deserving of 5 stars!

This is a family and pet friendly place and ever since Huy, the leasing office manager came on board, any addressed issues have been quickly resolved.
I like the residents portal system where you can pay the rent online and report any maintenance issues - super thankful to Francisco for taking care of all maintenance needs - Francisco is competent, thorough, pleasant and responds on the spot.

I pay $3,345 a month for a two bedroom apartment. My apartment is up to date with stainless steel appliances, and everything works great. The shower heads are pretty clearly meant for people around 5’6” though. I have to crouch quite a bit in a shower, but that’s really not a big deal. The pool and hot tub area is very nice as well. The location is very close to the highway and a grocery store, restaurants etc. the only thing that absolutely KILLS this place is that it is basically a children’s park at night. I’m fearful for what it’s going to be like during summer months when schooling

I've lived at Aviare for 3 years now and have been very pleased, so I felt it was time I write a review. The location is prime, the apartments are lovely, and the customer service from the office staff is excellent. They are always willing and ready to help with utmost professionalism. It's a nice community with friendly neighbors, and the apartments feel very private with the way they are set up, feeling more like condos. The property is well maintained, well managed, and seems the staff are always looking for how they can make improvements. I recommend!

I toured earlier with the Manager Huy who has been collaborating w. Me via email past couple weeks. He has been amazing! However, a HUGE compliment that's well deserved goes to a Leasing Associate by name of Veronica. She had previous plans yet she went ABOVE & Beyond by being Extremely patient this evening while waiting for my family member. He
was struggling to make it to the Complex thru traffic & delayed to arrive. Veronica was knowledgeable, kind and helpful! I recommended if nothing less a viewing of this Beautiful community! The Aviare

Very happy to call Aviare my home. Since the beginning of my process, staff has been friendly, professional, and diligent. Haven't had any issues and they have been more than willing to help with all questions and concerns that I had. The property itself is in a prime location and very well maintained. I visited a few apartment complexes when home searching but found this place most fitting. Definitely a plus to be so close to banks, restaurants, and grocery stores! So far, very happy and pleased here!

I leased and stayed in the apartment for a duration of 16 months. I have leased two apartments earlier around San Jose and had to move in order to enroll my kids in the schools of our choice. Similar to any other new lease, we got a great deal with a rebate of 1 month rent over a period of 12 months by signing a new lease.
The apartment is is located on the second floor and on our initial inspection was told that a new carpet and appliances are being installed. We moved in and the first couple of days were good and everything appeared well.

Well I moved out recently, as I wanted. Whatever you do, make sure you do NOT live anywhere close to E28. The middle aged man living in this property is drunk, smoking cigarettes 24/7 and is always shouting and watching TV loudly. I didn't confront them because when I saw this guy once he looked like he might have some kind of mental disability but he could have just been extremely drunk at 2pm on a Wednesday (he had a beer and cigarette in hand)

Can't say enough about the Aviare Apartments. Besides offering many benefits, they are one of the few in this area which provide a separate garage with each apartment. Property Management manager, Veronica, was exceptionally helpful and willing to help without hesitation.Thank you for offering such excellent service!

Don't be surprised to see the Rats and Cats in the common areas. They did not even bothered about fixing lock for basket ball court (which is the only play area in the apartment) for more than 15 days.
Reported the issue about the garage a month. They did not fix the issue till now. Lots of my friends started moving out.
They just bother about ways to increase the rent. Never care about the issues of tenants.

$3000/mo for bad living conditions. Been living here for 7 years. DO NOT RENT! The new management is horrible and greedy. Water, gas, and electricity is not included ($300 extra). I've lived in apartment complexes that charge $2300 - $2500 for two beds, two baths, living room, and kitchen. Extremely old, dated appliances and broken plumbing (feels like I'm living in an apartment made in the late 80s). Kids play in parking lot day in and day out, incredibly loud. Cars park in fire lanes, blocking garage openings and management does not care at all. Skip this place. They are not worth your money

Very impressed with Aviare Appartments. Quiet, well managed and everything new so nothing is breaking. Veronica has been wonderful from the application process to even replace all my keys and FOB for gate entrance that the airlines lost.
I like the common areas, the community, location, and the management staff. Yelpers, you will not be disappointed for renting here.
Update July 2017: Needed to move on unexpectedly due to work and family. Sometimes you cannot truly measure a Property Management group until unexpected challenges arise and confront you both. Without going into details

Particularly, there is a certain maintenance guy, who has the panache of a physician. He does not bother to make eye contact, does not listen to you, asks some questions while you have already stated the problem (as he did not pay attention to your statement).
With the pompousness of a NASA engineer (as portrayed in Hollywood movies), he declares the problem solved and goes ahead to give you unsolicited tips, with a serious grimace in his face.

I have lived in the Aviare apartments for just under 2 years now and LOVE IT!! My wife and I lived in several different apartment complex all over the bay area, and Aviare is by far the best. Mike is the manager of the complex and does an amazing job. His staff is always pleasant to work with and extremely helpful any time I have ever needed anything. I live here for temporary corporate housing. Aviare is a small community with a very convenient location: across the street there are Safeway, RiteAid, Ross, Fedex etc. Only a few blocks away from Stevens Creek Blvd., where you can find almost everything. It is very quiet and clean here. Not too much kids noise. Because the community is relatively young, everything is shiny and new. My apt is on 1st floor facing east, spacious, great morning sunshine. However later in the day, the shade of the trees right outside the apt could block the sun and make the apt a bit chilly without heater on at night

Dont move here. Save your health and money. The apt is close to 280 and DeAnza. During the peak hours the smoke is unbearable. There is no place for kids to play and they play in the parking lot, driveways, which becomes dangerous if you are not watching them closely. No parking spaces even for your 2nd car. if you come late from work you have to park off property and walk. You cann't have company. Management is unfriendly, won't help any way. Just moved out today after being there for a year. I'm moving out of the area for a new job. Staying at Aviare was great. Mike Strong the office manager was always professional and courteous. Felipe the head maintenance guy is great, from fixing my front door lock to some drawers that broke. Convenient for Cupertino, Apple, Sunnyvale. 4 miles from the CalTrain although I wouldn't recommend commuting into the city. Prices is reasonable for the area. You can get Comcast Xfinity or AT&T - I had no problems Comcast.

It was not clean when we moved in. We lived there for 2 years and suffered with cigarette smoke the whole time. The management said they where working on it but nothing ever happened. If you want a quiet complex don't live there. There was a racket most of the time. Then when finally we gave up waiting for them to do something about the smoke at 4am every morning, they took nearly all our deposit saying the apartment was dirty and it all had be cleaned. Well, it was not clean when we moved in (smelt like urine on one of the bedrooms and we always took our shoes off while in the house
