We lived here for over a year and a half and loved every second! Everyone in the leasing office was wonderful! We discovered a major mold problem in August of 2020, and our air conditioning had to be taken out. It was a HOT month, and Steve brought his portable air conditioner from home to make sure we were comfortable in our home. Every part of the leasing process and moving process was seamless and great. We felt so loved here, and were so sad when we had to move! We had great neighbors, and never had any problems with our cars being broken into like several of our friends who live in other apartments

My wife and I have lived here for a month now and cannot state how much we love it! Management is responsive, onsite, and super sweet - shoutout to Rita and Shawn, who helped us and answered all my annoying questions! Maintenance is timely, does their job well, and is polite. The grounds are gorgeous and it's so great being walking distance to Tom Lee. The apartment itself has been really well taken care of through its lifetime; we got the updated gray color scheme and granite countertops, which are really nice! My experience only lasted 1 1/2 minutes. The associate at the desk today had a very nasty attitude and didn’t even greet me and my family when knocked on the door. I had an appointment scheduled at noon for an apartment tour and didn’t get to have that because she told us to “have a good day” as if we are interrupting her time. If she didn’t want to be at the office or work today, she should’ve stayed home. Her customer service today showed me that I shouldn’t live there and that I would have to deal with that type of attitude frequently for services if I would’ve chose there to

I’ve called South Bluffs home for almost 4 years and have loved every second of it. I highly recommend moving here if you're new to Memphis or in transition. I appreciate the community and it's been great as a young professional working Downtown. The office and maintenance staff are quick to respond, learn your name, and are always friendly. South Bluffs is the perfect neighborhood located among gorgeous homes, great parks, South Main, and the Mississippi. Couldn't say better things about South Bluffs!

While I stayed here I came into a difficult situation. They sued me for above and beyond what I owed them. Did not try to work with me. Also while staying here I had a spider, gnat, and mosquito infestation. I also had a mold problem. I had to throw away 30% of my belongings including name brand clothes and purses. Still over a year later I am finding molded stuff in my jewelry box etc. They did not try to work with me and instead sued me. A single mom who had no income for over 2 years.Do not live here!!!!

I have lived at four apartment complexes over the past 10 years, and South Bluffs has been the best by far. The number one problem I have had at other apartments is the staff and management. Whether it is them being unfriendly or unhelpful, I have not have good experiences in the past. With South Bluffs, it has been the exact opposite. Management is always so friendly and quick to respond to issues. They also keep the community up-to-date by email when things are happening at the apartment complex, or even just local events. Aside from the wonderful staff, the complex is very safe with gates, security

Originally from Toronto, Canada I spent 8 weeks looking at houses, condos and apartment complexes. I had a pretty big list of requirements and was very impressed with the management and upkeep of the property. So far my time at South Bluffs has been great - the apartment was spotless upon arrival and the support has been incredible throughout my first few weeks. I highly recommend the property to any locals or transplants looking for a smooth transition to Memphis.

I wanted to wait a few months after moving in to write this review, just to make sure everything was still really as great as it initially seemed. Since moving in, my wife and I have had nothing but great encounters. The staff is always friendly. The maintenance staff is truly unmatched (in the rare occurrence that there is an issue) and any issue is taken care of promptly and professionally.

We have had a wonderful experience with South Bluffs ever since I've lived moved to Memphis in 2014. We love our spacious apartment and updated amenities. The management staff is very quick to respond and any maintenance request we've had has been completed within the same day. They also host resident functions every 2 months at cool spots around time with free drinks and food! I also love that South Bluffs is so close to downtown but still feels neighborhood-ly.

The staff is sweet. Apartments are nice and spacious but definitely older. Maintenance responds quickly. can’t give a 5 Star because of a recent situation. I work from home and our water is turned off every morning until mid- afternoon due to replacing valves. This has been happening for a week and everything will hopefully be fixed the following week. Rent concessions are never an option here and I believe something should be offered for the inconvenience of no water most of the day for over a week. A few days, sure no problem but over a week is very frustrating.
