The 1st 4-5 years of renting my apartment in Santa Monica property management companies switched 1-2 times each year. It was always confusing with new managers and rent and service processes. No one took care of the building very well. Once Kape Property Management came along everything changed for the better. They are by the book, fair, took care of the building and handled tenant issues with professionalism that had been lacking for years. Paying rent became easier to do online as well. If I could only give them a zero.... This people are horrible cheats. Worst management company I could ever get to know. They don't give an F about the tenants. Things never got fixed. Noam is a liar and they are gonna scam you!! Stay away or get ready to file complains with the city and wish for the best cause these idiots can't get anything done.

Overall great experience. I was definitely hesitant to hire property Management company, but was immediately put at ease of my decision. I'm a first time rental property owner. I was referred to Kape Property Management through some mutual friends. They were fantastic in guiding me through the process of getting my home ready for the market. They helped with some updates that needed fixing up, they guided me with some decisions on what the prospective new tentants would be looking for. I recommend Noam from Kape Property Management.
I rent several properties that are managed by Noam. All my maintenance requests are taken care within a timely manner. He is available after hours (even though, as a courtesy, I tried not to bother him after 5 pm unless it is an emergency). All the properties that Noam managed are well kept and maintained.
My interactions with other managers from Kape Properties are just ok. Noam is my go-to guy. He is professional and friendly. He is a problem solver and always available to assist me. He goes the extra mile that sets him apart from other people

I inquired about an apartment on christmas eve, got a response from Noam christmas day, and was approved for that apartment the day after. From looking at the place, to signing our lease, Noam has been extremely helpful in answering all questions. He and his team have made our process easy, quick and efficient. My husband is still in shock that it was "so simple". Thank you Noam and everyone who we have dealt with (so far) for making our moving as stress-free as possible!

My building has been through several different management companies. None have ever had the level of attention, clear communication, or organization that Kape has shown. In particular thank you to Noam who is our main contact there. He is responsive on weekends and holidays. I can only imagine that some of the negative reviews here were from people who were unhappy being tenants and having to follow building rules or pay fines for violating rules. Well, someone has to enforce rules otherwise everything falls apart, and Kape does enforce rules fairly and effectively, as is their job.

We notified Kape that our smoke alarm was malfunctioning after we replaced the battery with a new one, and that according to the sticker it was old and had expired. Someone from their office came to our place and just stood there staring at us when we opened the door without introducing herself, we actually had to ask 'can we help you?' She came in with a repair person who had a new smoke alarm. She then realized that she had not brought any batteries, so we provided them with a new one. They proceeded to simply install the new battery in the old expired unit, which we realized shortly
