Kevan Zinn has been serving home buyers, sellers & realtors since 2003 now in Nevada since 2019. Inspections are our only business, our full time focus. Our model is to provide you with a comprehensive, independent, and objective evaluation so you can negotiate, understand, and take care of your valuable investment.
Our job is to alert you, to the extent possible, to unknown problems and potential environmental hazards in your current or potential house. Radon testing is recommended to be performed with every inspection. Eventually it will become mandatory to have a radon test performed when buying or selling property in Illinois, you might as well get it over with.
We offer to refer quality maintenance and repair services for properties not in conjunction with a buyers inspection. Zinn Home Inspections LLC does not perform the work. However, given the nature of the inspection findings and deterioration all homes experience, there may be some maintenance due or preventative maintenance to perform.
The purpose of a home inspection is to protect the buyer, assess the home or structure current conditions, and relay that information back to the buyer. A report is produced by the inspector that is often used for further negotiation or potential remedy (within defined contract guidelines and rules).
Radon testing is per monitor. Most homes only require one monitor, but we'd be happy to make adjustments for homes with multiple foundation types and for re-testing. These inspections tend to be per area or specific areas on a home or structure. An example where this has happened would be if your appraiser, during a refinance, has a structural concern or moisture damage concern.

My wife and I had a fantastic experience with Zinn Home Inspection. They were very professional and very organized. Kevan answered all my questions and when I did not understand something. He took the time to explain what I did not understand. His team was able to get us our complete inspection report fast for our bank. I would not hesitate to recommend them.
