On a recent Knoxville home inspection, I came across a package heat pump unit that did not have a condensate drain or trap installed. This omission allows condensate to accumulate inside the unit, and prevents proper drainage. If the air handler is installed inside the house or in an attic space, moisture can fill the primary catch pan and spill over into the secondary pan under the HVAC unit.

I have bought and sold several houses in the greater Knoxville area since 1991. Dan Endsley is the best home inspector I have used. He was extremely thorough and explained his findings to me during the inspection. He patiently answered all my many questions. He went above and beyond the scope of his work in waiting for the termite inspector to arrive. He sent his report to me the same day -- again, a thorough report with clear photos and clear explanations of his findings. I cannot recommend his work highly enough.

Dan was absolutely phenomenal to work with. I was under contract on one house and had Dan come out and inspect it, he got me my report super quick. After reviewing the report he found some structural problems, we had a structural engineer come out and found that it was about $20,000 in repairs that were needed. Thanks to Dan we were able to get out of the contract. He also inspected the house I live in and once again sent me my report in less than 48 hrs. Highly recommended! I had a wonderful experience working with Dan on my home inspection. He was very knowledgeable on the subject and spent his time thoroughly doing the inspection and noticed lots of details. I got the report back the same day with lots of figures! Dan also came back for a second inspection without additional charge due to some utility being turned off on the first time. Overall wonderful experience and will definitely recommend!

Dan was absolutely wonderful to work with on our home inspection. He found many issues with a home that we were under contract on, and based on his findings we ended up terminating the contract and saving ourselves thousands of dollars.
