The hotel is much better that we expected. The location is greet. It is only 2 blocked from the beach. The room is big and equipped with everything you would need. There is city parking garage which is about 5 min walk. It is the cheapest parking garage in south beach. It costs $20 per day. Some of the staff are not good and the hotel has to improve the front disk cutover service.

This is a worst motel I have ever had. I paid 185/-$ per night and stayed for 4 days by reservation through Hotels.com. All of sudden at day before check-in Hotels.com sent me a message that hotel can’t able to give you room service during your stay, secondly on very next of my stay the laundry guy came in 7:30 in morning with open my door and told me that you are checking out even my 3 days of my stay is pending. They give me fresh towels on my request, it brought by myself from front desk. Don’t book over here because it’s worse management.

Lincoln arms suites hotel is the worst hotel I ever stayed in all my years of traveling. The employees unpleasant and unprofessional, they never seem to answer the front desk phone. I've stayed there for five days and upon my arrival I was told that the day of checkout I may be able to extend my time a few hours which would have been ideal for me since I had a 10pm flight. When it was time for me to extend my time a few hours as I was promised not only I was denied and basically forced out of the hotel with nowhere to go and do for 6hours all Lincoln arms suites had to offer was two beach towels

I would not recommend this place. The management is very rude. We had problem after problem with our room from the time we arrived. Management at the time only offered me a late check out. I was given a number to call to discuss further assistance and it was a incorrect number. I have sent emails to all emails listed on the website and not one response.

Disappointed. If I had not pre-paid, I would not spend my vacation there. Advertized as having a kitchen: stove top is not functional, fridge is half a fridge where the half of gallon of minl must be laid horizontally. The matthress on queen sofa - I think I still have bruises from it, the springs are literally poking. By the way, parking is not available. We paid $20 per day for parking in the garage that is within 15 min walk, and this was the cheapest option. If you opt to pay per hour, it's is I believe aroud $10/hour. For the price they are asking, there are much better places. The only plus

Horrible customer service. $20 for "Resort Fee" is ridiculous because this is not a resort! No pool and no beach. Website offers no resort fee if booked via their website, but if you join their membership program for a 10% discount, they automatically add $20 for resort fee, even if you book on their website. Makes no sense. Tried contacting reservations by phone but phone rang for over 20 minutes with no answer. Impossible to talk with a live person. They don't seem to have any interest in customer service.

We are currently still here I love love this hotel. it's beautiful and eccentric. The rooftop is amazing and so are the rooms up there. Our particular penthouse suite had a piano in it that was very unique and… awesome I reccomend this stay you will not be disappointed. The staff was very friendly nice and accommodating <each one of them>. We will definitely revisit this hotel. 5 stars to us 💜

In the hopes to have a great time Labor Day weekend it turned out to be a nightmare! On Thursday, September 3, 2020 I checked at Lincoln Arms Hotel. I was given room 212 and the water nor the toilet was working. I was given another room which was room 211 and had the same problem water and toilet was not working. Finally I was given room 213… outlets were not working in the bedroom area nor the lamp lights, I had to charge my phone in the living and kitchen area and when I used the toilet it wouldn’t flush I was told by the staff that I have to wait for the water in the toilet to fill
