I could not be happier with my Gateway experience. I love that you get to feel like you are living in a neighborhood while still being in Manhattan. My favorite part is the close proximity to Battery Park, which is great for my dog as well. We are still getting settled in, but have had an amazing experience so far.

Beautiful location - BUT Bathrooms need to be completely renovated - (not just repaired occasionally ) -not worth the high rent. Mold accumulates on ceilings and paint bubbles constantly. Toilet flush sounds like a freight train. Vanity is the cheapest you can get.Drains are disgusting and need to be replaced.
I was a stellar tenant for 5 years - Gateway would not budge on very expensive rent -and raised it substantially this year. Office reply was "we can easily get more than market value for your apartment". Well Gateway, then you can do just that.You lost a good tenant.

This place SUCKS! RUN!! The dust accumulates within a day of cleaning. The management JUST lost in a class action lawsuit for structural issues of the building/overcharging residents for utilities. The insulation is so bad that utility bill can easily exceed 300 dollars per month for a 1-bed. During the pandemic, management INCREASED rent for existing tenants while renting out new units at half the price. They also routinely deduct securities deposits without giving itemized receipts. This is a scumbag management--please avoid at all cost.

The apartments are okay unless you need help from management.
I'm disappointed in management. My downstairs neighbor smokes out of their window and smoke comes into my apartment, where it's hard to be with windows closed in the summer. This is against the lease terms. I've talked to management, who directed me to security, who was honest and said there's nothing they can really do since they can't smell the smoke from the hallway (they won't even knock on my neighbor's door unless they smell it somehow...).

I would absolutely not recommend living here. There are great views all over Manhattan, Brooklyn, Queens...the list goes on. Management and upkeep are 100% not worth the trouble. The building is falling apartment and truly unlivable. Do not be fooled by the "great location" reviews - there are better apartments in "great" locations.

Please pay attention to the reviews here. Management has been asking residents to post positive reviews in order to hide the true nature of how management operates. Management is truly terrible.
After 1 year of living here, our rent was raised over 10%. We were shocked at the increase, particularly since Management had informed us at the time of lease signing that we would be locked in at the same rate for 2 years. We contacted Vanessa at the leasing office, and she led us on under the pretenses that we could make a counteroffer. No matter what counteroffer

We moved in to find bugs, a leaky toilet, a broken kitchen drawer, dirty panels in the kitchen, an inoperable power outlet, no sink plug, squeaky doors, and a stuck door, amongst other issues. There is a persistent cannabis odor that comes into our apartment during the day and in the middle of the night which wakes our 18 month old. We notified the building about the pot odor, and they printed a paper to say not to do it, which was promptly ignored by the pot smoker. We are supposed to call security daily to police the other tenants. ***This complex is in dire need of strong property management

Lived in 395 building for a year. Great location, cooperative leasing office but terrible management company once you try to renew the contract and/or move out. Units were pricey for the real quality (you really understand once you live in...) but after the pandemic they have been a bit more convenient. Great terraces and pool, 2 out 3 doormen were really cooperative but 1 was a lazy nightmare. I did try to proactively propose a lease renewal/negotiate to stay one more year but - despite my patience and my efforts - I had no chance to be treated and incentivized closed to how new tenants are. I have been living at Gateway for about 6 months now and absolutely love it. From my first time touring with Nico, I knew this was where I wanted to live. After a flawless move-in, the doormen have been extremely helpful and are all super friendly. As a dog owner, the building is also very pet friendly, and it is great having Battery Park so close. Overall, I could not be happier with my experience at Gateway.

Even though there are a lot of bad reviews on this page, wife and I have had a nice time here. It's the best bang for your buck in terms of price per square footage . And there are some apts with really nice views. The area is the best in NYC and super safe.

Edwin, his brother and Arsenio are AWESOME doormen. They are the best.
The management team could be better - there is no direct phone line to contact them and they selectively respond to complaints.

Currently a resident and will not recommend Gateway to anyone looking to move in. Deplorable sanitary conditions. Been almost a month on a roof leak in our apartment and nothing has been done by the management. The leak is literally water splashing from the roof in my living room and it's most definitely from someone's bathroom which is all the more disgusting. My furniture, laptop are all damaged due to the careless nature of the management. So, if looking for a safe and healthy environment, defiantly won't recommend this building.

I moved into a studio apartment in the middle of a pandemic on March 31. It was very difficult to move in and the staff was not helpful especially considering the circumstances. I have a medical condition which requires a service dog and upon moving into the unit I discovered an issue that prevented my dog from being able to support me. I requested to management that I move into another apartment that was larger and pay more money. ——potential renters beware—— We’ve had ongoing issues for multiple months where the hot water takes 20-40+ minutes to get warm most mornings. Gateway don’t care and will not address the issue. Gateway is owned by the slumlords LeFrak (google them, it is not pretty) and they operate gateway like its a slum. They don’t care if they are not… providing habitable conditions up to code with NY standards. Their answer when we continue to complain is that we have to pay $8,000+ to leave.

Similar to other tenants who have called out the greedy management, I have a very similar experience. Everything is great about the place (except the paper thin wall which can be intolerable at times) and the INITIAL leasing process is smooth. However the lease renewal process is such a nightmare. One of the staff, Vanessa Laucella, is a complete pain to deal with. Rude and unprofessional. You would forget that you are the tenant and you are begging Vanessa to let you stay at her place.

I have been living at Gateway for the past 6 years. It is at a very convenient location with good neighbourhood as well. The building staff is ok but can be a little more friendly. Having said this, dealing with gateway management is the worst experience ever, I always have to think twice before writing to them. The increase in rent is typically… high every year when the apartments are old and in need of renovation. City in the heart of the Big city 🌃 - that’s how feel about Gateway. Since I moved in here with my husband we mesmerized by sunsets with Lady Liberty 🗽 on the background and beauty of the location, charmed by service personnel and private areas of the building, energized by pool and gym facilities and grateful the entire institution. Extremely expensive. Not only the rents uber high, the electricity bills are exorbitant too. They charged us $200 additional charge 'cos the auto payment from our bank that had been working fine for 3 years now was getting delayed by a day. We should at least have been notified about the delay in the payment instead of suddenly adding a late fee. The doormen are extremely nice and take great care of the packages. Easy access to waterfront.
