If your thinking about renting here don’t do it! You’ve been warned. If I could give this place a negative score that’s exactly what this place would get. Trying to get in touch with the property manager is next to impossible. Every aspect of the apartment is dated, dirty and absolutely not what they sell you when you come to tour the property. I’ve had my car towed during my lease and was not compensated. I’m so disappointed with my current situation here but it is what it is. Needless to say I won’t be renewing my lease. Like I said rent here at your own peril. Happy New Year!

DONOT contact leasing if you are not aware of rules by yourself. The leasing employees are friendly but they do not know the rules either and misguide you. You'll end up paying because of it.
I just bought a car and couldn't get an appointment the same day to register the title and get the tag. I had booked it for next day and asked the leasing office if it was okay to park car in visitors 'without a tag' because I wasn't sure about the towing regulations. The leasing employee told the car wouldn't be towed if parked in visitors, I asked him twice as I "did not have a tag "and he said it was fine

IF I COULD GIVE ZERO STARS I WOULD. Worst apartment complex I have ever lived in. They take advantage of students that are tight on money. The only reason I signed a lease here is because at the time I did not have a car and needed to walk to USF.If you value the space you live in, money you are spending, and maintaining a reasonable level of sanity do not live here. All of the good reviews on here are either tenants that just moved in or tenants that are writing a review for community rewards points. Dont be fooled by these delusional people writing positive remarks for this “apartment”, management is completley incompetent when addressing issues we experienced, ranging from black mold in the air vents, being towed out of visitor parking spots, and inconsistent wifi to name just a few. Moreover upon moving out they tried to assess a $40 fee saying the living space was unsatisfactory in terms of cleanliness while cleaned the entire space top to bottom before leaving, something management knows nothing about. No amount of communication or meetings with property managers would ever achieve

The only good thing I can say about ON50 is I met some great friends and the location is convenient. Everything else was a nightmare. We had mold in our apartment more than once that took months of arguing with staff to have fixed. Fly issues as well. They also towed a guest of mine and “made it” a visitor spot the day after they were towed (essentially repainted what was already a visitor spot) very conveniently without any reimbursement for the tow. I made some good friends here but that’s about it. We had mold infestation through the pantry wall and the AC twice as well as a serious drain fly problem.

Since moving out I was charged a $40 fee for my bathroom having to be cleaned, but when I called they couldn’t find photos and said it was because the baseboards of my room were apparently dusty. I have no clue how since I completely cleaned before moving out, and the shower was infested with black mold in the corner because the shower does not drain properly. But that doesn’t matter to them all they want is the money. I added

I had such a great experience I had to make sure I wrote a review. This management team has been amazing! They made my son's whole move in process quick and smooth. They were always quick to answer any questions that I had and would return calls promptly.the apartment was way more than I could have expected. I would highly recommend anyone looking for student housing to check here first.

The apartments were not bad, but all appliances were very outdated and barely working, our ceiling fell in twice due to weather (not on the top floor), when we moved in it was clear that no Cleaning staff had ever been in since the old tenants (it was disgusting and the office admitted to that), and out last roommate was not removed like she should have been by management. Furthermore, our ex roommate infested the apartment with fleas, and we were never given a new unit. We had to deal with the aftermath for months. Staff is nice and very friendly but did not handle issues professionally.

This place is a nightmare! My daughter was there for one year. The apartment common space had not been cleaned in three years. The cabinets in the kitchen were black, the ceilings caked with mold , the refrigerator filled with dead bugs, her back door leading out to the trash filled parking lot was also not secure and the list goes on. Stay far away from this place!!

On50 apartment complex FAIR WARNING ⚠️ I moved into on50 august 2020; I had signed my lease prepandemic so I was roped into staying, i thought to myself “welp! how bad could it be?” and let me tell you...… pretty 🤬 bad if i do say so myself. the second my ex-roommate and I walked in the door to move in not only did it smell horrendous but it seemed as if nothing had been cleaned for months. appliances were dirty, bathrooms were nasty, it was so bad the complex hired cleaners to come in and alleviate this situation. it was highly inconvenient as we were already

I would give this place zero starts if I could. Save yourself the time and stress and DO NOT LIVE HERE. For starters, the units are invested with mold. Listen to the reviews. The office and the maintenance crew (besides Jay) have no idea what they're talking about. They do the absolute bare minimum despite overwhelming evidence of a problem. I've had mold issues my entire stay here and almost 3 months until my lease ends it's "resolved". By resolved, they just gave me this LOUD dehumidifier to "fix" the solution. Little to no staff availability over the Christmas holidays prior to a scheduled move in day of January 2nd. Room in apartment was not cleaned (carpet damaged), closet door was off the hinges and sitting against a wall, and bed frame was broken. All these items were noted during initial walkthrough and nothing was fixed prior to move in. (Should be noted room was vacant for several months prior to signing a lease.). The first time we walked into our unit was like walking into the safari section of the zoo. It turns out that the A/C unit was broken and we were stuck with sitting in 85 degree heat, even with us using a dehumidifier. After being redirected a few times, we were told that the property manager would come by our unit- didn't happen. The following day… we were told that the A/C was just working a few days prior, although the head maintenance worker told us that he informed them about it the day before we moved in.

Worst staff ever. They act and look very nice but when you actually need them they never help. I got locked out of my room, and I called them the whole staff lives on property and they didn’t want to help me. Megan a leasing agent gave me her phone number before signing my lease and used to contact me from it, when I texted her she said you can’t contact me here and refused to help. Worst experience ever.

I don’t believe in charging an annual fee of $20 for parking when one is already paying for rent.
The guest parking… spots are slim and limited.

For anyone who's child is currently looking to move into on50-
My son and his friend moved into On50 a few weeks ago. Management has been informed of a HUGE mold problem in the boys unit, they offered to move them into another unit, the alternate unit was far worse. (When I asked the property manager why she wasn't more concerned about the safety, health, and well-being of the other student tenants, her response was: "if they are not smart enough to look, it's not my concern."
We confirmed the presence of mold in adjacent/surrounding units as well and the residents

STAY AWAY....Managment is ruthlessly deceptive towards USF students by fraudulently leasing mold invested units. Their maintenance employees cover all toxic black mold with paint as a solution to the problem. After four days mildew and mold surfaced on the vents and walls they claimed it was dust. A toxicology report indicated two types of black mold spores. The manager gave me the run around and ditching our meeting to discuss a reasonable solution. Valerie and Isacc the "property managers" don't reply to emails or phone requests when you have questions regarding Final Moveout costs. They just threaten that if you don't pay it goes to collections, even if the damage was caused by previous tenants that had a cat. I have been waiting 9 days to hear back from either one of them.

I enjoy living here and I have enjoyed living here for about a year and a half now. The one bedrooms have a good floorplan, I love the wood linoleum and how homey the apartments can feel with just a few wall decorations and a carpet. With the prior management, things were pretty terrible and poorly managed, but there has been a HUGE improvement since Dylan took over last summer. Dylan is very easy to talk to and personable, genuinely wanting to help you and not rude like Lori was. A lot of obvious issues were fixed and the grounds are a lot nicer, the staff are always friendly, and maintenance
