Safety became a concern beginning in Aug/Sept 2021 with multiple car break-ins surrounding our complex. I urge you to check the crime reports. The parking lots are extremely bumpy/rough. The dumpster area is overflowing more often than not. One swimming pool was operational the duration of the lease. It was always crowded. There was no notification of why the other was closed and not maintained. Upon moving out, we had several blinds with broken plastic slats. Do not move here… the apartments are run down and constantly need repair. Bad smells, roaches and rats because they can’t empty the dumpsters, horrible leaks which caused my bathroom ceiling to cave in. Maintenance has no idea what they are doing and the front office could care less. They left a hole in my ceiling for over a month. For the price you can find somewhere way better than this place. I am thankful to no longer live here. Run in the opposite direction

The worst customer service I have EVER dealt with! I was supposed to move into my apartment on September 21st and was told that if I didn't sign the lease by August 23rd they would give my apartment away that I paid a holding deposit on! I told them that I had no problem signing the lease if I could just do a walk through of the apartment. They told me that was not possible and that I could see the apartment when I move in... I was skeptical about signing the lease without seeing the unit after looking at reviews about this complex. So I asked to speak with a manager to see if there was any

When I moved to the Riverset Apartments the were beautiful now they terrible not well kept at all I went to put trash in the garbage this morning the garbage is running all over on the ground and it stinks. Management makes promises to make things better it never happens this is the worst property on the island.

The lady at the front office was so rude. My sister moved in here and the washer and dryer were broken at move in, pipes were leaking and refrigerator was leaking all over the floor. The apartment was also unclean on move-in and she had to hire cleaners herself to clean it. I wanted to live closer to my sister so I decided to ask them about their available unit but only wanted to put in application if I was able to see the unit first. When I first moved into Riverset about a year ago, I was quickly disappointed. However, under the new management, this place has changed for the better. The management team is awesome- quick to respond and very helpful. Maintenance requests are attended to quickly and they even follow up later! The buildings are older, so there are normal maintenance issues, but they are willing to fix anything for you! They have also actively been making upgrades to the interior and exterior of the buildings. I wasn't planning on renewing my lease (which ended this month), but the management team is so awesome

Unfortunately, this place is pretty unliveable. It’s a shame because it’s in a nice location with fairly decent prices, but the lack of effectiveness from management and maintenance make it an awful place to live. To give some context, my air conditioning has not worked properly the entire time I’ve lived here (2 years). The maintenance team, as well intentioned as they are, are not equipped to handle such problems, and the company refuses to get outside assistance. They will come to fix it, it’ll work for a couple days, then I have to call again and they take DAYS, sometimes a whole week

I haven't lived there since Aug 2019. They reported to the credit bureau of Jan 2021 that I "owed" them $150. When I inquired about it they said it was their fault... they couldn't even get their fax working to fax the credit bureau the correction. Mind you this error cost me from getting an apartment.
Don't live here. They'll find ways to screw you even after living there.

We had problems with management from the day we moved in. We showed up the day our lease started with our movers ready to go, and management actually yelled at us that the apartment wasn’t ready. We were taken to the apartment, which was dirty and damaged and told it would all be fixed that afternoon. We had to reschedule our movers, came back later than they asked and our floor was soaking wet from carpet cleaning. We moved in, completed the survey about everything still broken or dirty in the apartment. None of it was fixed for months. Then our dryer broke. Then our AC. Each took weeks to fix

Disappointed to say the least regarding all of the options that I had upon my return to Memphis ......that I moved into this roach infested complex . My leasing agent never returned phone calls or emails . Maintenance enters your apartment without leaving proper notice that they have entered . Someone did reach out to me to discuss the rodent problem only after I posted concerns on social media ..... in which she continued to speak above me . Her concerns were not the rodents but the apartment checklist . However ,before you sign the apartment checklist it clearly states if you have any unresolved

There is so many bug problems. Roches everywhere. Management does not seem to care. We get it that the pools can't be open during COVID but they didn't even make an attempt. They showed us the pool this June as being open and it they lied. This management is awful. This is way over priced. Plus we have had our car broken into two times. I can't wait to get out of this contract, which they will not work with you at all. Be careful before you sign.
Also when visiting come on a Sunday and see the trash compactors. Over flowing with trash that smells. It's gross!!! Do not rent

Let me start at the beginning. Toured the complex, decided to put an application in with a roommate. Paid all fees and waited multiple days until I had to call them myself for an update. They needed more information from me, but never told me. Provided the information. Waited multiple more days until I had to call them AGAIN. Turns out my leasing agent was fired. Had to redo the process with a new leasing agent. This one was very polite, punctual and reached out when she needed more information from us. Fast-forward to move in day. Like they say, once you lived on mud island, you would never prefer any place in Shelby county. It’s beauty is incredible. Most of the communities in mud island are good but Riverset offers the most affordable option with all amenities and location is just awesome. They do not have a gated community but considering the whole mud island is safe neighborhood, It doesn’t matter (P.S. I’ve seen people using my apartment parking as public parking for Greenbelt park). The community dumpster is a bit far from my building, but rest is awesome.

I was really disappointed with the service that I received as a new applicant to these apartments. I toured these apartments and applied as quickly as possible, and no one could get back to me about the status of my application. My roommate and I tried calling multiple times, but they told us we were waitlisted for a unit since we applied a month before move-in. The application was really confusing and no one could help us out with it. We ended up renting an apartment at another complex- someone I knew who lived here also complained about the management here. I would recommend looking somewhere

This is an AWFUL PLACE TO LIVE!!! The first day I moved in the apartment complex, I should have known!!! They gave me a dryer that did not work, only to find out it was broken and they only put it there for decoration!! The pools are always disgusting!! Only the front of the apartment complex is well kept! THEY HAVE ROACHES!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!! They took 10 weeks for pest control to come out!! Please do not live here!

Absolute worst customer service you will ever experience from apartment complex. Calling and talking to someone does nothing. They say, "We'll get somebody right out." And you don't hear from them again and when you call back they don't remember talking to you. Not a single issue I have ever called for has been solved. I don't complain at all and don't ever write reviews or anything. But this is necessary. Avoid living here at all costs.

Other than the setting on Mud Island this place is a dump. If you are a college student then this may be the place for you. I remember being in college and I lived in apartment complexes that were much nicer than this. The renovated units are a joke. The place I moved into leaked like a faucet. For the monthly rental rates here you definitely should expect more. I have lived in larger cities (Atlanta and Charlotte) and paid rental that was comparable to the rental rates here. The big difference is the places I lived in were five stars compared to Riverset. There are better places to live

Update: summer has arrived which means pool season at Riverset right? Nope, not unless you want to swim in a algae covered pool and deal with trash lying around the swimming area. This place has gone so downhill that we won't be renewing our lease this year. By the way, they will be raising our rent AGAIN by about $40+.
