PLEASE NOTE: If you are reporting an air-conditioning, heating or plumbing repair AFTER business hours, please call one of the phone numbers above. Please keep in mind that if you are calling about a backed up toilet or backed up plumbing, and if it is determined the backup is from tenant use, you could be charged for the service call.
We typically charge 10% of the rent collected and a leasing fee of 50% of the first months rent at the start of the lease. We do have a minimum of $75 monthly fee per property if properties rented are under $750 per month in rent. For the fees we charge, GCPM will handle coordinating with vendors to get the properties ready to rent, handle all the advertising for the property and all the screening of the applicants.

They have been extremely professional and helpful throughout our entire experience working with them as tenants. They have addressed all minor and major issues expediently (we needed a new roof and fence after Sally and both were executed promptly), are quick to respond to any of our requests, and are very friendly. Their application process was… smooth and quick as well, which I know is not the case with some management companies. We are renewing our lease with them and our current property and will likely do so again next year until we build our new home. Highly recommend as a homeowner

This is what's listed on Gulf Coast Property Managements' website, and is far from the truth.
After repeated emails between myself, the employers, AND the manager, Don Huntley, I still have no… resolve with the issue I contacted them in regards to. I was made to believe I would receive my rental deposit back, but to no avail, have not. I have reported them to the Better Business Bureau and have contacted the local housing authorities

I absolutely love this management company! Every time I have an issue it's handled quickly and professionally. I don't understand some of these reviews. I've worked in property management before and it seems to me like they are just not paying their rent! Some people! Keep up the great work you guys and don't listen to the ones who are mad because they aren't doing what they're supposed to be doing!

Absolutely the worst rental company I have worked/dealt with in over 16 different houses all over the country. The receptionist (so I am assuming) is extremely rude and very difficult to talk to. She got into an all out argument with me, the customer, telling me I never reported a maintenance issue when in fact I spoke directly to her about it… the month prior. Terrible customer service. From the maintenance side, do not ever expect something to be repaired when you report it. In the initial walk thru many different issues were noted by the company such as the screen door being inoperable

We just bought a house next to one of this companies rental properties. There was a storm damaged tree down on the fence line when we bought our home. $2500 later, tree is gone ( legally could have stumped it) and the "home owner" is refusing to fix the fence. The previous tenant moved because they had to board their dogs! Our dog died before she… could really enjoy her back yard. I wish we would've just stumped that tree and left the trunk to fall on your property! We did right by you people. Also, we've already had to mow the yard once, it looks like deep over there! We live in a nice
