This is the most incompetent set of staff in any form of services I've ever engaged. Starting with Vera, who not only doesn't respond to emails requiring action, but when she does respond is to no avail
The list of issues with Hodan includes:
1. Poor budget management: Sketchy accounting, double-counting expense items, hiding fees within fees, and bankrupting the association
2. Lack of service requests: For any and all service requests that fall within the HOA, there's never a resolution. At best, you'll receive re-directing responses without any resolution....EVER
3. Unprofessional & Rude

Lazy and incompetent. Own a property they manage the building for.
Most recently -had to email them repeatedly to get a response via master insurance policy. They didn’t have a digital copy nor an email on file for the insurance company...in 2021. Instead of tracking it down for me, they gave me the number for the insurance company. I don’t understand what I pay for.
They’ve been a nightmare to use over the years from things like falsely accusing me of being the source of a leak and repairing MY property without consent.

Hodan Management is completely incompetent, their communication is terrible and they have been fiscally irresponsible with our association. They hired sub par contractors to replace our roof; which led to water damage of the units on the top floor. They have cashed checks for condo fees and neglected to adjust the ledger leading to balances which were not accurate. At present they are holding upwards of 70K for window replacement that has been put on hold to due to covid and instead of allowing the association to access the money for an emergency the association has had to weather an additional

They were supposed to fix our windows and they just lip serviced us for over 2 years and never did anything! RUDE STAFF! Severely messed up our roof by ignoring a leak for over a year causing SERIOUS WALL TO WALL DAMAGE TO MY UNIT and didnt think their stalling over a year was a problem! NEVER HIRE THESE Imbeciles!

I did not willingly sign with this company, rather my building was bought out halfway through my lease. If I had been informed of what sort of company this was, I would have moved out at any cost. The level of customer service is abysmal; I have never spoken to an employee who was not rude, incompetent, or both. Convincing a representative to send someone over for any sort of repairs is like pulling teeth (I have never successfully gotten any work done in the apartment without calling Alpha for at least three consecutive days and

I have been working with Hodan property for over a decade. They have taking over the management of our north end property and completely transformed the day-to-day management using new technology which allows us to properly view details of both finances and work orders.
Their extensive network and hard work when emergencies arise is when you need them most. Over the years we have our share of problems which were dealt with professionally and we were thankful that they were there to manage these troubled times.

I'm a contractor that does alot of work for one of the associations that Hoden Property manages. The property is a private street in Buyrlington with 25 single family homes, I can't tell you how many times I have had to push the association board to get paid. And the fault is not on the association board members, they copy me on all of there emails & text comunications that concern me with Hoden. Over and over again they have to remind Hoden to payout the invoices that they submitted.

I strongly recommended using Hodan property management as your building management company. I am a Trustee on the board of 12 Pond Lane in Arlington, MA. I always feel they are looking out for me in terms of keeping the condo fees at an affordable price, although making sure we have enough money in reserves to deal with building emergencies. I am always happy with their response when we had a couple of building emergencies. I've also been happy with building upgrades. I've been happy with window, roof, building pointing, and especially furnace replacement. It has also saved thousands

12 Ellery St. is generally a nice place to live, but management is sub-par. I should note, I have never had a history of issues with property management spanning three different states. The management company put up a sign saying premises are under video surveillance, when in fact the 'cameras' they installed are fake. I would not have put my *stolen* bike outside on the rack if I knew the cameras were not real. From my own account and other stories, they repeatedly invent 'rules' not in the lease and fine tennants. Good place to live, very disappointed with the management.

We lived in a Hodan managed building from 2017-2018 and it was not a good experience. The building was not well cared for, and there were multiple issues during our short stay (elevators broken, multiple water leaks). They refuse to talk with renters and are slow at getting anything done. Our building had a serious water leak problem that they knew about for almost a whole month before it was fixed! They shut the water off multiple times to the whole building and did not post any notices, and they will not add renters to any email lists. Noise complaints for neighbors throwing parties past 2 AM

Anytime I have interaction with them, the staff is always prompt at responding and resolving the issue I have called in regards to, It's very refreshing to have a property management company to be so professional and courteous and get the matter at hand resolved. I have nothing but positive experience and cannot think of anything else up to this point.

Really confrontational for no reason. I have dealt with Hodon for a while and have had a number of major issues:
1. Was accused for a leak that turned out not being done
2. Having work authorized at my apartment without consent
3. Refusing to give me a direct contact for the HOA
I am now investigating action against them. DO NOT USE THIS COMPANY!!

They absolutely dont even deserve one star!Unfortunately you have to pick one star to be able to complete your review. I have lived in my condo for 18 years, and have never witnessed a worse management company. They made lots of promises which they never fullfilled. They caused more problems,and left here leaving us an absolute mess. They never returned phone calls, and always had an excuse.I'm not one who.would ever write a review like this, but they totally deserve it! My recommendation is RUN AWAY AS FAST As YOU CAN if this so called management company comes anywhere near you!!!

They do not even deserve one star. We have lived in this condo for 20 years with four management companies and Hodan wins the prize for the worst! Accounting was extremely sloppy, supervision of projects was non-existent, and response to questions was neither timely nor true, They make up all kinds of stories to justify their poor on-line reviews saying that the complaints come from disgruntled residents. If we are disgruntled, it is because Hodan never delivered on their promises.

12 Ellery is a wonderful location and a nice place to live. It is notable, however, that the property managers are not responsive to tenant concerns. When multiple things were stolen and theft was reported, the reply from Hodan Property Management was very rude and made no effort to improve security for tenants.

I would give 0 stars if possible. Our building just fired Hodan after years of unhappy and sketchy service.
1. Patriot Cleaning, their cleaning service is not registered with the secretary of state. Numerous attempts at getting proof of insurance for them has been unsuccessful.
2. They have overcharged for many services (compared to market prices).
3. Our books have been shoddily handled. They do not use a standard accounting system and for a long time we (the board) did not have access to large sums of money. It took several requests to see copies of our financial statements.

Hodan Management is a truly irresponsible company that fabricates lies in order to make money. Last year, I rented a unit in one of their "managed" properties and they were nothing but rude. I called to ask questions and they refused to talk to me. When I left messages they said I never called despite the fact that I have phone records to prove it. They also charged me for fees which were not proven. I received a "noise" fee for having the cops called to my unit for a party. However, no police ever came to my unit... EVER.

We have been managed by Hodan since 2004 and I have always found then very responsible and ethical. I think they have to be the "bad guys" when people don't follow association rules or don't pay their condo fees. Whenever one owner doesn't pay, the others have to make up for him. People let their dogs run loose, let them defecate on everyone else's property, park on the lawns, fix cars in the driveways, don't pay their assessments and then complain about the management company or the Association Board.
