Services
Many things are included in a comprehensive home inspection. It has been our experience that there are five areas that, if they are in disrepair / need replacement, will be the most expensive. Various weather proofing methods are used. The most common roofing material is the asphalt shingle. Not all roofing shingles are created equal.
It is comprehensive review of all systems / amenities that are typical of a residential property. I won't list everything here, but understand that we invest the inspection time (2-3 hours) so that you have a thorough understanding of the home. The report we use has been painstaking developed over the 17 years we've been in business.

This review is several years past due (2014), but I am still so thankful for the 2 inspections Jim did for us. We were first time homebuyers and Jim saved us from purchasing a terrible home. Jim accurately told us the costly fixes that would need to be done in the first 5 years of us living in our current home (roof, driveway, water heater, chimney). We are currently thinking about moving in the next year and Jim is the only inspector we will use with our next home purchase. I cannot recommend him enough!

Jim was absolutely amazing! We were in the process of buying our first home and he did two inspections for us (the first house fell through). The first house was a late 1800's farm house and the second and final house was built in 1970. Jim gave us such great insight on each house, how things were built in each decade, problems that decade of building is prone to, and how to take care of it. He even recommended a plan for future renovations and what would add value to the house. Second time using Jim for a pre-closing home inspection. He's the man. No stupid questions while following in his footsteps around the property. Always willing and able to give advice on what updates must, should, could, and should not be completed. Very quick turnaround in scheduling. Extremely detailed report with many pictures turned around in less than 24 hours each time. Reasonable pricing as well. Will continue to recommend Jim to anyone who will listen.

I give Jim my highest review! My husband and I are new homebuyers (May 2020) in the Grand Rapid area, and Jim welcomed us along during his inspection. He was throrough and answered all of our questions, but also made it fun. Just a great personality. He offered to give free perspective, even after our inspection, of his opinion on any work we wanted done on the house. He looked at historic pictures and provided names of his favorite local contractors per our request. Email was always quickly responded to by Jayne (office manager). Couldn't offer higher recommendation to this small and effective

Jim is amazing! He did such an outstanding inspection on the home we purchased. He was so thorough and checked absolutely everything. He went above and beyond to really give us all the information on our new home. He even checked things such as paint in the closets and the stove burners and ice makers. Not to mention he is very reasonably priced compared to other competitors in the area. He was so quick to get back to us and get our home inspection scheduled very promptly. Jim was so great! We picked him from the internet solely based on his glowing google reviews and he did not disappoint! He was able to schedule the inspection the next day and did a great job of communicating with the agents and getting everything set. As first time homebuyers he clearly explained how everything would go and was willing to narrate the entire inspection if we asked him to. Jim just inspected the home we intend to purchase. He was easy to get in contact with, very positive and enthusiastic which helped lower the stress in a first time home buyer. He was detailed, thorough, and patient with me learning about everything he found. Everything about Searchlights was on time or early and they where flexible around my schedule. Jim was phenomenal! We had a very short window of opportunity for a home inspection, and he managed to get it scheduled within 4 days (for a reasonable price, too!), and he did such a great and thorough job that my contractor brother proclaimed the inspection report "the best he'd ever seen" (and he'd seen lots of them, over the years)! Jim was friendly and personable, and it was an absolute delight to work with him; my wife and I can't recommend him enough.

I absolutely loved having Jim as my inspector. His personality makes the experience that much better. Moreover he is highly experienced and seasoned as a builder/inspector. Jim was thorough and kept me informed as we combed through the home together. Jim welcomed questions and was more than happy to explain in detail things I did not understand. Jim was also able to tell me exactly how something would need to be repaired, rather than refer me to the applicable tradesman. I will absolutely call on Jim for future inspections!
