Been renting for six months now and definitely the worst property manager service I’ve ever had. Our manager (Kayla) doesn’t respond to emails or phone calls, things take significantly longer to get replaced. If you call their main office line, it goes to VM often or isn’t helpful. Moreover, if you mail your rent (check), they’re quite horrible at being on top of that. The sheer incompetence of Charlesgate and Kayla is truly remarkable and an indictment of their professionalism and capabilities. If you use them as a owner, now you know why your tenants are leaving. First impressions - not that great of a property management company. Since moving into my new place, communications from them have been uncoordinated and lazy. Issues continue to occur on a week to week basis.

DO NOT TRUST this company and their agents, they will lie to your face to get your money.
During the visit, I asked simple questions (such as noise level for example) .
Instead of replying something like "maybe", "I don't know" or "let me check". They replied that there won't be any problem when there was...

Did not have high speed internet for the duration of a 1 year lease at 2 Louisburg Sq, only DSL at ridiculously low speeds. I was a mostly online graduate student during COVID and it was a nightmare to deal with. Kayla (property manager) informed me we would have internet within 'the next few months' but after a year, nothing. Because management and realty are under the same umbrella, I believe they have no incentive to improve conditions because they rake in brokers fee when they put the apartment back on the market.

We loved living at their Bowdoin St location for almost three years. Charlesgate had good communication and wonderful people working at the front desk. When we moved in, the previous tenant had left the apartment dirty but management worked with us to make it right. Sean was very accommodating to our needs which we really appreciated. Repairs were quick and the rooftop was amazing. We’ll miss it!

If Charlesgate Property Management is managing your unit I’d recommend firing them or if they manage a unit in your building I’d change the building policies to prevent them from managing in your building. They fail to respond to emails in a timely manner, do not communicate with owners or tenants in a satisfactory manner, and do not take care of the units they manage.

I own 13 units in four buildings, all located in different areas of MA and RI. Charlesgate assisted me in various ways across all 4 locations. My first encounter with Charlesgate was six years ago, with a purchase.
I never liked the idea of not being directly involved in managing my properties, and they worked with me, allowing me to utilize their service as a pay as you go. It didn't take long to see the value in what they offer: Peace of mind. I tried other management firms because I didn't want to take my first encounter and run with it. However, I have found they lack responsiveness and efficiency

For over a month, I have tried to get an itemized invoice from them, and it should not be so hard to give them money. They are completely unresponsive to one of my neighbors who is an older woman who does not use technology and English is not her first language. For a company with a portal to pay condo fees and submit maintenance requests, you would think that the site would also accommodate other bills and reflect a detailed response to the maintenance request, but you would be wrong. I'm currently researching other companies to replace them. It is ridiculous to pay so much money for such poor

Charlesgate has been invaluable. I no longer have the stress of managing my own property, getting bills paid, or repairs made.
