After 10 years as an active real estate investor, Dennis became a licensed NJ Realtor in 1989, before founding the company, two years later. His firm has sold and managed millions of dollars of real estate equity, thanks to his in-depth real estate training, including specialized courses and research in property management, investments, and creative financing.
What is Rent-To-Own? Here at Dennis J. Zisa & Associates, we utilize this technique in order to accommodate those who wish to own a particular home on a seller financed installment sale, but do not have the required down payment ($3,000-$6,000) which is needed for an installment sale purchase. With Rent-To-Own, you move into the home like you would any other rental, with just the 1st months rent and security deposit.
An installment sale, otherwise known as a "contract-for-deed", is a creative financing technique utilized in the purchase and sale of real estate. Because it involves "seller-financing", it effectively eliminates the need for the buyer to apply with a bank or mortgage company in order to get qualified for a mortgage loan.

I love this place n the staff they help me n my family so much w the process of me get a place to call home they gave me a chance to show them that I can do it please don’t judge me for not having credit next step I will be asking them to teach me how to be a home owner in the lady at the front desk is a sweet heart she takes a lot w different people but she keep her cool all the time 😍😘

This business was very unprofessional and inconsiderate. I did my due diligence and paid a $45 application fee plus a processing fee of $200 dollars that these people sat on for a week. They never processed my application all the while I was communicating and stressing the circumstances of my livelihood. My business I brought to them was not respected. I was refunded my $200 but not application fee that they never processed. Robbery.
