They should really rename this place "Manor Riverwalk Luxury Dormitories" because that's exactly what it is. If you're looking to re-live college dorm life, then you've found the right place. If you're a working professional, a family with kids, an elderly couple, or anyone else in search of luxury apartment living....RUN. Because you won't find it here. There isn't a floor plan, kitchen finish, or amenity in the world that can make up for the fact that this place is overrun with college kids. Great frat house! Hot tub parties almost every night, even though they aren’t allowed. Don’t worry about the party being stopped. The only option Residents who trying to sleep have is to call a sorry after hours number in an attempt to get a security officer, but since it’s a shared service the agent wont be their to break up your party until at least 2-3 hours later. Their is no accountability so it is a free for all. No smoking by the pool? Not an issue the attendant encourages it. Want to bring your pet in the pool area? Not a problem, no one enforces the rules so you can have your dog

I lived at Manor for 14 months and absolutely loved it. Great management. Always on top of things. Always would fix things next day or same day and protect their residents. Absolutely loved the amenities and the gym. Would’ve stayed there for way longer if not the lack of daylight in my particular unit. Everything is great there. Especially comparing to many other places and managements.

I wanted to express my frustration living in this community. I think it is ludicrous, that you are only allowed to have 2 guest per leaseholder in the amenity areas that are empty most of the time. I tried doing a BBQ and was told I could not since I had two additional guests who by the way were senior citizens. Keep in mind they have this huge table outside that sits about 8 people. This policy is inconsistent since it is heavily enforced on weekends but not weekdays. They have a courtesy officer who will confront you with a clipboard the second you step outside asking you your name and apartment

So far my stay at Manor Riverwalk has been great. The staff is awesome, the location is perfect and the complex is gorgeous. I started looking at this property 6 months prior to my actual move; I was very ready to leave my old place. When I first toured, the staff was still in a temporary leasing location - so I have been here for the long haul. With that being said, I can't believe I read some reviews that hinted at the staff being snooty or non-professional. This staff has been one of the kindest I have run across in a while as far as leasing professionals go. They were helpful, kind and informative

I recently had to move back to NYC after living here in Tampa for 7 years.
In that time I've lived in a few places. I can honestly say that living at Manor Riverwalk the past year and a half was amazing!
It's bittersweet having to leave such a gorgeous place that has everything you would expect from a 5 star resort!
Best staff, best amenities, and the view from my balcony was off the hook!
I highly recommend living there, especially for young professionals.
The staff are gracious and are there for you 24/7.
You cannot go wrong if you choose to live there!

I'll take my hat off for the location . Decided to take the leap to Tampa for a change up . Met w Ashlynn who's a leasing specialist she didn't nag me or bother me . She was professional , courteous , and let me have my time to consider moving without the pressure of moving or leaving . Long story short her and the manager did a great job of making me feel welcome and at home . Can't wait to officially move in . Property is the nicest in the area

I moved into Manor Riverwalk in December 2019 and absolutely love my new home.
The location is perfect and the views from my balcony, which overlooks the pool and Amalie Arena in the distance, are beautiful. I'm steps away from the U of Tampa, Publix, the Riverwalk and very near Hyde Park as well.
The complex makes me feel like I'm at a high end resort with the pool, hot tubs, grilling area, workout facility and more.
The best part about living here, though, are the amazing people working here. Office management, leasing agents and maintenance staff are super friendly, professional and responsive

I have been a resident of the community almost since it opened last year -- and am grateful everyday of choosing Manor as my home in Tampa!
My home overlooks the Riverwalk & Downtown Tampa and have a wrap-around balcony that is phenomenal. Location & quality are hard to compare anywhere else. Additionally, the team makes this property even more valuable (to me). Management is very responsive and so courteous -- Imaddy, the manager, has never not responded in a timely manner and done her best to address my needs or requests. Additionally, she really makes this place feel like home & is not robotic

An amazing downtown living experience. Imaddy and the team at Manor are the best in the business and they have made living at Manor an absolute joy.
The amenities, the management team, the location, the unit itself: all are wonderful and well maintained.
If you are considering living downtown Manor is the only way to go.
