I really want to give this place 0 stars, the property manager will allow you to sign a lease to an inhabitable apartment.(my apartment came with roaches) Then try to make you go through hell to break your lease.
BEWARE THIS PLACE... the ducks are annoying.
Terrible lighting in the parking lot and buildings.

This apartment complex is HORRIBLE! Management never responds to anything, especially not on time. Management is extremely unhelpful and nothing ever gets taken care of. However they will make sure to harass you about rent 😂😂 I’ve been here almost a year and still have not received a dishwasher (I’ve been requesting one since I moved here in April of 2021) I only recently received a washer and dryer (which I was requesting for when I first moved in) at the end of October. They do not seem to care about residents or their requests at all. Just about the money. Trash overflows, my toilet

Don’t waste your time I been living her for only three days and regret every moment of it me and my son moved 6hours away from home to come live in a roach motel. On out first day we was greeted at the door by three live roaches then woke up to some on the bed with us. In my sons room it’s a hole they tried to cover up with a very strong smell cling out of it. We found mold and my son has real bad allergies moved here the 23rd and haven’t been able to get in contact with anyone so today I will be at the office and I will keep you update

She doesn’t care to have any problems fixed for you, ignores emails and phone calls, tells you she won’t comp any portion of rent due to issues on their end, such as move-in date changes, hole in roof, roach infestation..and I’ve only lived here for 10 days.
Maintenance has great attitudes.

DO NOT LIVE HERE!!! We moved in here due to having a low income, but we found out the hard way it would have been more beneficial to live in the dumpsters out back. The water pressure was so low and no one every fixed it the last year I was there. The fire alarm would go off randomly at 3am every couple weeks. Even the fire department got tired of it and showed up later and later. The laundry is community, but there are strangers who walk in there constantly and wash their clothes using the few machines that do work. They had such a bad rep in Tallahassee that they had to change their name from

These are just a few pictures of the outside of one of the apartment complex buildings. This is a NORMAL thing!!! These tenants pay money for trash disposal, however this is what they get. Absolutely disgusting and I don't even want to think about the environmental laws that are being violated. These apartments are not cheap either. Why pay $1k a month or more to live in this dump when the complex allows this to happen?!?!? Where is the money for waste management going????

I was recently in tears hearing about the mistreatment that my son and daughter-in-law are receiving at this complex. They have had NO AC( AC as never worked vents filthy), faulty appliances( dishwasher never worked), bug infested, under manicured lawn, trash and feces overflowing in the dumpster, potholes as deep as a mini grave(tire busted), and unruly loud neighbors. They have emailed and spoken to complex employees and each one claims they never got emails or complaints. Just recently their car was broken into and the neighbors have been stealing their electricity(maintenance called the police

If I could give less then a one star rating, I would. Horrible place to live!! I’ll skip the part about trash always over flowing and the front office never answering this phone and jump strait to the most pressing issue regarding this complex. My boyfriend lives here and has complained about mold in the bathroom for months now. He put in a work order in which they claimed they never received. He then went to the front office and they said they would come and take care of it…….they never showed! He then went up there again and they told him their maintenance is super booked with emergency

Clean place, apartment is nice. No bugs. Neighbors are friendly.
But the pool and trash are horrible. Pool isn't maintained at all. The trash overflows every weekend. Usually they clean the trash up every Monday, but it's still embarrassing.
They recently fixed the potholes and they're working on parking permits. Hopefully there's more improvements on the way!

I'd recommend Live Oaks to anyone who's looking to live in the best part Killearn without breaking the bank. The apartment I chose was more than enough space for just me and super cost efficient. While the apartment isn't the most updated and glamorous the price that I pay reflects the classic finishes so that's something I was ok with! The leasing team was super accommodating and helped me out the entire way. A special shout out to Xander and Chris for being amazing and walking me through every step :)
