My wife and I have been here for about two years. The new management took over a few months ago and things have improved. The complex is from the 70's so it does have its issues. The new ownership is making a concentrated effort to upgrade and repair issues as needed. I have had my concerns addressed fairly quickly. The complex is approx.. 500 units so the reaction time is not in hours but I usually get a response within a day. This complex offers a 24 hour secured mail/amazon pick up center. There are also multiple pools and a gym. Across the street from Cal Expo, Kaiser Health and the Arden mall

There are homeless people living there n their old laundry room. Thank have brought it to their attention twice and let them know they don’t have it locked. We now live with homeless people and pay over $2300 in rent. They don’t seem to care about that. A gated community with no gate, homeless neighbors on the property and have them digging through the garbage and throwing the garbage all over the car port. Not sure how they feel they can ask for so much in rent?!

If I could give a 0/5 stars I would. Firstly, exterior lights were broken for 7 months out of our 10 month lease. Our AC was broken, for 3 months, due to a leak from the AC unit being in too confined of a space and is also a fire hazard (HVAC Tech says). Nagged and nagged and nagged to get it fixed and they finally got it done in November (only reimbursed us for one month of our 3 months of outrageous SMUD bills). Not to mention our staircase was broken for 2 weeks. Good luck trying to get ahold of anyone in the office, they do not answer the phones and you have to email them multiple times to

My brother and his GF live here. Their ac leaks, their kitchen sink handle came off, the dishwasher doesn't work, the kitchen light doesn't work and the toilet runs. They have complained about the ac, the kitchen light and the faucet multiple times. someone comes out for the ac and the kitchen light (one of many few times) said they'd be back and then didnt come back. Most recently, last thursday or Friday. The jus got their oven replaced a week or so, after it being out for months. And the stove/oven they brought only has 3 working burners. The management for this apartment complex is absolutely ridiculous. My friends and I have been calling them for about 3 weeks now and there is absolutely no answer. Even if you were to leave a voicemail they never get back to you. That is already a red flag itself alone. Then when you go to the leasing office nobody is ever there. At that point it’s useless to associate with such bad professional behavior. Their prices are reasonable but considering how they act it’s considered unrealistic and unreasonable at that.

The lack of communication with the staff was very frustrating, I was coming from a different state and had a lot of questions and they would never answer the phone. I sent an email and it took days for a response. When I got to the area I went to go check them out before signing the lease and it was a very dirty and unorganized complex. It was very upsetting because I was literally homeless after this bad experience with them. I called them after emailing them I didn’t want to continue with the lease, and they were so quick to respond to that. I also spoke to them twice to try to get my holding

Please please please let me save you your time and money. These apartments are terrible. The management is absolutely useless if you want to see so for yourself try and call the office any time during business hours, you will have to call at least 20 times before you get an answer. The rent is expensive just for the location the apartments aren’t that nice. When i first began the process of moving in one of the leasing agents named Darnell started a fight with me and yelled at me to get out of his office (it was a public leasing office) because he didn’t like my attitude. I have lived here for 7 months now and truly enjoy living at the Palms. The location is great, close to downtown and many stores and great restaurants nearby. They also allow pets! I feel SAFE walking around the complex, which is huge. And the apartments themselves are nice!!
I recently applied to upgrade from my one bedroom to a two bedroom remodeled unit. Meg at the front desk was amazing, super sweet and attentive, she was friendly and helped me right away. The application process was pretty simple, and Alicia was super helpful and down to earth. The price I recieved for the remodeled unit
