П horrible place ! The ratings speak for itself DONT get fooled into signing the renewal or signing at all ! it’s all for money & the apartments are dirty . The safety is DEFINITELY a 1/10 ! Constant arguing amongst neighbors, majority of arguments lead to gunshots , late night police raids & they have yet to figure out how to solve the issue … Overall … you get what you paid for BUT view the other ratings … believe what your seeing ! save the headache and DONT sign !

This is an okay apartment complex, but I think the no-roommate matching and noise situation is just out of hand. I've transferred two times in the past 3.5 months due to bad roommates who haven't respected me, our shared space or just themselves. But, I will say management has worked with me all the way. I live on the first floor now, and the people who live above me are always stomping and jumping at all hours of the day, and I've been losing sleep over it. And, if management were to speak to them it would only make the situation worse. I've called the Pavilion on 62nd home for nearly 3 years

I’ve lived in 7 places the last 7 years and this was by far the worst. The only thing good about it is the price. It’s probably one of the cheapest complexes to live in which is why I chose it in order to save money for something better.
When I moved in, it didn’t seem like anyone cleaned the bathroom area. My drain and tub faucet were both sealed shut by plumbers putty that came right off with a little tug. When I opened the drain, there were someone’s nails inside of it with razors.
The AC stopped working three times over the course of the year. One time, we went without AC for three

Horrible overall

>When I moved in the front door won't lock. Because it was a Friday that did nothing until Tuesday. What a new method of caring for their residents.
>Dirty and unclean environment. Complained about the mold several times because I have breathing issues. Several infestations and the staff turned a blind eye.
>Crime is really bad, several robberies when I lived there. Furthermore, the apartment above me manufactured and sold drugs. I told the office several times, but nothing was done. It drug dealer central.

Please listen to the reviews and stay away from this place. When we moved in, the place was roach infested & we had appliances and furniture broken year round. The managers are absolutely useless and are not there to solve your many problems. I moved to Spyglass after being at the Pavilion for a year. The rent may be a little more expensive, but it's worth my safety & sanity.
UPDATE: Although the company replied to this review with their deepest sympathies, don’t fall for it. The management is atrocious & will NOT help you when you need them to solve an issue. Not worth it!! 👎🏽

Both apartments I had in this complex were great. The pricing is more than fair because these apartments are very nice. my maintenance requests were finished when I needed them to be, the staff is amazing, they are always more than helpful and do whatever they can to accommodate my needs. The amenities are always clean and open 24/7. I see security checking people in every night and patrolling the complex. I am very happy here.

Please believe the reviews. This place is ALWAYS covered in garbage. It sometimes takes them 3 weeks or more to have the grass mowed. The amenities are not always available. The pool was even closed for almost 3 weeks because “they needed to get their pool license renewed”. They mention this being a gated community but fail to mention all the holes cut in the fence around the complex. When you try to talk to staff about it they say, “Oh I’ll let so and so know” but nothing is ever done about it. The price is great for a 4 bedroom in Gainesville. I just really wish they had a little more

Every time I needed something from the office, it was a huge mission. One thing after another they would take their sweet time and would just not do their part. The pool is alright, and the amenities are bleh. The only good thing is the cheap rent. To speak to a manager is basically impossible and they you can NEVER talk to them. It is always the same story "email our manager to set up an appointment." When you email you get no response. And there was always something going on at night and have even had my car broken into. If you can live somewhere else.

This place is a dump from the second you enter the gates, trash everywhere, buildings are in need of paint or at least pressure washing. Breezeways are filthy. My daughter was supposed to move in on July 15, 2021, when she goes in to the office doors get shut real quick, the ONE person helping people can’t give answers or tells a bold lie. It’s now 8 days later and the following pics are a small part of how bad her room is even though they told her it’s “ move in ready”! Had I seen this place before she signed the lease i would of told her to go somewhere else!

I wish I could say great things about the pavilion, but it has been a terrible experience these past 2 years. The buildings are DISGUSTING & need to be pressure washed bad and there’s always trash laying everywhere. We had roaches for months and they really didn’t care. Terrible parking for guest & the spots are very small I got many dents in my car from other people. Absolutely hate the key situation because if you leave your key inside and no one is home they make you pay $25 to get back in... like what?? Maintenance was better my first year but overall they do not care and basically never
