Selected Pelican Property Inspections because of a recommendation. They were prompt in coming and generating their report ... that's about all I can say good about them. I can't say too much bad about them either. The only thing I can say is their people do not return calls and they do not inspect to any level of detail ... if the walls are standing and it has a roof on it then everything thing in the house passes as "Acceptable." They don't report on anything except the obviously visible things. They do not point out items that are not up to current building standards. After reviewing their Inspection

We were recommended Pelican Property Inspection (PPI) by our realtor. Our offer on the house was accepted, I called PPI and they were able to perform the home inspection the next day.
We attended the inspection. The owner Scott was there with Chris and Kevin. We were able to ask some questions and follow around a bit while they performed the inspection. The inspection took 2 hours with the 3 inspectors working. They were friendly and answered all our questions and provided some insights into things we were seeing. After the inspection, they talked us through what they found and answered our questions

Mark orso had an attitude of gratitude. He was very compliant and understanding about the house. He also understood that some things belonged to the termite inspector which was very cool 😎. I was very impressed that it was inspecting and not fixing which is there job and they provided great recommendations for people who could properly fix the issues.

I have used Pelican on properties in the past and have been impressed with their services. My family has used them for multiple properties. I have to admit I was surprised when I learned of all the issues in the attic of the home I purchased recently.
Unfortunately, none of the issues we have run into were discussed or found on my inspection report.

I used Brian Yensen of Pelican Property Inspections also for my first-time home. I was particularly nervous about the purchase and Brian was incredibly thorough. Not only that: he has still continued to answer my questions after I've closed on the home. Brian is great to work with and I can't recommend him enough. I was lucky I landed with Pelican for this inspection!

I would not use Pelican Property Inspections again.
They missed a NUMBER of issues on the inspection, and have cost us THOUSANDS of dollars after closing on the home.
We were on site throughout the inspection so we were able to see how thorough they were. They did not seem to care much about doing the job properly, and finding the issues that existed. Instead, it seemed like they were there to check the boxes and get paid.
I would strongly suggest finding another Inspection company to protect your investment.

Used PPI about 10 months ago when making our first home purchase. Brian came out and did a great job with the inspection. He did a very thorough inspection and explained everything in great detail. There were some dried water stains on the ceiling, but it hadn’t rained for weeks, so we weren’t sure if they were new or old. The night after the inspection it rained all night and Brian went back to the house the next day to see if there was a current roof leak, or if it was previous damage from an old leak. We got a thorough report with photos and he even went back a third time after the seller

When I contacted Pelican Property about the smoke detector--I was told someone must have removed it. Since there were not any holes in the wall I am believing he did not check for one.
I purchased property in 2018 and the realtor was to accompany the inspector. But, that did not happen. You know stating that there is a smoke detector and there are none. It is the simplest of the inspection --they failed. I can tell you that many items on the list were misrepresented. So I am suggesting from my experience that you do not get the property inspector that the realtor is using.

I feel like giving 2 stars is actually being over generous. I used Pelican inspections in October 2018 and found their pricing to be shady. They gave me a price of $300 but failed to mention the wind mitigation was and extra $75 and the 4 point inspection was also another $75. Their good deal.... not so good. Then they missed 2 major electrical issues. My main circuit board (electrical box) doesn't turn off! HUGE fire issue. They told me part of my electric in the master bedroom was boarded off and didn't work so I hired an electrician and guess what... the light bulbs just needed changed. If these
