An individual lease means that each person is only responsible for their portion of the unit lease or bed space, but all residents within the same apartment are jointly responsible for the common area spaces such as, the living room, kitchen, laundry room, etc. We do offer roommate matching.

The most pathetic apartments you can live at in Gainesville. The management is the worst I have seen so far. They lure you in the some great move in offers and later once you leave the place they charge you with amounts for things to recover that money back. I was charged for carpet damage, which showed no more damage than regular use. Disputing these charges, also don't help, as you would still have to pay, they send me photos of "my carpet damage" on my dispute letter which in the picture doesn't looks to be "damaged" and on to top it all of that picture was clicked on snapchat, I mean how irresponsible

Was assigned random roommate, did not match the profile at all, when reached to office for the same, they just said they're full and refused to assign different appartment even though it was within 1 hour after getting keys.
The appliances and sink were rusty, I checked some other apartments and this wasn't the case there, rod to hold toilet paper was missing. So even when I mentioned no smoking, no drinking and neat for cleanliness in roommate profile, none of them matched.
Update: even after contacting the office like they told me to, they gave the same answer as before, can't assign different

Niche apartments' quality has deteriorated over time. It's not worth the amount you pay. Plus, the staff is horribly rude. Especially Omaria. God bless you if you have to deal with her.
They don't entertain your complains even if it's emergency or urgent. Horrible experience. I wouldn't definitely recommend anyone.

Honestly this seemed like the smartest option to go into, and if you don't have much money it probably still is, however it is not the happiest living space. If you care about how much sunlight you get, the apartments get really bad natural lighting, the updated furniture is pretty nice but it seems like every month or so there's an issue with it. My apartment came with the sliding mirror door for the closet broken , I had been there for almost two years without it getting fixed. The mattresses are pretty comfy but the carpets look old. There are SO MANY roaches, I see one every single

One of the best communities I have lived at. The furniture is good, maintenance couldn’t be better. The management keeps changing a lot. On having issues with my roommate, they offered me to move to a separate apartment but only if I paid hundreds of bucks for that. So i kept struggling for 2 semesters straight. Rest- gym, cleanliness, security all good.

You will suffer if you sign with this student apartment. The office staff are extremely rude and unhelpful. Additionally, they are very disorganized and seem to lack any ability to keep track of necessary paperwork. The buildings are so dirty and outdated despite the recent refurbishments. Staff and handymen are prone to walking into your apartment unannounced with no warning. I imagine this can be especially alarming for young women looking for a safe place to live. I have receipts of their abusive treatment but there are too many to post. Avoid this place at all costs. Would give it 0 stars if

I am giving The Niche 3 stars, but I mean it in a sense where I feel neutral about the place. I don't love it, but I also don't hate it. If you expect your first few weeks after moving in to be stressful, it won't be a "bad" move in experience. However, if you expect to walk into your apartment the very first day and see it super clean and with no damages you will not be pleased.You can expect to find broken/damaged house items and materials such as the carpets being ripped, the toilets looking and smelling nauseating, leaky pipes, and even lifted counters. Do NOT live here!!! The people in the front office are unfriendly and unhelpful. They will try to charge you for anything they can so they can get money. The apartments have a lot of maintenance problems and the maintenance people have their own schedule and will come whenever they please. I have had nothing but problems living here the past year. There are so many better places to live than here. Save yourself the struggle.

DO NOT RENT AT THE NICHE APARTMENT COMPLEX OWNED BY CAMPUS CLUB LLC because they are not "understanding nor compassionate at all to their tenants."

The people in the leasing office is nice and I never had a problem with them. The only thing I am really grateful from this apartment complex is the mailing system. I think it's very convenient how they send out an email when your package arrives. The amenities are really nice. The pool and study room is nice. The apartment, itself is another conversation. The "renovation" they did is so poorly done. In the corners of the kitchen, they don't bother to FULLY cover it with hard wood flooring so you see gaps of cement. Oh boy do I have a lot to say. First of all I am only writing this because I am FED tf up. The Niche keeps locking my door without my consent, multiple times have i gone to class or work and came back to a locked door (so what like 6 hours gone and the Niche decided to lock it). Currently I have a trip and am about to drop so much money on new clothes and shoes that I already have because they have decided to lock my door yet again and their 24/7 maintenance is trash. Carry around my bedroom key you say? Well why would I carry a key when I don't even lock my bedroom door myself. Multiple times

Staff is usually very nice but they're lazy and are constantly having conversations while you try to be helped. If you haven't noticed they're online hours say their closing hours are later than they actually are. Today I called to see what time they closed as I was on my way home from work to pick up my package before I left for the weekend. @ 3:58 I kindly asked her if she would wait 5 min at most so I would be able to grab my package, and she responded saying "well, im the last one here so if you're here before 4 I can give it to you..." at this point it was 3:59

Okay so the prices are reasonable and everything is very close. My apartment is actually really updated and maintenance comes in regularly to check that everything is up to date and they're just an awesome team overall. The reason I'm giving this establishment 3 starts is because I was unfortunately placed in a building right in front of the pool. Management refuses to regulate who comes in and the actual pool hours. So is summer and now I'm dealing with people blasting music until 5am almost every day. Great price, HORRIBLE management. So really, the stuff you have to go through with this apartment management isn't worth the great price. You need to call the office about maybe 10 times in order for them to actually address your needs, even if it's an emergency. I even sent them a long email informing them about what needed to be done in our apartment and all they did was give me $150 towards my rent like WHAT?? If I could give this place no stars then I would. Move in day was complete hell for me because of the Niche. The photos down below is how my kitchen looked on move in day. The staff wasn't too helpful in finding me a temporary place to stay until the place was fixed up. Me and my family spent the whole day looking up apartments and trying to find something last minute. I know the price is convenient but I recommend somewhere a little more expensive because you will get your money's worth. They even tried to get me to sleep there even though my ceiling was missing, the place was dusty and dirty
