Lived here a few months now and my parking sticker either got stolen by another resident or the tow company because i know i had one on my car. My car got towed because of it and I had to call both hd omaha and the tow company multiple times since they were giving conflicting and unhelpful information. Tow company said they sent pictures to hd omaha and they okayed it, but hd omaha told me they never received pictures and didnt okay it. I made the mistake of believing hd omaha, only to find out from the messages the tow company showed me that they did okay it. Something fishy is definitely going

We've rented from them for five years with no major problems - first with the house at 3524 Hickory for a year and a half and then with a townhome in the Villages. The maintenance crew has been great and generally fixes things the same day. The maintenance fee increased by like $2.50 over the past year. We had some mice last winter but my cats caught them and we've had our fair share of less than desirable neighbors over the years but seriously, any place you rent is going to have its ups and downs. My car has never been broken into and our home has never been broken into. Most things

4 AM FIRE ALARM.
Not a real fire, someone let college kids in and they pulled it.
Fire department didn't have the keys to reset it.
We had to wait outside with the klaxon blaring all through the night, NOT A SINGLE NUMBER, NOR AFTER HOURS MAINTENANCE, responded to us.
Not to mention the million issues with auto pay and fees for their system they won't reimburse anyone for. No amount of calls to accounting (only one accountant for 12 properties??????) solves anything.
The parking lot is an absolute mess, DON'T PAY FOR IT.

Horrible business/landlord if you're looking for a place to live in the Omaha metro area. They give you 110% attention when they're trying to get you to sign a lease, but the second you've moved in... You're dust in the wind to them. No proper maintenance response (once spent a week with no AC in 90 degree weather and a newborn baby, took 5 days to get ahold of someone, had to get a hotel on my own dime), hidden fees like nothing I have ever seen before (get ready for a 15$ water bill to cost 90$+), and they care more about what internet provider you have instead of providing tenants with a safe

TL;DR - If you have pets, dont rent from these people
The apartment we rented was really nice. Everything was updated and great. However as we prepare to move out we realized how terrible their pet policy is. Yes we got a puppy and yes it chewed a few holes in the carpet. We were prepared let our pet deposit and pet rent pay for it. BUT, The $250 pet deposit for bringing a pet into the apartment plus $25/month ($50 for us because we had a cat and a dog) did not cover any damages upon moving out. So we paid $800 for having pets in the apartment and NONE of that paid for damages caused by the pets

Terrible service. I have called 3 times about getting my auto pay for rent set up. No one has called me back. They tell me to submit maintenance requests online, that isn't working either. The trash outside my townhouse is ridiculous all the time and I'm starting to see bugs. Worthless company I'll be moving when my lease is up.

They make them townhouses at the Village extremely clean and it looks like a pleasant place to live. However, tours are generally during the day and many people are at work, so it isn't until later that you discover you can hear LITERALLY everything your neighbors are doing -- flushing their toilet, walking around, and even talking sometimes. Additionally, the neighborhood is terrible. In the two years I lived there, I witnessed a hit and run, a shooting, and had to call the police multiples times on our next door neighbors for domestic violence. I just moved into the brand new town homes on Park View blvd in La Vista, and the house was a complete mess. We had mold in our kitchen and flooding in my room. My roommates and I kept calling maintenance and they are finally fixing it (in November and I've been asking them to fix it since I moved in in June). The manager even told me to change my cat litter over the phone when I was asking about when my basement was suppose to be done since the maintenance guys are coming and was extremely rude about it. I haven't even been living down there in the basement (my room), nor have the cats

This apartment complex is SOOOOO shady! Do not rent here. Every month they increased the "common area maintenance fee"... WITHOUT LETTING THE TENANTS KNOW! they're full of sh**. Parking sucks, they do not maintain the property at all. $825 for a small a** apartment, you pay ALL utilities. LOL don't waste your time.

Stay away from The Bristol on 31st avenue! Terrible parking, you hear EVERYTHING outdoors, seriously! laundry rooms are disgusting no wonder why it's "free"& its so hard to get mail bc the mail ppl don't have keys to the building. When we first moved here so many things were already broken, light bulbs didn't work, microwave didn't work, you can tell they rushed it. I plan on breaking my lease pretty soon that's how bad it is.

I had a very unpleasant experience renting with HD Omaha in their townhomes at The Village. For one, their walls are paper thin. Anytime someone so much as coughs or sneezes next door I caught myself almost saying "bless you" through the walls. You can hear full conversations from anywhere in the unit and it's very uncomfortable.
A week before we moved out, our building was broken into and one of our neighbors was robbed. The officer who came to notify us about the break in had said the outdoor locks were so cheap they could've been unlocked with a butter-knife. This isn’t the first time units

My experience with HD Omaha since I've moved into one of their properties has been sub-par to say the least. The previous tenant left an awful mess that hadn't been cleaned before I moved in. I has fur in my fridge, oven, and washing machine; there were fleas imbedded in the carpet and an awful smell of animal urine in my bedroom. There's damage to the blinds and paint and the far wall was leaking from poor rain drainage. I almost had to go as far as to cause a scene before the property manager sent maintenance to come assess the issues. The only redeeming quality is when the maintenance

We checked them out when looking for a place to rent in the area. Everyone was mostly friendly and responded promptly. I was not a fan of their communication system - they prefer text and everyone gets access to the communication, which means that you are getting responses from different people. No personal relationship is developed and I did not feel like they put any effort into actually helping us find a place that fit our needs. It was more about "what places do you want to see - okay we will show you those". The one place that we would've really considered renting from them

Correct, my complete distrust of your company and employees left no alternative but to use a ficticious name. I am moving out shortly and want to ensure I receive my deposit back. I will post additional information good or bad regarding that experience as well. I have never not received any deposits back anywhere I've lived previously. I often leave places in better shape than when I moved in.

I leased an apartment from these people. Shana was the woman I had to deal with regarding the filthy hallways and the problems I had with RATS and ANTS in the apartment. She told me the problems were my fault and they could not do anything to improve the conditions. I requested to get out of my lease and even offered to give up my security deposit in order to move out but was told if I did not pay the lease in full the owner would sue me for payment.
