James J. Kerr, Sr. founded AMCS in 1990. He has been in the real estate business in Charleston for over 50 years. He is originally from Charleston, SC and he is a Citadel graduate with a Bachelor's of Science in Business Administration, completed a course of study in real estate investments and management at Wharton Business School and has a South Carolina Real Estate Broker license.

Don’t move into any community managed by them. They’re all mismanaged and poorly run as well as overly priced. You do not ever get your moneys worth. I have lived in 3 complexes under their management and will be extra careful to make sure it never happens again.

A company has to consciously try to be as poorly managed and run as this company. I have had nothing but bad experiences. My calls are rarely returned, problems are rarely addressed, the employees are rude and not accountable. Surprised they're still in business.

My experience with AMCS/Magnolia Downs has been unlike any other management company/landlord relationship I've ever had in my life, both good and bad. My advice to you as a prospective tenant is to record everything and to e-mail AMCS and the City of Charleston Housing Authority should you have considerable trouble with work order management. One thing I wish AMCS would do is listen to the suggestions and concerns of their tenants. You shouldn't get mad at me if I ask why I'm paying more than my neighbors ($100+ more a month than some) and ignore me. You shouldn't create parking rules when there

AMCS manages my community in Moncks Corner. The associate assigned to our community does not come out to the property to do a walk through and write violations to property owners that do not upkeep their condos. The bylaws they provided aren’t worth the paper they are written upon. I reported my roof leaking in December 2019 and it did not get fixed until May 2020. The first roofing company AMCS hired did not fix my roof correct, basically covered up the rotten plywood with shingles. They had to hire another roofing company to come out and redo the poor workmanship of the 1st roofing company

What can I say about AMCS properties that has not already been said. This company is very bad at customer service and believes that their managers and those who work underneath them are beyond reproach from any consequences, this company has been found guilty in previous years of using predatory pricing schemes and outdated models to influence their pricing structure that they push onto their residents. Several of the properties that they have absorbed are known to have black mold and other defects that AMCS willingly covers up and charges the "market rate" for these properties even though these

I don’t have anything negative to say about the management group. I enjoy living in a HOAA managed by this company because they do seem to care about the neighborhood.
I have received great customer service and all my questions or concerns have been answered in a timely and efficient manner. I do appreciate that.
I wish they could buy these awful blue apartments on Lake Marion Dr and turn them around because even though they are not a part of the HOAA technically, these apartments bring down our morale. They look awful with paint chipping everywhere, cars always parked in the grass and trash

I have worked with AMCS as a Vendor for about 20 years. I found the entire staff pleasant and very responsive. They excersise the proper due diligence when reviewing proposals for work in their managed communties. Recently, they began managing our community and so far, the service is exceptional.

I live in Windsor Hill and have a larger pond that is right behind my house, this is one of the many items that attracted me to this house. HOA (AMCS) is responsible for the maintenance of this pond. This has been severely neglected for the last few years, My neighbors and I keep the water edge neatly groomed on our properties but the aquatic weeds and trash that are in the water have made for a very unsightly view. Before you rent from one of its properties, please be aware that AMCS has some severe systemic communication issues. My roommates and I did not receive our full deposit for 8 weeks after we requested it. When it was sent, it was sent in fragments and to the wrong location 3 times. Incredibly, it was sent 1 time to the location that we moved out of. Despite politely calling 1-2 times per week, we were given a laundry list of excuses that did not add up and AMCS refused to get in touch with us to resolve the issue or communicate what the issue was.
