Our Lease Only Program is for property owners who have the time and knowledge to manage their property but do not want to do the tenant placement and property showings. We find the tenant and you do the rest. Tenant screening including credit scores, criminal background checks, employment and evictions history, social security number verification and actual call all references including landlords, employers, and personal references.
Del Val can schedule maintenance and repairs on your property to be certain your investment holds its maximum value. We have a pool of experienced, qualified and reasonably priced contractors from every trade. Because of our volume, we can negotiate the best prices for you with carefully chosen contractors.
We offer owners a Better Than 100% Guarantee where an owner can terminate within the first ninety (90) days for any reason and all Monthly Management Fees earned will be returned to the owner plus an additional $200. All the risk is on us to perform! Del Val will guarantee that if any tenant we place in your property leaves during the first 12 months we will market and find a new tenant at no cost!

When I had to the leave the PA to go to business school, I left my condo in the care of DelVal property management. For 4 years, they took great care of the entire rental process and they made my experience as a landlord almost effortless. When it came time to sell my condo, they made the sale just as seamless. I used Del Val to manage a couple properties in Norristown. They were always responsive and took care of the issues. I also used them to sell one of the properties recently and they took care of a lot of the loose ends. Always found Mike, Jim, and Mitch to be responsive. Would definitely use them again if I get back into the single family rentals.

As a new member of our HOA Board we recently had our first board meeting. There were various items what were quite important to the
new board members and Maureen G. was tasked to handle quite a few.
One issue in particular that was important to the new members was to get out of a contract that was already signed for and had a substancial deposit made. Maureen went right to work and within a day she had the contacts cancelled and the deposits refunded. At the same time she handled numerous other request in a completely profession manner, I look forward to working with her in the future and appreciate

Absolutely awful company!! They "manage" my current HOA and from the get go are terrible! First, during the pandemic of 2020 when we were out of work for 10+ weeks, I was given permission from Alan Silverman to operate my business from home even though it was against HOA rules. He then decided since ONE neighbor complained, I had to shut done immediately. I had a family to fee and was pregnant and facing having to decide whether to pay bills or feed my unborn child and other children.
