Bruni/Karr had been my property management company for over 20 years. Under Chesley Karr's management they had done an excellent job of caring for my property and keeping me well informed. Since Charles Irwin took over it has been one nightmare after another. If you are considering them to be your property manager my adivice is RUN....far away. They are totally inept.

Lynette was so on the ball. Couldn't get us a refrigerator, but got us a discounted rental rate! She is so friendly and ready to help you with finding a new place. They had exactly what we needed. Would use them again if we found ourselves in a similar situation. Kudos Lynette!

Bruni Karr managed my house from 2015-2020. This is the only time I've used a property management company, being out of state. I had trouble contacting anyone at the company other than my guy. The billing statements are confusing and there's no one to talk to. Also, there wasn't anyone keeping on top of things with my tenants, like yard cleanup. I got calls from neighbors about my property. I needed someone more aggressive to ensure the tenants were meeting their obligations. Regular communication was lacking as well. I had to call and email multiple times to get an answer.

Well i lived in a 3400 square foot home. I paid 1700 a month for.
The roof leaked for months, after multiple complaints we still got no reimbursement, they never fixed it and I never got any responses!
Mold in the house- under the kitchen sink. The first week I moved in I comllained and all the guy sis was tighten the forces that went bad 1 days later. It was never tested for mold.
I paid 1700 dollars for the security deposit! Do you think I recieved even a penny back? Heck no.

I've rented on and off from Bruni Karr since 2004 and I prefer using this agency. They don't make you jump through hoops and if you put deposit for first months rent you get the house if you pass credit/rent history check. With other agencies they take a bunch of applications and pick the best one, so you never know where you stand which is a real issue if trying to go from another rental in 30 days.
Make sure the house is in good shape before you rent it. Some houses are very good condition and some are really bad. Don't expect to get repairs easily owners push back on agency for repairs, so

This rental & management agency is an actual joke. I'm 8 months pregnant, and I'm in desperate need of finding a house to rent. I found a house I liked through this agency. I called MULTIPLE times to get an update on this house, and when we could view it. They advised me they would contact us back once we can view it.Nobody ever called us back once to give us any update. After calling everyday for 3 weeks they finally advised us this house already has 2 applications, and 2 deposits. This company is just money hungry. They expected us to put a $1,625 deposit down on a house we had not even seen

To bad I can't leave a negative star review... We rented from this company for a year and it was the worst experience we have ever had. A hole in our ceiling from water caused a 3'x3' collapse that almost injured us and it took them 3 months to resolve after it collapsed.. (we told them when it first started to leak). As well we rented the house with the expectation of a working drier and over our entire year rental they never fixed it because the owner didn't want to pay for a motor! We no longer live in New Mexico and hired Bruni Karr to manage our home in Albuquerque. Bruni Karr has now been renting and managing our 3 bedroom home for the last four years and hands down they are the best property management team I have ever worked with. We never have to worry about the property regarding getting renters and managing the property. They are professional in every aspect of property management. We have had two tenants while the property has been rented and Bruni Karr screened them well and never had any issues. Also, they provide excellent accounting and paperwork for tax purposes
