Great apartments at a solid price, fantastic location. The management company does sometimes lack in responsiveness - the small TV screen in the short building's elevator has been broken for more than a month - but in general a strong showing. I am thoroughly enjoying living in this building. The community is great, the amenities wonderful, the rental agents fantastic and maintenance is top notch!

The staff is very friendly here and the neighbors I have met so far have been extremely kind! Everyone seems to be fun to hang around. I love that block 17 offers happy hours to get to know other residents! Overall, because of the excellent management and maintenance staff, Block 17 is a great place to live.

I've been at Block 17 for 2 years and I cannot wait for my lease to be over next March. Along with most businesses in Portland, Block 17 appears to also have suffered. The building is consistently filthy, residents are disrespectful of others (large obnoxious parties on the roof--not abiding by the 2 guest rule), lack of social distancing, and the pathetic and cheap attempt of rare building events. Also worth mentioning is the leadership of the building. It's appalling. My wife and I feel awful that the leasing agents will consistently wear masks while the assistant manager (Mo) never wears hers

I think the leasing agents are kind, funny and as helpful as they are able to be. Property is beautiful and the location can’t be beat. Rooftop is incredible. A different food truck is brought in every Wednesday which is pretty cool. Apartments have high quality, beautiful materials for the most part (see complaint #3 for the exception to this). Building has security guards roaming at night, which allows me to feel pretty safe.
My only complaints:
1. The common utilities bill is my main reason for not giving a 5 star review - common area electric, trash, sewer, etc. is more expensive than I’ve

I've lived here for nearly three years and I love it! It has a friendly, community-oriented feel, super dog-friendly, clean and modern and a perfect location; the park next door, vast sky views overlooking the river, yet still in the heart of it all.

Moved here last June & just renewed our lease- very reasonable prices for a great location & building!! Super modern units, lots of storage, nice natural lighting. The staff is friendly, helpful, & the common areas are always clean. They have regular happy hour & a nice coffee machine. The neighborhood is really dog friendly & our dog loves the park across the street. We checked out many other buildings in the area & are really happy we ended up here.

I love my apartment, and it's a beautiful place to call home! Everyone in the building is extremely friendly as well. There have been many times I've been disappointed by building management though. Many times I have felt like management could be much better, and on a few occasions I've even felt disrespected. I have had multiple friends in the building move out for similar reasons.

DO NOT be fooled by old reviews! Or let the great location and how well the building shows aesthetically trick you to rent here. Been in the building for 4 years and love my neighbors.

Building Management Company switched to Avenue5 the end of 2019 and its been a nightmare ever since.

Without writing a very long review. To sum of my 4 years in this building..

The new building manager is to either to inexperienced to know how to manger her team or is just lazy that she will take whatever action requiring the least amount of work for herself. The Property Manager can not keep her composure

Me and my Husband have lived here for 2 years. The new building management is terrible. The building went from bring great, clean, safe, and fun to always dirty, broken, and scary.
There is always dog waste in the public halls and it takes sometimes days for management to clean. The walls and door frames and honestly the rest of the building is not being cleaned or maintained. When something breaks it days months to get fixed.
The amenities are all closed for Covid, even more so then any other building in the pearl. But the management and employees that also live on property get to use them freely

Lived here for a year. Can't recommend this place given the amplitude of better managed residential spaces within the area. Common spaces are progressively run down with animal feces, urine, and dander (mostly within the lobby and accompanying elevators); clueless management that efficates a slow resolve to the most basic of tenant issues and conflicts; and a small town's gossipmonger culture that pervades its walls. As for the neighborhood itself, let me just say that well within 6 months of my stay tents began popping up within a block radius, mentally disturbed homeless outbursts

Even during this time with the office being closed to foot traffic they still make that effort to let you know they care about you. Block 17 Apartments was indeed a phenomenal place to live under the previous management team, Wood Residential. Avenue 5 management team took over last fall and the building unfortunately has gone down hill since. It's really difficult for me, a customer service rep, to witness such impeccable customer service from the previous team to the lackluster performance of Avenue 5. Prior to the "lockdown," the leasing team would drink (sometimes excessively) during resident happy hours leaving me waiting more than I wanted for packages and/or dry cleaning. Block 17 has been my favorite place to live thus far!! The amenities are wonderful, the staff is super helpful, the views are incomparable, and the overall build of the building is the best I've experienced is wonderful. Recently I had my tv mounted in my apartment and Art and Albert were excellent at getting this done. They were very polite and got it finished in less than 30 minutes only a couple hours after I submitted my service request! Awesome job !

I have lived at Block17 for over a year and as a first time resident of a large high-rise apartment community, this has been a wonderful experience! I love my apartment and how modern and peaceful it is. I've greatly enjoyed all of the amenities, especially the stunning views from the roof- top deck and easy access to the onsite gym. The apartment is in a very walkable/bike-able area and the management and staff are always very responsive, caring, and professional. It's been a great place to live!

We absolutely love living here! The staff is beyond friendly and courteous! We've lived in this property for nearly 4 years and will be so sad when it's time to (eventually) move into a house. We love this location for its proximity to everything (grocery, park, transit).

The location within the Pearl, proximity to the Fields park, building amenities, and floor plans are all reasons I moved in. I truly enjoy living in Block17. Unfortunately, the experience living here has dramatically changed from when Wood Residential managed the building to how it is currently operated by Avenue5.

The staff is all very nice, but the building has suffered. The building always looks run-down and nothing appears to be clean. The common space rugs and furniture are very dirty and worn and the elevators seem to have dog pee in them for extended periods of time... far too often.

If you're looking to move to the Pearl District in Portland, this place should be worth considering. This area is really quiet.

The leasing management is really nice, the apartment amenities are amazing (sucks during the coronavirus that we cant use common spaces but eventually we will!), the rooftop has an amazing view of the downtown Portland. Onsite parking.

2 blocks from a grocery store, 2 blocks from public transit lines, very walkable and bikeable to any place in downtown. Next to a few parks.

What more could you ask for?!

Hands down, the greatest place our family has ever lived. We are a block away from the park, it's very safe and this entire neighborhood is dog friendly.

Our apartment has a spectacular river view (on the side) and the rest is of downtown Portland with Big Pink right in the middle. The bathtub is gigantic and the open layout of our unit has been great for our family.

This apartment building was fantastic to live in during the tenure of the first management company, Wood residential. The moment the building was taken over by Avenue5, the maintenance and management of the building took a huge nose dive. At one point there was a gas leak and they came to inspect our apartment, left my front door wide open and my cat escaped. They did not even offer to help look for him. Still, we were moving out in a week so said good riddance and left at the end of October, having paid our lease in full through November. We received our last months bill written on a torn scrap

New owners of block 17 are awful – Avenue 5. Terrible communication and they don’t know what they are doing. We moved out a few months ago and paid all our fees to break the lease (a month and a half rent) and left our place spotless and they told us we were all set to go and didn’t own anything else and said we would receive our deposit back… within the month. We never received our deposit back and five months after we moved out after not hearing from them they claimed we owned over a thousand dollars for reasons that made no sense. We told them they can’t just charge

I love this place!!! Home for 2 years and it hasn’t lost its magic! The neighbors, the entire staff and management have been so kind & loving, yet professional. Just real people making a good community through amazing service and friendly events ALSO, the ViEW! And top appliances with beautiful finishes and thoughtful layouts. This is a great property! The team here is fantastic as well! They have awesome amenities with their roof top view (BEAUTIFUL!) and their happy hour throughout the week! The sense of community here is amazing! Whenever a resident with a pet comes through the Lobby, both the resident and the animal get lots of love and are always addressed by name! Super impressive!

Love it here! The management is GREAT, professional as well as friendly and helpful! Happy hour is fabulous and they LOVE dogs and are so dog friendly! Anytime I've had a problem they were there to help and explain things. I highly recommend living here! It's quiet...considering you're downtown and it's a high rise!!! Neighbors are great and the… maintenance team are superb! My dog gets treats from Eddie alllll the time! Hanz and Albert spoil her with loves...but her favorite is Patty! The current leasing staff knows us by name and always makes time to chat! I love it here!!!

Terrific place to live, great location with many thoughtful amenities. We tested it out through StayAlfred and loved it so much we moved in after seeing almost all the buildings in the Pearl. Not sure how some of the other comments compare - we have found it extremely quiet, everything works well and is top notch. The StayAlfred folks tend to use the amenities more than the residents seem to but we have talked to many of them and they are generally good community members, no problems that we have seen.

This used to be a great community until they started letting short term rental company Stay Alfred rent out dozens of units in a hotel/Air bnb style fashion. Hordes of loud, drunken, messy strangers treating your home as their spring break vacation spot. Last week these short term guests were vomiting on the outdoor furniture, and last night my dog and I had to walk through broken glass shards from a shattered vodka bottle to access our apartment. I suggest you look elsewhere to rent - $2000/month for a small one bedroom isn't worth it here, and the angry residents are powerless to do anything

I have lived in Block 17 for over a year and the last few months it has gone from a community to a hotel. The building has rented out apartments to a site called Stay Alfred, who markets themselves as a "vacation rental". This obviously calls into question the safety of this building and as a single woman living at Block 17 I felt it necessary to share.

I truly love living here! We have been here since December and the location can't be beat, it's the perfect place to live downtown if you have a dog and the apartments are beautiful! We love how quiet our place is too! And have you seen the rooftop? It's amazing!
