I lived here back in late 2020 through the summer of 2021. When i first moved in it was under one property management and throughout the course of me living here it was at least 3 different property management company's. There's a HUGE infestation problem and I asked for pest control the whole time of my lease and NEVER GOT IT, claiming that the pest control guy was only there on Monday's and when i waited for him he never showed (because he doesn't exist). They come into your apartment without you knowing claiming they sent out emails and called but they never leave voicemails

This is the worst experience I've ever had with any establishment. Water never works and when it is on its cold. Plumbing is always broken! The electrical trips when lights and tv are on. Management is very unhelpful. New management is worse then prior management. Out $2000! Had to get out of lease due to unlivable situation.

I have lived here for two months now and have yet to know the luxury of showering in my own home. The hot water fixtures have been out and the shower drain was badly clogged upon move in. Other things that weren't fixed at move in (and still aren't)... Dishwasher leaks all over living room when turned on. Main range on stove produces no heat.
Like one other reviewer said before me, only recommend this place to your enemies.

NO HOT WATER EVERYDAY SINCE THANSGIVING. Now they have stopped answering the phones. All phone lines lead to one phone number and no one will answer that line EVER. Even your messages that are supposed to be recorded are not. SO we get no one. How can you do this to people, we pay our rent on time and they screw you during the Holidays. Not the American way. So where are they screwing us from? When I get back from my Dr. app. I will be posting pictures. This place is the worst.

Applied to rent here about two weeks ago or so. I paid the $50 non-refundable application fee and $250 "Administrative Fee" that is supposed to be part of your deposit once you have been accepted. I decided to withdraw my application and buy a condo instead. I knew my $50 app fee is gone. But I was told I could not have the $250 "Administrative Fee" back as well. Talk about highway robbery...I truly feel like somebody just robbed me of $250 dollars. This is no way to do business. The management of this establishment is a big FAILURE. Total LOSER material. I AM SO GLAD I AM NOT RENTING HERE!!!

Short version: Been without hot water in my entire section for weeks. Plumber tells us they will not come out to fix it because management refuses to pay them. Front desk will tell you nothing but lies, but don't blame them because that's what they're instructed to do. Believe me, management loves when you scream at their front line employees instead of someone important, but don't be fooled by the lies they're instructed to give!

Pretty awful experience for the first 2 months. The A/C has been out for the last month entirely. That's not an exaggeration. While not summer, I work overnight and sleep during the day, my apartment never dips below 80 degrees. I've called the office 2 times and have been given no timetable for a fix or any offer of a discount. Truly awful stuff, I regret choosing this place over my other options. The parking lot is disgusting. The laundry rooms are pretty bad also. I haven't had any issues with bugs and if they would make this A/C situation right, I would move this to 3 stars. Also the water

I love the physical complex itself, this was the cat's meow in 1974 when it opened, it still could be.
But it is a mismanaged disaster with sparkling yellow pools (like yellow swimming pools? Urine-luck!)
I've lived here five years, we have had two owners and 4 Management companies in that time. Each one worse than the last.
Lots of crime, very unsafe.
Water goes out all the time, and with it... the Air conditioning goes out too.

Keep looking do NOT rush into this complex. It is surrounded by sketchy people. Especially if you are a woman or have children do NOT come to this area!!! it is unsafe!!! If there's anywhere else to rent I would highly advise looking elsewhere than here. Homeless people dumpster diving daily, drug dealing happening into the parking lot daily, a shooting just occurred with someone who got shot and died yesterday, as well as terrible maintenance that never comes when you submit an order the AC goes out once a week which is terrible especially during the summer and the types of residents in this community are a mix of drug dealers and escorts. I don't know what type of application procedure they have to live in this community but it seems like the qualifications

If you are talking about the 1st night when the lock wasn't working I have to say there isn't much of a complain only we waited 2 hours but thats understandable because it was after hours and he was already home. But on the other had the place was not clean originally there is hair and makeup still in the bathrooms and the tubs was dirty. Even practically did no cleaning in the house.

If I could give 0 stars I would. This is by far the worst apartment complex. Do not rent here. Roaches everywhere in the summer no AC for weeks on end. Water plumbing issues year round where they turn the water off with no estimate time when it will be back up. Every week it’s a new problem with this place. Homeless people stroll around at night and could be in a vacant apartment next door to you. Cars broken in to constantly. This place has been through 4-5 different companies since I’ve been here they don’t care about our problems just want money. !!!!!

Save yourself the stress and DO NOT RENT HERE!!! The complex lacks security, Maintence, and professionalism. I’ve lived here for 6 months And the gates were never fixed. I lived without AC for 3 months but they only compensated me for one month. The washing machines are barely operational. There is garbage and trash all over the place, it smells horrible when you walk to your car. Of course because of the poor maintenance your apartment becomes roach infested. The pools are filthy. This company should be ashamed of themselves. They recently did a terrible disservice to a senior citizen, who is a retired veteran and local Las Vegas artist. After being a perfect tenant for 18 years my friend who paid her rent on time and kept a very nice home, was helpful to the management and different owners over the years even doing work in their rec room fixing their piano and other things needed was evicted. Like everywhere, nothing is perfect. I will however say that within the past 5 months I've had a very good experience living at the Evoq. Most of the time the community is very clean, quiet, and safe. The neighbors are pretty much to themselves but friendly. Often times things are in some form of repair and broken but the staff and crew really do their best to make their tents comfortable.

There’s always something wrong with the A/C or water is always going off. My toilet has been leaking for three months and I have been calling and calling and they always have an excuse as to why they haven’t come yet. Every time we need something done it takes about a month or two before somebody comes out and takes a look at it. If we’re late on rent for one day they charges a fee but when they don’t fix the problems even if it’s been months they have no sympathy or remorse for us. I have had work orders I put in back in March never fixed my sink has been clogged they don't fix anything. Leasing office is rude and don't care about the property maintenance is lazy. The gate is always broken there no 24/7 security so there squatters everywhere breaking into apartment laundry rooms only one washer works in the laundry room no security camera in there. This company is a slumlord they only cover 60 dollars towards a hotel which does cover anything . Ac and water is always off. There's rats, roaches and crickets everywhere. The lady in the office alondra or Alejandra, is really rude.
She was not wearing a mask even though one of her coworkers already tested positive for COVID-19.
There are cockroaches everywhere and they do not take action on that.
You will get things stolen from the property due to the big amount of homeless people that break into the property at anytime of the day!
Is it worth paying over 1,000 dollars a month? I don't think so.
