I no longer live in a PanAm property, but I resided @ 43 W 16th for several years and they were the manager. I was just out of college at the time, but my educational background and those of other friends (many in law) helped me "get" these guys. Worst management company I’ve ever dealt with. Nobody answers the phone, they overcharge rent, and you have to fight to get your deposit back. It’s absolutely impossible to get in contact with them, you just keep being sent to different voicemails. Absolutely horrible experience with Pan Am!

We lived at the 2 Water property for 11 years and loved every moment of our tenancy. The staff exceeds all levels of professionalism - they keep the building running perfectly at all times. Geraldine and Sang in the home office were always responsive and helpful. The building has great amenities and is spotless. Mostly, the doormen/porters/and building manager are just gems. We had a very hard time leaving this building and will miss it greatly.

There's been an issue with cold drinking water in my apartment for 3 months where i have to wait for 20-30 mins each time for the water to be cool enough to drink and I've made multiple complaints to the super (ongoing excuses) and property manager (discriminatory remarks about how others in the building don't have this issue) and I only recently moved in 4 months ago. Do not recommend renting from this company as they do not provide the most basic facility which is drinking water from your kitchen sink, during like a Summer of 4-5 heat waves. Ridiculous

I paid my rent on time every month for 6 years even during a global pandemic, and when I need them to provide a landlord reference, I sent repeated requests, emails and voicemails and noone has ever gotten back to me.

I had to provide a years worth of bank statements to prove to my new landlords I'm actually a good tenant.

Do not rent from Panam, they are absentee landlords, you cannot get a hold of them when you need them, even after waiting a whole week.

Joshua Hoffman and Pan Am are completely incompetent. Living in this building feels like living in a trailer park thanks to their poor management. The super, Jose Pinto, is equally incompetent and lazy. If you want a good laugh, try emailing Joshua about any reasonable issue as a tenant. He will respond with the temperament of a toddler. These people are brought into court very often for their negligence, and my lawyer has personally vouched for their terrible reputation in New York City. Find a decent property to reside in, don’t make the mistake of signing a lease with them.

I lived in a Pan Am Equities managed building on the UWS for 20 years. I recently moved out of the city or I'd still be there. On the whole, my experience with them has been excellent. The staff, the super, the leasing team, their captive brokers are all, in my experience, highly professional and, all things considered, easy to deal with. I see these one star reviews and I think it's more common for someone who has had an issue to review their building manager than someone that has had a generally good experience. So let me try and balance this a bit - if I were to return to a Manhattan

I am disappointed with the experience I had with Pan Am Equities, specifically the Director of Residential Leasing. I have been unhappy with my unit because of the building's roach infestation. I emailed the Director of Residential Leasing multiple times asking about the terms to terminate my lease. She ignored my email each time. After months she responded to let me know I could terminate my lease with 60 days notice. If I had known that, I would have terminated months ago. She did not even apologize for ignoring my emails.

My year living in a property managed by Pan Am has been a nightmare. I've had many little problems like my toilet only flushing once an hour, the knob and lock on my door being broken so that the door gets stuck and I have trouble getting in and out of my apartment, and an unresponsive super. More concerning are issues such as the constant smell of cigarettes in a building that is allegedly smoke-free which affects my asthma, security issues, and my packages constantly getting stolen. To mirror many of these reviews, the left hand does not know what the right hand is doing. They are a headache to deal with & impossible to get a hold of over the phone. They give you the runaround by directing you to generic emails. Rent in the city is dropping like crazy and they have done NOTHING for existing residents to accommodate lowering rent costs, even though on the Mirador listings site - the same sized apartment in the same building is listed at $1K-1.5K less is rent per month. I'd give 0 stars if I could. I have been a tenant at 330 East 39th street for only 5 months and am completely miserable. Elevators are awful, super (Angelo) is non responsive and gives a snarky responses whenever any sort of work is required of him. Pan Am is impossible to get in contact with whenever you have an issue. Do not move to any of their properties.

Management was super helpful (especially during the covid situation) and they try to work with you. I lived in their UES building and never had any issues. Super was also very responsive. It was well maintained and they had renovated the hallways and some of the apartments too!

If you want to have mental health problem, deal with Pan Am. last thing you want in life is working with them. and it's so funny how the workers of Pan Am came here and put 5 stars!
After a week staying here, the bathroom started leaking from upstairs and the paint started peeling(and the prices are high as it's a luxury place, but third world houses are much cleaner than this, the constructions going on and blocked all the sun light and view, they knew that but they still charging us for a place with windows, you could call it sales, but I call them liar)

Worst Real Estate company in the world. The company is full of trap. You will find mice as cockroaches all over their apartments. Their Lawyers are lie and edit the lease you sign as they please. As stated they are ranked as low stars for a reason. Do yourself a favor and find a better Landlord.

I've lived at the Caroline (60 W 23rd) for 6 years and have had the best experience with Pan Am Equities. They are on time to remind you about rent payments and have been an absolute breeze to work with on move-out details. I have lived in Manhattan for 8 years and moved five times. I have lived at two separate Pan Am properties, so I can speak to both the leasing office/ management and the staff that they hire in the buildings.
Both times I rented from Pan Am, I found a listing online and contacted a broker that works for the management company. They have their own brokers, so they pay them directly. This means that you are shown the apartments with a licensed broker, without a fee (in my experience). That is VERY hard to find and can be a great cost savings. Having lived in a place managed by Pan Am Equities for over 3 years now, my experience with them has been great so far.

I've asked for recommendation letters before, and they usually take a few days but send a great one. I've renewed my lease a few times as well, and I've never had any major complaints about how the process goes.

2 Reviews here, first for Pan Am, then my building at 720 Pelham Rd specifically.

Pan Am management is impossible to get on the phone. Notice there are many other reviews here saying the same thing. The unfriendly person who first answers the phone barely says a word before transferring me to the leasing department where there is nobody available and no way to leave a message. I have been trying to call them because my lease renewal paperwork has not arrived yet, it comes later every year. I'm supposed to notify them in 12 days whether I will renew or not but I don't have the paperwork

I've lived at 27 w 16th Street for about 3 years and have had nothing but 100% positive experiences with PAN AM. The live-in super is fantastic. Camilo bends over backwards for the tenants. He's a gem. He makes everything easier.

Pan Am as a management company has been extremely helpful. My wife and I needed a cancelation rider as she was applying to graduate school when we resigned the lease. We had to execute the cancelation rider recently and Rosemarie has been nothing but helpful and responsive. They have answered all of my many questions during the process of executing

This is a MESSAGE TO OWNERS: Why did you switch a perfectly good intercom system with #ButterflyMX? There are elderly people in our building that DO NOT have smart phones. What do we do when our phone is dead? Or on silent? To use a system that ONLY WORKS with an iPhone or Laptop is stupid. How does someone else in my apartment let my guests or the delivery person into the building if I am in the shower?
