When we moved with our dogs from overseas to Philly, the people at BCH were accommodating, helpful, and professional. They showed our friends properties in our place and we arranged our entire rental agreement internationally. Once we were moved in, any issues we had with the property (the biggest one being a broken fridge) were handled in a timely manner. It was a great spot. The only reason we moved was to shorten the work commute. When it was time to move out, I found the checklist to be invaluable for making sure we left the property in good order. The landlord would'nt fix my rusted tub.. He told me if he replace the tub he would raise my rent... when i moved in two weeks later the place had bed bugs. The property manager told me months after I moved in the whole building had a bed bug infestation before I moved in. I wouldn't trust Best City Homes Property's. My land lord is rude and unprofessional Google asked me about my opinion of best city homes and I told the truth, i posted my review the land lord texts me and said he saw what I said and he didn't like it... I almost lost my mind. That was unprofessional and a personal text.. He should

I was really hesitant to rent from this company because of all the bad reviews, but I took a chance since the apartment was perfect for me and literally on the exact block I wanted. It's been about eight months and I'm really happy with my decision so far. The apartment I'm living in is a little worn down, and I've sent out multiple maintenance requests, but they've always responded quickly and gotten my request taken care of (the longest it's taken is 4 days, and I think part of that was because it was around a holiday).

DON'T DO IT!!!If I could give Best City Homes a score of zero, then I would. These people are shady and will not fix anything. Their useless maintenance person, Aaron, will argue with you about repairs that need to be made. Also, they will have you fill out a page for damages/repairs upon move-in and then will charge you when you for previous tenant damage upon move-out. And, they will charge you for a non-existent carbon-monoxide detector. SHADY, SHADY, SHADY business.

Do not rent from this place. At some point you will need to have something fixed in your place but do not expect to have anything completed especially on a timely manner. Aaron is the maintenance coordinator and is completely useless. He is never in the office, does not follow up, and is very rude. They use low quality contractors to fix issues and they have no idea what they are doing. Best city homes is basically the slum lords of property management in Philadelphia

After living on a tight budget and renting beat up apartments for 6 years in many east coast cities, this was by far the worst experience I've had. Neglected building, no response to maintenance requests, and scammed on the security deposit. (I was able to get a few hundred back after fighting with them for a while, but sill lost so much.)
Avoid if you can. Not convinced Rick (the "owner") is a real person. Julia is nice but ultimately unhelpful. Aaron said some unprofessional stuff on the phone.

the apartment then began being managed by best city homes,
i always paid my rent on time,
i walked all the way over to 22nd and south to make sure of that,
my checks would magically disappear,
i would be charged a late fee,
my checks would magically re-appear,
the late fees never disappeared.
i loved my apartment,
clean,
afforable,
great location,
a few miscommunications that brought the first time renting experience down.

I think objectively reviewing a realtor is tricky because a) the actual property you rent and b) how satisfied you are with that property really plays a big factor in shaping your perceptions of that realtor.

My first apartment rental was through this company, my was I scared! I moved in to a pest problem which neighbors and I had to threaten law suits to get fixed. I always paid my rent on time but deducted for things that I had to fix myself, only to be told I had an "outstanding balance" with them 6 months later. They didn't renew my lease and would not be flexible on my move out date if I found a new apartment sooner. I would NEVER recommend doing business with them, the only reason they got 2 stars was because I did love that apartment and my neighbors there.

There are several places to rent from in Philadelphia. I suggest you don't rent from them. I had a leak under my sink the entire time I lived there. I also had a mouse problem, which they tried to fix on several times. I applaud them trying to fix it. However, when my exterminator I hired privately was there he did mention what the men were doing would not really help the problem.
I am insanely clean. OCD clean. My friends tease me about how clean I keep my house. This was not the problem. I know they tried their hardest, but then they wanted nothing to do with me and did not renew my lease
