In order to better serve you, we have compiled the following list of maintenance emergencies for you to reference in case you encounter one of the following emergencies outside of normal office hours. If you have any questions or concerns, please, contact the leasing office. For the safety of our maintenance employees, a "No A/C" call will not be repaired after dark, regardless of the outside temperature.

I moved in in July, and although the air conditioning doesn't work well on the lower floors, and the ventilation is a shared system, the apartment is safe and quiet. The walls are a bit thin, but not too bad. The grounds are well kept and maintenance guys are very helpful. They are cleaning up the riff raff and I have not had any issues with bugs because they sprayed in September.

OVERPRICED by at least $200. this place is terrible. their management company is laughable at best, they’ll lie to you about whether or not they received rent or what proper protocols are just so they can charge you late fees. i’ve had nonstop problems with this place as well— roaches and other insects despite them “spraying” apartments monthly, i had a bat and a mouse on separate occasions, leaky a/c that they will shut off at random (same with the heat), random unannounced water shutoffs, all of my sinks have been blocked up sometimes simultaneously. this place was better left as a

The Pearl, has been my home for the last 5 years,
Like any other multi housing complexes their are problems or issues, how ever Maintenance has a great response time, they're friendly courteous, and proficient. House keeping is always moving around the property cleaning the breezeway and elevators.
The office is polite professional, and go above and beyond for the resident,
They are community conscious, and I love that...
Again 5 years, and I plan on renewing my contract,
My daughter lives here as well works in Santafe and refuses to move from her apartment,,, this is home.

Property manager cut corners and wouldn’t talk to me or hear me out. Said I was too loud * I have a daughter and get out of work at 3 in the morning. I tried to say I have time stamps (from work) saying I was at work when I got the notice and no one was home. Now I have to go to the courts and fight this because I don’t want this on my renters history. She literally hung up the phone on me when I was explaining myself. If anyone has a direct line to the owner please let me know. I literally have proof? I don’t know if she’s lazy or ? Just doesn’t care. Either way. Terrible, literally

The air handler was very loud, but they thought it was normal. I had car when I moved in, but when I lost my job, I had to return my car. When they finally got the gates installed they demanded that all pedestrians go to the through the gate at the office. That is a vast inconvenience.
I moved out in January and got a letter in February telling me that a company in California would send me a refund check. And, I was supposed to get $260 dollars back. That check never came.
I finally called them in September. They never called me back. They knew exactly why I was calling. Now, they cut me a check

Had been living here for almost a year, it was not cleaned when moving in grease on the walls. never completed work orders for mold and clogged sinks and tub. Reported a dead body in an apartment in the building, smell traveling through vents, office said "call maintenance, let them deal with it" two weeks before something was done. Management is Hateful seeing slamming the door in the elderly faces when trying to pay rent so they can be charged extra. don't waste your time crime is too high, vehicles vandalized and broken into, etc. even with the security gates that are always

We had bats in our ceiling, which took many calls to have them removed, were harassed by other tenants in the complex, and eventually had to pay $2,000+ to break the lease. The people who work in the front really don't give a s*** about their tenants. Don't live here, seriously. It's also in a really sketchy area of Albuquerque.

I love my apartment it's so comfortable and spacious and luxurious .. it's very piecful here.. the apartment have an incredible viewes the ponds ducks fish and more amazing trees .

The pool is nice, and the gym is conveniently located next to the laundry room and the pool. It would be nice if they would leave the bathrooms unlocked after office hours. This place is pathetic. Tons of sketchy people walking around. The management is rude and could care less about you. The people that live here are very inconsiderate of others living around them. Loud music, honking all night, people above you making loud noise and security is on duty whenever they feel like it. And the apartment itself is trash. Paint chipped, ugly floors, and cheap blinds on the windows. DO NOT LIVE HERE

I lived at these apartments for a little over 4 years, my whole experience was wonderful. My apartment had a great layout that included a fireplace, pitched ceilings, and a balcony with an amazing view of the sandias. Management was exceptional from the office staff to the maintenance team they were always willing to help. Not to mention, the grounds are beautiful and well maintained.

The pearl is one of the worst places I have ever lived, the first week of moving in there was a murder 8 doors down. We had notices on our door for the simplest things, maintenance was always watching our every move. It was like walking on egg shells. Our bathtub spout had so much rust on it that metal chunks were coming off of it. The paint in the bath tub was also coming off. They control the air and heat in the apartments and choose when they turn it on or off, so the beginning of summer was horrible due to them not turning it on right away.
