The sales team is top notch. The problem is in the delivery. The front desk is usually empty, there are real security concerns and if you have a maintenance issue use a calendar to determine when it will be fixed (rather than a watch).
Minneapolis is a wonderful city and there are so many better places for students to live - safer, with more attentive management, less expensive - this apartment complex should be avoided.

From my experience, The Quad under the previous management was good (which is probably why the ratings few months ago are better than the recent ratings). The new manager is irresponsible, rude and unprofessional. Furnitures are old and the closets are very small, barely fit just a few winter jackets. The gift cards and deals are also just scams. Been asking for the promised gift cards for almost *a year* but the manager will furiously tell you that you’re being *impatient*, although that was just my first time talking to her. Lived here for 2 years (2019-2021) only because I took over someone’s lease. The person paid me to take it over and I should’ve taken that as a bad sign from the beginning. Terrible living experience! It’s cheaply constructed apartment. I lived in a renovated unit on the top floor but that didn’t make a difference. The walls are super thin! The windows don’t open! I can hear people laughing in another unit from my room. The management change so often and every new management seem worst then the old ones. The high turnover is not good and is a reflection of poor business practices. Security

I applied here but later on decided I wanted to live somewhere else so I asked them to pull my application, I’m underage so I had to have a Garantor they ran my moms credit 4 times causing her credit to go down. One person said my mom wasn’t approved a lady named Jenny Davison and then a man (we don’t know his name) called after and said we were approved. After we told them to pull our application we had a lease agreement ongoing that we never signed and asked to be pulled. They are unprofessional and not worth it. A lawsuit will be filed. SCAM. Just started renting in September. You HAVE to make an account with a third party company called “Simple Bills” to pay your utilities. No option to pay the electric company directly or even get a statement of your monthly usage. In my apt of 2 other people, we were charged $166 per person for electricity alone in the month of Oct. They’re saying we used $600+ (including our allowance) of electricity used in a 3b apt. I have a friend who is renting a 4b and he had to pay $0 for both Sept and Oct. Contested with Simple Bills multiple times without resolution while asking for help from

Don't know why people are hating on this place so much. Second year living here and it's not bad. 4 stars solely cause they seem to lose packages every now and then but otherwise not bad. Rents great for what you get, parking is a bit expensive.
Otherwise the renovated units are extremely better than unrenovated units which probably goes without saying.
Also maintenance are some of the coolest/nicest guys you'll meet. Kind, efficient and get to your issue ASAP. Don't get why there's so many complaints about them on here tbh.

DO NOT RENT HERE!!! I wish I had read reviews of this building in advance of subletting here. The photos that the Quad advertises do not reflect the subpar quality of this building.
My daughter sublet a summer apartment while working as a summer intern In Minneapolis this past summer, late May to early Aug 2021. We sublet this apartment without seeing the building as we were out-of-state.
1. Everything is run down. The stove was so old and dirty, it was impossible to clean.
2. The hallways and apartment smelled like rotten garbage from the trash room, because they were not air conditioned

Watch out for the reviews solely complementing the tour. The living experience is nothing like what is advertised during the tour at The Quad. We got an apartment with torn up, oddly colored furniture and very old/badly stained carpet. They said we could move for an additional $300/person transfer fee- just to get what was initially advertised to us.
This mentality is very common in how Quad management treats its residents. They will threaten and/or issue fines for just about everything from putting up posters to throwing out your trash in a full dumpster (even things that are their own fault

I hated working here and I hated living here by far the worst apartment I have ever encountered, the residents never followed COVID guidelines and always held big parties, the stairwells are disgusting and never get cleaned. The entire front office staff changed during my lease and the new people don’t do anything but brush off people instead of solving issues and they like to hang up on people as well. The property managers changed twice during my lease so this whole place is unorganized . The only team that’s good is the maintenance team, they are absolutely amazing but save your money because

This apartment building is by far the worst place I have ever lived. When I moved in the place was dirty and looked nothing like the photos they advertised on the website. The elevators, garage doors, key card doors were always broken and I felt like I was going to get stuck in the elevators every time I got in one. The hallways absolutely wreaked of trash and were not air conditioned. Also, although my lease contract stated it ended August 7th they still charged me for the entire months rent in August. The only good thing about this place is the staff which are all very kind and helpful.

The Quad on Delaware is not a good place to live. My roommates and I had countless issues throughout our year living there (2020-2021).
Management consistently failed to communicate issues such as parking garage closures or broken elevators. I paid $100/month for parking that I sometimes couldn’t access due to the garage doors being under maintenance, and was stuck outside without anywhere to park until the doors got fixed.
For student housing during COVID, when many of their tenants were taking classes from their apartments, The Quad was obtrusively unaware of making construction noise and

Extremly bad move out experience. The condition of the room was bad when I moved in. Since there were still people lived in the unit, the room didn't got cleaned completely. The carpet was ragged with many dirty marks. The floor in the bathroom was dyed by previous resident. I have reported all those in the move-in condition check form but still got charged when I moved out. Very disappointed, have had some good memory with my roommates here. But no good impression on the apartment now. Do not live here unless you accept all those unreasonable charges.

It's terrible. When i first moved in the apartment wasn't clean at all. There was dust and dirt everywhere. The bathrooms weren't cleaned. Maintenance takes forever to fix something and when they "fix" it, it's not even fixed. The management there is so unprofessional. They honestly only care about the money, nothing else! It's terrible and i recommend you don't live here. You'll regret it.

This place is not student friendly. My son had to move home for the semester with the whole Covid-19 situation. He has not been back since the middle of March but management refuses to give him a break on his parking costs. He has continued to pay his rent but asked for leniency with his $100/month parking permit. Not only was he told no but also told they would take him to collections and then proceeded to send a late notice and a phone call. Ridiculous at this time that all they care about is their money while he sits home with no job and no, he does not qualify for unemployment so the idea

1. You get your own room and bathroom (+shower)! Awesome!
2. The kitchen has a lot of the wanted amenities!
3. It didn't seem to expensive (at first lmao)

1. Costs. My rent cost about $731, not including utilities. There's about a $30 "safety net" for each person in the apartment for utilities, but if you go over, you get charged. The first three months were fine
