I lived there for 2 years, want to say alot but I feel the rating is enough to express my feelings for this apartment complex. It got alot of perks including distance from the University and Publix.
But don't let that get to you.
It's overpriced and the funny thing being there and renewed my contract they raised the price. The front desk are nice before you stay but when the situation is regarding the payments it's just the worse the least I can say.

I love to walk through the main entrance because it smells incredible and looks amazing with nicely decorated clubhouse. A very welcoming and comfortable experience with an easy to talk to staff. The rooms are well maintained with a spacious kitchen, living room and a bathroom for every occupant!!!
The owners of this place did well along with the manager’s upkeep of the place!!
It is a go-to place to send your student because of the location and all the amenities it has. I recommend it to everyone looking for a place to have peace of mind to send their child to stay while attending the nearby

I never write reviews but I had to for this place. I lived here throughout the 2020 to 2021 school year where I had to spend a lot of the time in my room due to everything being virtual. I've had multiple Wi-Fi, elevators, key, cleanliness-wise, and "free printing" issues. Majority of the time the printer is out of ink or paper. Hand sanitizers never had any hand sanitizer, the fire alarm was on for an hour in the middle of my work day, wi-fi is constantly having issues and it's very slow. For paying $810 a month I guess I was expecting slightly higher quality living.

UPDATE: management reached out to me regarding when guests will be allowed to park in the general lot and the planned reopening of the amenities. I will reconsider my 2-star rating when these changes are put into effect.
UPDATE pt. 2: since my last update the residents are now allowed to reserve amenities through the online portal we use. However I still stand by my statement that the residents should have had our rent reduced for the time we were unable to use the amenities. One of the worst apartment complexes around campus. I’ve lived here for two years now and have seen everything go down hill. The complex is dirty and not well kept, there’s constantly trash in the hallways and dog urine in the elevators. The amenities are cheap and not maintained. General things like gate codes and even the elevators do not work sometimes. There’s limited parking and I find myself walking all the way across the complex to find parking. If anything is delivered to your door, it’s stolen because there’s no security cameras in the hallways. Its hard to get a good nights

I lived here for 2 years in a 4/4 and I really enjoyed my time here. The maintenance was top notch, they were friendly and quick to respond to anything broken and where always able to fix the issues. The apartments were clean and I never had a bug issue. The parking was never an issue, only getting parking passes for guest were a challenge. I think the extra money for this place is definitely worth it and I would stay here anther year if I was staying in Tampa. The reason I didn't give this place 5 stars is because my mail was pretty much always put in the wrong mailbox because there were multiple

My boyfriend lives here, and I visit him sometimes. I was thinking about to rent a room here. However, my experience during the last month has shown real face of this community. First of all, stuff and management here are very rude and impolite. They do not even answer my bf’s emails. They are also not friendly with guests. One time I tried to pick my package at leasing office, and a Manager didn’t want to give it to me since I’m not a resident (the package was registered to MY name and MY email.) I’ve tried to explain her that this is a gift for my bf, so I need to get it personally, but

What a great option for any USF student! The location is perfect, right across the street from Publix on campus. Amenities are kept clean. The rooms are only leased to students so no random men or women sharing an apartment with your kids. They clean and inspect every room between leases and released apartments. Maintenance is phenomenal! The guys are always quick to fix anything and helpful. They even helped my daughter with her car when she needed it! To be candid, my review may or may not be useful anymore, but I've wanted to brag about this apartment complex ever since I've lived here. I moved in to The Flats for my very first year of college (August 2016-July 2017). I didn't know it then, but it would be the best living experience I would have while at USF. The place was always spotless, I felt safe while I was here, and the apartments (while by no means luxury) were comfortable with nice fixtures, appliances, and furniture. They never stop trying to squeeze every last penny out of you. The fact that you have to pay a full month's rent extra just to sublease your apartment is insane, especially for student living where many people will need to sublease. The person taking over the lease will also have to pay a hefty application fee as well, and they will increase their rent from the original price. Be aware.
Most of the employees are nice and do what they can to help but management can be very difficult to work with. Things seem incredibly disorganized; they often tell you one thing and do the opposite.

My experience living at the apartment itself was great. The reason I am rating it 1 star is because of the manager and staff (sorry if this is long). I never thought it mattered for an apartment, but seeing the staff here really changed my mind. The staff was extremely rude to me when I came to them about problems. One major being the cancellation of my lease for the next year. I had called a few months before the end date of my lease to cancel and the lady on the phone confirm my apartment lease was cancelled. For 3 months I live in the flats at 4200, I am fully unsatisfied. It all started from moving day. When I entered my apartment I noticed that sofa was broken, that tv table was missing parts, that jalousie in my room was seriously damaged ( somebody simply cut it before). Even though all of these can be fixed by maintains orders for free, it leaves unpleasant feeling. But the most frustrating so far is THE INTERNET. Every single day in the evening its speed goes down to ~30mb per second, whereas in the morning it is about 200 mb per second. Every evening packet loss EXCEEDS 30%!!!!! WHEN IT MUST

Management is nice but they are lazy and don't work with you at all. They also charged us electricity overages during summer when all 4 roommates went to Europe meaning no one lived there!! Scam! I've also asked for a balcony 2 years in a row and they tell me it's "difficult" to assign them yet I get 3/4 girls to sign and the one random in our 4 by 4 gets the balcony who also was a new signee who signed after us. They tell you they have a movie theater room and pool table and swimming pool then close all of them as early as 8pm.
The apartments are small, and storage/counter space is nonexistent.
They have quarterly inspections, that they give you notice that they are coming by anytime

Out of the four living accommodations during my years at USF this was hands down the worst. Management is a bunch of 22 year olds that don't seem to be on the same page. Whether you're going to the office to pick up a package or request a visitor pass, expect eye rolls and glares. Work orders seem to be forgotten or disregarded, and the pool is regularly trashed after any Thursday/Friday/Saturday night and management conveniently doesn't clean up until Monday. Definitely avoid!

They charge for everything (including fess that they cannot even properly justify), claim that they are a "new" student housing, however all of the furniture is extremely cheap and easy breakable, as well as the appliances. Flats going to charge you for parking and they don't have guest parking (only limited amount of permits, that you have to renew every day). Extremely outrages pricing for small floor plans. Do not live here. Every month they find little fees and charges that you have to pay in addition to your overpriced rent. They have zero guest Parking. Their system of guest parking is distributing fifteen guest passes per day, out of the hundreds of residents that live there. Only one pass is allowed per resident. Have family visiting? That's too bad, they'll have to park illegally at the apartments next door or at USF across the street.
