CPM, Inc took over management of my building this past Spring, just after the pandemic began. They're not careful about complying with public health guidelines, and very, very slow in making repairs. Communication is a challenge, as it can take repeated calls and messages to get any action on maintenance. I've had to get the City involved, as I lost hot water, and they were not resolving the issue.

There are better cheaper people to rent from in the area. Here there are mice, bedbugs and the building always reeks - the roof leaks so severely that mushrooms started to grow in the walls. Building management is non responsive to issues, sometimes major. They shut your water off without notice and sometimes the power goes out a dozen times in a single day. Homeless people sleep on the roof or in the basement and destroy the laundry machines taking them out of service for everyone in the building and even when they are "in service" often only one dryer will be functioning for 40 units and 100

Horrible Property management . There are not enough words to say how bad this company is ran and how they manage their rentals .Ive worked for developers , Real Estate Investors and property management companies for 8 years. Trust me this is not how things should be managed.
I did the mistake of renting the first apartment I saw when coming to LA.
Their apartments are infested with roaches and they do nothing about it. They let people hoard creating critter problems so when they “ do” Do pest control so they say the critters just go to the next apartment.

If I could, I give it 0 stars . If I would have known about the risks about living in their property I would have called Building Safety and the Health Department as soon as I moved in . 5 rats in 1 year, cockroach and flea problem ,unprofessional maitenance done in apartments and unprofessional and rude managers in their properties . She violated my confiditentiallity and turned in my checks late everytime . Not to mention my apartments broken into twice due to fake cameras , allowed drug usage in back of apartment and in front and no security at all in building . Please listen when I say don

There are a lot of terrible land lords and management companies in Los Angeles and this is one of them. I lived in on of their apartments for two years and know two people who have lived in another near by property of theirs for more than 12 and 15 years. They do bare minimum to avoid any fines, but both apartments have roach problems throughout the building. So even if you are clean it's a constant battle. We were told if we were referred by a friend they would get a voucher off their rent. When I gave it to my friend who is a long time resident, they never honored it and weaseled out. They tried
