Staff was so nice behind the phone when I was applying, the tour went great. as soon as I BECAME a resident all that was lost. Moving in was not smooth. Staff gave me the run-around for questions I asked. The mail room was down due to theft when I first moved in, now when I moved out...there's the mail room issue again and this time it isn't due to theft. There's no security, some people's cars were broken into, bikes missing. Rude services only from the office, the Maintenance people were polite and great to work with. ZERO CUSTOMER SERVICE. the trash chute went down for two weeks. Elevator issues

Just moved in and had a great experience beginning to end. Jay, the leasing agent, took time before I stopped in to understand what I was looking for. Once I got here for the initial tour I had limited time so he customized our tour to the things that were important to me. Move in was a glide and the space is better than anticipated.

Despite my affinity for the architecture, I do not recommend renting at the Yard. It is not a secure building. My wife and I had our valuable e-bikes in the Yard's locked bike room, which is right next to the office and has a 24/7 security camera. The bikes were secured with heavy-duty Kryptonite chain locks. When I went to retrieve them, they were gone, and all that was left was the chain that had been sawed through. The women in the office were pleasant enough, but said that our renter's insurance would have to cover it. This was the specific policy that FPI requires for you to rent

Jason, one of the maintenance guys has ALWAYS been so incredibly great in more ways than I can count, even just being personable and chatting in the hallways. Today he went far beyond his duties and helped me jump my car battery after I accidently left the lights on over night. I wouldn't expect him to do this but he didn't hesitate to help! He is a huge asset to the community. Thanks Jason!

Yard is a beautiful and well maintained property! The leasing office staff is very responsive and always resolves any issues or concerns within a timely matter. I would 10/10 recommend living here if you are looking for a place that has a beautiful view or if you want to experience luxurious living! The community definitely exceeds expectations!

I'm a resident here at Yard and I couldn't be happier. I've lived in apartments my whole life and the staff is so kind and helpful in every way. They are very patient and always make time for you. The management is personable, reliable, and communicative. They respond to all my inquiries, emails, and questions. The building is exceptionally clean and well taken care of. I would recommend living at Yard for anyone who is looking for an upscale, high-quality, and clean way of life.

Everything at Yard is amazing, especially the staff! They make the moving in process as easy and seamless as possible.
They really go above and beyond and I cannot be happier living here at Yard.

I had no idea that when I applied to live a Yard pdx my application would run into every possible obstacle from false credit reporting, document verification and technical issues- Thomas Cadotte and entire Yard management team including Kat, Kim and evening the regional manager Marcus worked for several days sitting on hold and getting it worked out for me so I could move in. Thomas stayed after hours even for me.

Love living here! The staff really went the extra! mile for me helping me find the right place! The Building is well maintained, great style, good smells, management doesn’t give me any issues where as I have experienced some in the past from having a pet, they don’t they always seem happy to see him. I appreciate that they have security in their parking garages and a pet area attached to the building! Also Love that you have options in terms of parking.

This place should not have as many stars as it does. I lived here for three years and it was hell. The ONLY GOOD THING about this place (why I gave an extra star) is the maintenance team John and Nick - and the cleaning lady; they work so hard to keep up the slack that this building generates at a monstrous rate. Luxury? It's a joke - made of all the cheapest materials. Amenities? They slacked for years and then added a CLOSET sized "gym" and some work space that is ok... Management (even after the change) has always been sub-par friendly. There was always stuff going wrong here

I was very dissatisfied with my temp lease of three months at this location after renting in the Pearl for a year. Next time, I'll just accept the annual rent hike over finding a new location. Parking is steep for the location and abundance of construction. Also, we did a temp lease here and expected to come out with our deposit. We lost an $800 deposit since we hung up three pictures. A full paint job ($350) was ordered on top of five days of rent where we didn't even live there, which left us owing money. The management pretends to care but then screws you once you move out. Literally

I have lived here for a year and just resigned my lease . Location is great , I also love how pet friendly the building is , I mean who doesn't like dogs & Kitties .The leasing Management has since changed , I've read reviews and seen a lot of people complain about the new staff , I personally appreciate the new team , they are very professional and get things done, I feel like the previous team Favored certain residents..Niki and Patrick , have been super helpful, when I first moved in a year ago I had been trying to get a second key for my apartment and the previous team made it

If Yelp gave us the option to give zero stars, I probably would. Since the new management team took over, things have really taken a turn for the worst. Just to name a few things:

- Trash Chutes: haven't been working for months. Haven't had an update since it happened.
- Elevators: are constantly dirty, there's always a new sign and they get ripped down or vandalized shortly after.
- Packages: they changed their package policy out of nowhere and cause quite an uproar. I don't know of any other high rise that doesn't accept packages for residents.
- Staff: no one ever

A friend and I wanted to take a look at some of their units; my friend was really interested, and unlike me can afford to live in this place. The lady at the leasing office was not nice at all, it's almost like she decided that we were not worth her time from the moment she saw us. I wish I could have gotten her name, because I'm currently looking for an apartment and have been treated well at all of the places that I looked at. I had an exceptional experience with Yard! The staff was so nice and friendly, they went above and beyond during my tour. Not to mention how gorgeous the property is with cozy decor and phenomenal views. I can't rave enough about how wondrous Yard is.

Unhelpful Management - if you make a request they never get back to you and if they do, they are not helpful and dismissive! Elevators and common areas are always dirty. There have been smeared dirty handprints all around the elevator entrance on my floor since I moved in and has never once been cleaned. For what they charge $1800 - $2500 for one bed, you'd expect much more. No gym, no amenities except a small little kitchen room with no windows to outside. Maintenance staff are great- on top of their game and helpful, but I suspect WAY overworked because they're always running around

Yard was great the first year I lived here, but things have unfortunately changed. My unit, and several others as well, have not had hot water for 5 days. Management was immediately notified and nothing was done, no updates, no alternative accommodations despite multiple calls and emails received. Im understanding that these things cannot be resolved immediately, although I find the lack of communication and the amount of time it's taking to be resolved ridiculous.

The apartments are great quality and unique. Not your classic cookie cutter style apartments. It's way better to look across the river towards the downtown skyline than being in the middle of downtown having your windows stare out at another building. Where do I start?! Kaitlyn and Gina are a great addition to the team. From the tour to my move in I have been thoroughly impressed. The construction of this place it tip top, just what you would expect out of a urban Portland apartment, plus some! This place is like any other that I have lived in and I plan to make this place a permanent residency for myself for years to come! I would recommend this placr to any of my friends or family.

My partner and I moved across country (from FL) for a job opportunity. We had no previous knowledge of the city, the neighborhoods, etc. We spent hours online, apartment hunting, emailing, calling, taking virtual tours to find the "perfect apartment." We definitely found it here at The Yard.

I toured this building on their grand opening day. It was quite a party. Drinks, barbecue, live music, massages etc. What not to like but I had mixed feelings about the building and really had to think about it. The design and architecture of this building is so different from any other building it made me go hmmmm.

The Yelper's comments were from non-resident of the Yard. Let me chime in from a few nights I stayed here. The Yard got a killer view period. The unit I stayed (via vacasa) has a cool layout. It is very bright with multiple windows on all three walls. Night time view is magical. I laid down on my sofa watching night sky of Portland. It looks Walking score for shops and restaurants are perfect. Yeah it is a bit pricey but it is a normal business, nothing is wrong about that.
