During the process of hiring a property management company for our condo building in Chicago, it dawned on us - this business is ripe for innovation. It was all mom and pop. Which has its place. But we, and our other owners, expected more. A company was born. As we continued our growth it became obvious that relying on "vendors" to provide the services, quality and customer experience we expected was always going to be a battle.

So we decided to build those abilities from the ground up. We started small but 360PROS include handyman, plumbing, painting, heating & air, fire safety, exterminating and more. We have more control and accountability and are able to offer added value to our clients as a result. We still work with many talented providers, but we are very proud of our PROS team.

I've been really impressed working with Krista Benni! Her professionalism, responsiveness and expertise has been a breath of fresh air. We needed information quickly and Krista was on it - she replied promptly, gave exact details, and was extremely pleasant to work with. This review is specifically for Vernon. I’ve lived in Chicago for a long time & this is my first time that I’ve had the kindness and great professionalism from a property management company. He was understanding, thorough, and overall a great person to correspond with. I am on the board of a small condo association. While we’ve had some very kind and friendly staff we’ve worked with at Westward360, overall their service has been less than desired. As a board member I’ve had to be incredibly proactive to reach out to Westward to make sure things get done, such as scheduling our annual homeowners meeting. It feels to me that part of the benefit of hiring a management company is they help manage the process. At this point it often feels like they are just a middleman in the process, with very little proactive effort, and that can slow us down.

Absolutely awful property management company. Surprise!
They do not do anything, you would think this was a government organizations at the pace they move. We have been waiting years for them to update the key fob system in the building. They conveniently stopped issuing keys for it a couple years back so if you lost the fob you just can't go anywhere in the building. Super Convenient!

So I called westward on Monday to let them know that the vestibule heater in the 35 tier wasn't functioning. There is plumbing that runs through there. I was told that the PM, Allesandro was "in a meeting" and would contact me by end of day. I completed the online form and was pigeon holed to their pre-filled options- had to check HVAC but wasn't able to further exactly explain what the deal was. Allesandro never called. Where to begin... when i first looked at my apartment it was a mess but i was told the previous tenant had just moved out and i was assured if i took the place everything would be fixed and ready for move in. So after looking at a few other places I decided i liked that space, filled out the application and was approved. This was the beginning of the worst management company experience of my life. Vernon and his team (Edlin) have been very helpful in resolving issues pertaining to our building. They have been responsive during the couple occasions where I have called them and alerted them to building issues. In both cases it was a building safety issue and their quick response was integral in ensuring the safety of the residents in our building.

Westward360 bought the building I rent in around 3 months ago. At first I was nervous because I honestly never trust a new rental company I don't know, but I was very surprised by Westward360. They fixed our issue faster than any other rental ever has. They are always willing to do us small favors. Again, very pleasantly surprised I would be saying that I'm happy they bought our building and lease.

I am a new unit owner at Greenview Sheridan. Since day one Mr. Vernon has been super helpful. He has gone above and beyond to answer my questions and address any issues I've encountered. He has kept me informed of any of the current and upcoming tasks going on with the building. He always directs me to the right resources whenever I call him. Mr. Vernon has been very helpful and responsive to any of my requests and has made me feel most welcomed and comfortable.
Mr. Vernon is a true delight and asset to this building. I can count on him to deliver. He also has a terrific sense of humor!

Westward360 never responds, so I write review here. If they are responsive, they wouldn't have many negative reviews.
I have an investment property in South Side. A few months ago, condo board approved Westward360 to replace bldg security locks/keys. Westward360 Property managers don't come to properties they manage (yes they still take fees though). Locksmith did not properly secure locks in glass door and locks were not properly replaced. I reported 2 months ago and westward360 did NOTHING. They don't even respond at all.

I am an owner of a unit and I am having work done on my apartment. I informed the management company to see what else they need from me before I have work started. I sent an email and received a call from Vernon within 15 minutes to give me clear instructions (which I followed). We discussed what to consider in giving notice to my neighbors, what I should be looking for from the contractor and how to save on costs. Avoid this company like the plague. After years of adequate maintenance from a different management company, our HOA decided to switch to Westward (now Westward 360) in order to save some money on our management fees. Westward has been an absolute nightmare to deal with.

They don't respond to issues in a reasonable amount of time, completely ignore phone calls to property managers (looking at you Brighid), don't respond to emails, and don't seem to care about their overall performance. "Make sure to document all the problems in your unit within 24h of moving in or we will blame you." After putting in over 40 work orders after stressful move, to meet their time constraint, they have fixed a total of 3 things. The 40 WOs were combined into 4, and then closed (to not kill their employee's stats-average, I'm sure). We've been tenants for 2+ years. Found a notice on the door of the building today from the gas company saying our service is being disconnected because Westward just hasn't been paying the bill. Now I have to go through the process of contacting the courts to have our rent transferred to a 3rd party receivership so we don't freeze to death.

The extra crappy thing is that Westward owns most of North Chicago so you can't really escape this kind of systemic incompetence.

Very confused because Yelp did not remove any of my reviews? Perhaps you have me mistaken for another reviewer. Again, please stop making false claims in order to invalidate my honest review of this company and its shady practices. I will not be bullied for sharing a review which clearly follows Yelp guidelines.

After years of subpar service and support, we chose to switch management of our building to WW360. Coincidentally, we had a major plumbing issue right as we were in the last phase of transition. I'm glad WW360 were the ones managing the the fall out compared to our last management company. They have a great team and access to contractors with favorable rates. Alan, our property manager, is easy to work with and very responsive to the board's needs. Additionally, Alan was very knowledgeable on the dos and dont's when it comes to the HOA.

If you like bedbug infestations that last for 5+ years, call centers overseas when you need help with anything about your rental property, and deceptive lease terminations where they try and charge you a full month of rent that you don't owe, I highly recommend Westward360.

They're expanding the definition and sliminess of slumlord with a corporate vibe bent on squeezing every last penny out if tenants.

Went for a showing, applied for a place and after seeing the reviews, I was skeptical. Went again to inspect and saw a few leaks in the ceilings and a cockroach in the basement with trap. Ewwww. Decided not to sign the lease.

Staff is seriously incompetent. They are unreliable and make everything difficult. Nickel and dime you and will try to charge you twice for things if you don't pay attention. They cause so much stress. Just stay away.

I used to rent in a building that Westward360 manages in Chicago Old Town. Upon move-out at the end of March 2021, there was a $250 elevator deposit required. We paid that amount in full so that we could schedule a move-out. Fast forward to today, 2 months after moving out, Westward360 still has not returned the deposit and has not responded to any inquiries.

I rent a storefront retail space with condos above. The property is managed by Westward 360. I have been here for almost five years and have had so many problems getting building issues resolved. Especially when it comes to major leaks, ceiling leaks and flooding. There is always an excuse and a runaround - unless you're super aggressive with them it could take weeks to even months (or years!) to get things fixed. If I looked at renting property again and saw it was managed by them, I would run in the opposite direction. They are THE WORST. Attached is an image of the most recent leak.

PLEASE PLEASE PLEASE read all of the 1 star reviews on this place!!! I wish I had! Everything looks alright on the surface when you look through their units but, after you move in, you notice the things you couldn't see. I'm paying $2200 a month for an apartment with a 30 year old washing mashine that doesn't get clothes clean. The pipes are outdated and SERIOUSLY need work. My heater broke and it took a week for them to take it seriously enough to replace it. Fire alarm: same. Thermostat: same. They let a leak go in my unit for 13 days! I have severe mold allergies and immune deficiency. They do NOT care about lives in the building or your property. Only about money for this company.
Zero water roof leak remediation! They have let multiple leaks ruin my home. But now they don't even care to stop a leak.

The worst property management company in Chicago. They're expensive, unqualified, and they purposefully make it hard to communicate with your property manager. They must have found ways to trick property owners into thinking that they are a qualified entity for managing buildings, but it is completely lost on residents who are kept at arm's length from the managers.
