I have only ONE complaint! Parking here is RIDICULOUS!!! If you’re not at your apt by a certain time you won’t find ANY parking near your apt. If you get to your apt in the wee hours (after 10pm) you will LITERALLY FIND NOT ONE OPEN SPACE to park! NOT ONE and if you do it’s on the other side of the complex at least a mile from your apt 😂 I’m not kidding 😠

If I could rate this place zero starts I would…
We have had break ins with our cars. People in the office are horrible to speak to. They do not offer any assistance. They have horrible attitudes and do not respect the residents who live here. There is no lighting at night for the complex which leads to people breaking in, gun shots being fired, appliances not working. Security supposedly patrols but only boots vehicles who don’t have a pass.
We regret living here for so long and warn anyone who wants to live here. Please save yourself the money and the time. The only decent here thing is

My car was broken in to today. I wish they have better security here. The only thing that security does is put boots and tow your car if you don’t have a parking pass. Plus there is never parking available past 6pm everyday. That is all the protection there is. I don’t feel safe here anymore.

These apartments are a complete joke, the only thing positive I can say is the maintenance people are nice, but the front office, it’s pretty depressing. 0 help from anyone, and the majority of the time all they can say is “ we would like you to discuss these issues with you directly” and nothings ever resolved. There’s never parking , and they worry more about booting vehicles than making sure they’re not vandalized. There’s a reason these apartments are rated the way they are .

(The apartment got rid of my car)I came to Albuquerque from Santa Fe where I live and work Monday-friday. I got down late Friday night 09/24/21. And when I woke up at 5am saturday morning there had been a boot on my car for about 3 hours i had a full day planned with my brother so we went about our day and figured when we got back we could take care of it. By 1 PM Saturday my car had been towed and no one in the front office of the cottonwood ranch was willing to help us beyond giving us a number that no one would answer so we had to call around and figure out what towing company took my car. I would give this place no stars if i could. my husband & i moved here back in January of 2021, the staff told me they had no reports of car theft & no reports of vandalism, i asked the staff if they have security on watch since it’s not a gated complex & they told me yes, they also told me they have security on watch through out the night as well but not even 4 months of living here my husbands truck gets stolen in the middle of the night. we complained & asked if they have some cameras up at least but nope, they couldn’t help us out at all. it’s been 2 months & we have not seen or heard

I lived here for about 4 years. It was a pleasant experience. The apartments were nice, It was always quiet, the staff was nice, and all of my maintenance request were always resolved either same day or next day. There were two issues I had while living here. The first problem was the mailboxes kept getting broken into, at some point they just started holding all mail at the office. It was a bit of an inconvenience, but it was either that or having my mail stolen. Where do I begin, I’ve lived here with my brother for about a year. My car got broken into multiple times (not anyone here’s fault) but I did report it to management to no avail (i.e. no response) not that there’s anything they can do about it, but it would’ve been nice to gets response. Anyway, while we were here we had to call maintenance more than once whether it was for the AC not working when we moved or for the oven breaking for absolutely no reason. This is in February but I called them asking for an application and they said they don't have anything available till April. I told her their website says a 1 bedroom and a 3 bedroom are available right now and 2 2 bedrooms are available on March 9th and her response was they keep the website out of date to keep traffic coming through.

Where to start. Within one month of moving in my car was towed with no notification. The refrigerated air sounds like a freight train is in the room. Can’t hear to have a conversation. If I could give this apartment complex negative stars I would. I'm going to begin by saying please stay far away from this complex especially if you have children. I recently contacted not only management but owners of this property about non-residents sneaking into pool area. They are openly drinking smoking and have possession of guns, and threatening residences. There response back is that it is not their responsibility to protect the people that live there and they will not be adding any extra security or pursuing these people in anyway. Dont rent here... my ac doesn't blow cold air or any air for that matter. called three times for ac still broken ... leaks are are in three different places when is rains called. Called three times for the roof leaks. The guy below me is super old even if I walk two feet to the kitchen he gets a stick and bangs upward...parking is terrible... ants bit me in the night maintenance comes in whenever they want please believe me when I say this place is horrible AVOID...... !!!!!!!!!!! These apartments are nice and in a good area. However management and staff is a completely different story. I used to live here and it was utterly unpleasant. The stench of cigarette is already imbedded into some of the units that I've checked out. Even though smoking is "prohibited" the neighbors upstairs were wanna be gangsters making scenes and screaming in the middle of the night. Always smoking and swearing. Also too many people lived there for a 1 bedroom apartment. Management said that they couldn't do anything (they don't care) so we had to resort to the cops.

I should have read the reviews before moving in. I HATE this place and I do not recommend it to anyone. Oh and before I forget they were giving $20 off the next months rent to the tenants to give them a good review ( I think on Google), so those reviews are probably bogus. Do not let the nice looking leasing office sell you because it is not worth the headaches.

We loved this place, thought the one bedroom was the perfect size for us (2 adults and a newborn baby) and we were going to move into a 2 bedroom when our 12 month lease was up, right before our baby turned 1. We had no problems until we were half way through our lease when they put about 5 or 6 football players above us. We didn't mind it at first until they started making more noise and our baby was 6 months at the time so she was having hard time sleeping so my boyfriend went to kindly ask them to keep it down (11PM-2:30AM) and they stopped for a couple of days but then started up again

We have been here for three months my dryer has not been working properly since maintenance says it's working fine but if it was working fine I wouldn't have to run it twice. Maintenance guy says he has to run his dryer twice because he is a heavy set guy which I am heavy and he says it's brand new. But that has nothing to do with it. you should not have to run the dryer twice to dry your clothes. Getting very frustrated.

I chose to move to these apartments mostly because I loved the area of town. Walking distance from many different restaurants, the mall, and the exercise hills behind Cibola High School. After reading the awful reviews, I was a little nervous about my decision.
Let me tell you, signing the lease was not a simple task. Unfortunately, there were a few miscommunications between the office staff, myself, and my roommate. Really disgusted with this place. I've only lived here 3 weeks. After about 10 days I noticed bite marks on my arm, which turned out to be bed bug bites confirmed by a dermatologist. Management and terminex handled it poorly when I first reported it and insisted I didn't have bed bugs, just a skin issue. Upon 2nd inspection from terminex and only after a note from my derm did they do a through inspection and find them. I know they came from here, I've had my furniture for awhile in a home before this with no problems.

If I could give this place zero stars, I would. This place is a scam. The parking is terrible...which is intentional so you have to pay more. They will show you a beautiful unit, completely different than the one you will get. Ours had stained carpet throughout, paint splatter everywhere, poor craftsmanship throughout. I stayed for two years for its convenience to work and entertaining but I hated it more the longer I stayed. The management is AWFUL, the maintenance is lazy and will not come when you call them. There was mold in my apartment and no matter how many times I told them, they did nothing

I was very please with the complex until I went in to go over the finances. The management team is rude and they don't work well with anyone. Their prices are well over what you get. They also didn't mention that there was an $800 deposit for a unit. They let us believe that the deposit was first and last month's rent. Even when I asked a team member what the deposit was she seemed clueless and told us that there wouldn't be a deposit and that first and last month was all we would have to pay upon move in.

Let me just say that I love the size of these apartments. The layout is good and the porch is huge!
There are some problems though.
A few plugs don't work for some reason. I haven't needed to use them so I haven't called maintenence yet.
Parking is terrible. You're lucky if you find a spot.
They've messed up or rent every time we've paid and made us go back to give them more. Additionally, they didn't tell us something went wrong when cashing in our check until after rent was considered

Very mediocre. You will be shown a unit with all new appliances and finishings, but when you move into yours you have an ancient fridge that sucks up electricity, and hideous countertops and carpet. Parking after 7pm is impossible. Their 'fix' is for you to buy a $30/month parking spot. The people in the front office are not pleasant to deal with. I'd say there are much better places in ABQ for the price.
