As the purchaser, before closing on a property, it is important to have your potential investment inspected by a Certified Property Inspector. This will help eliminate the discovery of deferred maintenance or deficiencies that can prove to be costly and be devastating to your return on investment. A comprehensive report including the condition of all the primary architectural and mechanical aspects of the property.
Two levels of assessments are available for multi-family and commercial properties, which depends upon the need and purpose for the report as well as the size, nature and usage of the property. The fist level of assessment is a comprehensive Property Condition Report. In addition to the detailed narrative report, color photos are also provided to further document any issues or concerns.
Most leases include a provision which give the Landlord the ability to conduct periodic inspections of the leased property, especially properties where the tenants are responsible for some or all of the maintenance. These inspections help uncover areas the tenant may be neglecting or failing to perform, often due to simple oversight.

My realtor referred Dan to me to inspect a house I purchased. He did not initially report an obvious problem with the roof until I literally had to take him out and show him. The whole roof ended up needing replaced. He missed multiple problems with the house that I didn't find until I took possession. He ultimately works for the realtors not the homeowners as he doesn't want to "Scare" the potential buyer with problems. I would not recommend him.

I am a real estate agent in the Cedar Rapids area and I use Dan for mostly all of my buyer client inspections (20+ per year). Dan always does a great job and thoroughly goes through the home with me and my clients so they know exactly what they are getting. His reports are very detailed and he doesn't over charge for his service. He has many years of experience which is something that you want when dealing with a home inspector. Dont bother have him look at your boilers or ceiling. Never was told about water damage we didn't notice in the ceiling and never was brought up. Also pay a real inspector to look at your boiler. Just bought this house and now 15k I have to spend in replacing it and any heating company I hire look at it and says it needs replaced..... lesson learned never to hire this guy again and hire specialists since he clearly doesnt know
