They never miss an opportunity to raise rent - including two months into the pandemic. Thankfully Portland has laws to stop them from raising it by as much as they'd love to. They do not repair items in a timely manner (my oven has been broken for YEARS and they won't even pretend to ATTEMPT to fix it). They shut off water in my complex without warning in order to do landscaping (they want the outside to look nice - who needs running water anyway?). Truly an awful company. All landlords are bad, but these people are the worst.

Charrise has been my property manager for over 2 years. She is great, super helpful, as well as friendly. When looking at a new spot she not only jumped at the chance to show it to me but also offered to give me a ride to it. I highly recommend anyone looking at renting with American Property Management find a building that Charrise manages, you won't be disappointed.

This property management company is the absolute worst in Portland. Completely unresponsive to the most basic levels of communication. An electrical fire was caused by an 1970’s oven that was long past it’s use by date, and they had the audacity to try and pin it on me, then wait six weeks for a replacement. Meanwhile they allow their tenants to live in damp moldy apartments and be thankful for it. Avoid them like the plague, walk past one of their buildings first thing in the morning and look at all the condensation on the windows, a simple economic fix they aren’t even prepared to do so

I was wary to come here based on the reviews, but have been very pleasantly surprised by management and my location. Peg and Kathy are awesome! They have been very responsive on some repairs and responded immediately to a small neighbor issue I had. I'm blown away given the ratings I see to the contrary. The buildings are old and need something here and there, and the appliances are older.. but the rent is less than market rates and you get more space for the money. Plus, maintenance has been totally responsive. You can't have it both ways, cheaper rent....and new appliances and buildings. I'm

What does it take to get my stove fixed? It's been 5 weeks!!! I've contacted manager 4 times. Called the main office only to be told "call your manager!" I sent a note with my rent check which, by the way, increased during a pandemic! I haven't been able to cook/bake. Outrageous!!! Totally unprofessional. There's been NO COMMUNICATION!!!🤬 I've tried to be patient but now.. I'm calling my attorney! NO ONE SHOULD HAVE TO WAIT!!! What's your excuse, APM??? I'll bet, if it were the owners and management, they'd have their stove fixed by now or, a new one!

UPDATE: January 2020
Asked manager to put in request to have my sparking light in the kitchen fixed. Martha James, manager, at the Alexandrian said, "We don't come out to fix no light bulb." I said, "No, it is the fixture." She kept saying light bulb and I kept saying fixture until somehow it got through her head that she should listen to me because we were saying different things. And mine is fairly important. A sparking light fixture could cause a problem.
Called APM and left messages for Mike (whomever he is) and John the maintenance supervisor. I guess a sparking light means nothing to them

Mid income range properties with very low move-in fees, and minimal background checks. To rent an apartment you only need to have first month's rent and a $500 security deposit. While they advertise a no-pet policy, you can have an emotional support animal with a doctor's letter. This is important to know and they asked no questions about it when you present that important slip of paper.

Just moved into an apartment and am already regretting my lease! less than 2 weeks in and there's a black mold growing inside the walls in our bathroom. Called landlord and was told to just scrub clean away. Um, hello. The mold is INSIDE the walls. It's only going to spread and become a bigger problem. Careful when you rent from these people, because once you sign that lease you're on your own. Don't ever feel rushed into signing anything until you inspect every corner of your unit. These rentals are cheap so watch yourself.

These reviews are hysterical! I've lived in an APM property for over two years and never thought to look for reviews. I was missing out on some serious entertainment!
This company rents hundreds of units throughout Portland. For every furious renter who's left a terrible review, there must be hundreds of satisfied renters like me who've never bothered to thank Joe & Co. for offering what may be the last affordable apartments in Portland.
