If you do anything- DO NOT lease here. Management is a complete joke. Never answer the phones or any concerns. Do not hold up promises made by the management you ORIGINALLY signed with. The manager literally told me that they will charge you for carpet removal regardless if it needs it because that is something they are required to do anyways. So basically the security deposit you give- you will not get back regardless if you move out with the apartment in perfect condition. I was never told anything about a 60 day move out notice when i moved in and now when we’re already past the 60 days, i

Edit: Management has taken measures to remedy all of my complaints listed. I will keep my former review below for transparency's sake, but they have improved since then.
The rooms are good, but the new management uses frequent events to cover for their lack of ability to manage parking. Twice they said our appartment had claim on a garage and then gave it away out from under us. They do not keep a waitlist anymore because they can't keep track of their promises. Visitors frequently take up tenant parking with no consequences, leaving little to no available parking at night.

One star for similar reasons as others I too ran into the move out carpet replacement cost despite not being necessary. I paid the the "final bill" consisting of the carpet replacement and the final water bill to finally just be done with them and now going on 3 weeks after move out and paying the "final bill" they added another water bill to the portal with no explanation, no invoice , no response to email, and are unable to simply answer a phone. Terrible service

New management is terrible they send put these ridiculous rent bill overs charging residents i have never experienced any issue with the old management this month i’m being charged more then $100 more on my rent with no explanation as to why. Had i known the previous owners were gonna be here i would’ve never renewed my lease because this isn’t what i singed up for at all. I will be reaching out to the main office with my concerns very unsatisfied

This was a great place until new management took over. Be very careful before signing a lease with the new management company. They send renewal offers in your email and then refuse to honor the offer stating you were renewing with old management. I did not argue about this but then I go up to the site and they are now charging me a prorated amount that the old management did not say I owed. Renee is the worst to deal with in the place. After telling them I was renewing they are calling me and asking if I am renewing then I go in and sign and the very next day Renee is calling me and asking again

The management team is awesome! I have to say this is the best complex I have ever lived in. If you have a maintenance request they show up before you can actually hang the phone up or log off of your computer. Even as we go through this pandemic The Emerson at Forney has shown their appreciation for their tenants. I am a front line worker and I appreciate you appreciating me.Thank you guys!

We are so happy to be here! Everything is clean, modern and quiet. The pool is huge and gorgeous and the recreational areas are of higher standards. We absolutely love it so far! We have a 2 bedroom - I don't have my son's room ready yet or I would have his photos in here, too - but these are the rooms we do have ready. We could fit our California King with head and foot-board in our room! The closets are *huge* and the appliances and deco are super nice. Highly recommend for anyone who likes the quiet, finer and refined living!

The apartments are absolutely gorgeous! Maintenance is always so sweet and always there to help even with small things. Cassie Dickey the property manager is so helpful with everything! She is always there to answer any questions I have! She really goes the extra mile for the residents and helping with their issues she is so sweet! Would recommend these apartments to anyone you will definitely be taken care of here!
