One parking decal per lease holder. Parking boats, campers and recreational vehicles is prohibited unless Management has provided a designated area. All vehicles are to have the assigned parking sticker in their front window (right bottom corner) at all times. Do not park in a reserved parking spot unless it is assigned to your apartment.

If I could give NEGATIVE stars I F’n would! This is the worst place I have ever lived in my life. Currently having my 2nd apartment flood, called “Emergency” maintenance at 2:20 am due to me waking up to water everywhere and toilet running nonstop, well it is now 6:00 AM!!!!!!! I moved here October 2021 and I HATE EVERYTHING ABOUT LIVING HERE! My apartment flooded while I was on bedrest from a vacant apartment. It left the most heinous smell in my apartment. I don't have ANY hotwater in my tub and can barely shower, definitely can't bathe. I have complained about my water since I moved in. My heat smells like mildew. I am in search of a new apartment and I passed by this complex today and decided to read the reviews. All I could do was shake my head. Going back to 6yrs ago to 2 months ago, your apartment are travesty to be roach infested. I take reviews serious and I don’t take them for granted. You may want to fix your leasing office issues and your roach and rat infestation. I will not even attempt to move into these apartments. I would want the leasing office to care about my well being.

I lived her for less than a year there was mold in my bathroom in the ceiling & behind the toilet. Rats was living in my pantry i called maintenance/pest control they didn’t come out they told me they can’t do nothing about the situation! I had big roaches and baby roaches they didn’t come out to fix the problem so i moved out & left ! currently looking for a new apartment now !

Moved here on a short notice. All the reviews are true. Not a great place. They fool you with the model. I'm in a upgraded unit. Some of the worst cheapest construction that I've ever seen in my life. My toilet it runs forever before it shuts off I have no security latch on my front door my sliding glass door basically just has a metal bar that's just rigged it looks like a security latch bar but it's not a working security latch bar it's just rigged there. I have been here for only 3 months and its been horrible! They charge you for pest control and do not even give pest control! Maintenance is TERRIBLE! Neighbors keep to themselves which I like. Not a lot of noise. But I put a maintenance request a couple weeks ago and it was cancelled 2 days later, no explanation, thankfully it wasn’t an emergency. Now I put in another request two days ago the ceiling in my BR is leaking, no one has came. And I’m in a 1 bedroom. I’ve had to use my own towels to dry the floors and keep having to dump the water from my BR trash can into the toilet. The water finally reached my BR Carpet in the middle of the night. And still no one has showed to fix the problem.

DO NOT MOVE HERE. NO HOT WATER, MANAGEMENT DOES NOT CARE. Gates don’t work, no security. Numerous issues that are never fixed. Absolutely trash apartment complex. Find some where else, trust me. Listen to the other reviews and don't make the same mistakes we did signing a lease here at Urban Palms apartments. I'm literally researching the move out process since it's barely been 30 days. Not only did I get moved into a moldy UNREADY unit (despite calling months in advance to verify) but there were obvious signs of water damage including in the laundry rooms.

You can call 30 times in 1 day and never get ahold of any staff. Then when you do and ask for management you will never receive a call back. Also utility is a scam moving in from a 2 bed 2 bath to a 1 bed 1 bath you would think my water bill would be less. But no I'm paying the same as I would in a 2 bedroom.

Do not move here. Gfs car got broken in to, poor security, notified management. They have hardly done anything to fix the gates, constant traffic coming IN the EXIT gate. Hot water hardly ever works. They will literally notify you everyday that "someone is doing exterior repairs" and to be aware but the day they painted the apartment next to my apartment they didn't inform me and I nearly passed out from the fumes. No response to complaints. Biggest thing was the hot water, like I said hardly works, ridiculous. Lol property will message back here saying they care, but I've reached

I wouldn't move here not because of the incident that happened between the neighbors but because the manager has repeatedly justified the appalling behaviour of the attackers... in several replies the manager has pointed out that the partygoers were breaking the rules, I guess that makes attacking the family and vandalizing the party okay with management?

Terrible!!!!! Customer service moved in on December 2020 and I already had a bad experience. Edna she was not helpful at all she's very rude and the manager she never want to see no body. I did the mistake of signing the lease with this Apartment. I am literally stuck living here for the next 10 months. Full of Roaches and many many other issues, my bathroom is horrible once all that was reported to the manager now is 2 weeks I still wait for them to come to fix. They don't care about your living but they care for what you pay if you're thinking is the better place to live trust me it's not a better

It's a nice place to live. Maintenance is on time most times. It has nice environs inside. Also grateful for the resident enrichment and food distribution programs to help residents during the pandemic. Still lots to be improved on though (like the constant smell of smoke around the area in the evenings and the roaches! Those are a big one).

I. Saw the video circulating about the 2 tenants that live there that terrorized the Hispanic family that was just minding their business with a birthday. The correct thing to do is evict tenants that are physically violent towards others and on top of that are racist..I can't imagine anyone moving here after you refuse to acknowledge this and literally turn a blind eye to this

There's a video about an African American harassing a family, a child's birthday party, and the fact that actions haven't been taken Im disappointed. She doesn't own the property. I hope she gets kicked out of the apartments. I'll make sure not to let any friends or family know not to rent in these until actions are taken.

If I could give 0 stars this review would be perfect! I've been living here for a year and is patiently waiting for my lease to be up, it's sad 3months into my lease I was requesting how much it would cost me to break my lease. Let's start off when I applied I was told an apartment would be available in the middle of the month ok cool but then I received a call that a unit had came available early I took it. I came to pick up my key the day before I moved in and was told by management that housekeeping would come to clean up the unit because it was recently sprayed, hence the reason

I do not recommend this property we looked for a 2 bedroom apartment on the first floor for $ 965 they made me pay 130 for the app they qualified us and then "almost at the middle of the month they call us saying that they do not have the agreed apartment that if we wanted that we would have to pay $ 200 more and the truth is disgusting that they steal money from you, here nobody gives you the money one and these charlatans easily take away the money to one deceiving you would never apply again here. There you want to have your money stole .

These are horrible apartments. To start with the plumbing issues are every other day. Plumbing issues meaning clogged toilets sinks and tubs. Once before I have flushed the toilet and everyone else's waist began to clog up my toilet. Reaching out to the leasing office is pointless at these apartments because the residents aren't priority. Then there's gnats from the plumbing always being backed up . This has to be the worst apartment experience by far. Also the environment isn't a friendly environment on weekends there's people in the day time drunk sleep under trees ,

Moved in on New Years and the office was closed. The A/C-Heating wasn't working no 220 socket for my dryer. Called Tuesday when they opened back up . Air fixed that day socket fixed the next day. Last nite happen to raise the blinds up in my bedroom reason being it would have a strong chill in that area when we walked by discovering a cracked window. Will call tomorrow or Tuesday not knowing if there open on MLK BUT we will see how long it takes to fix it. Honestly no complaints office staff very nice London has attended to every thing we needed. My experience here started out as one of skeptical of the area. As I have grown more familiar with the area and started working here it has been one of great reward and passion for this community. I really enjoy the people, the renovations, and the growth of the area. The renovations are really boosting the property to the next level. My friend moved to these apartments and is literally about to be flooded out of her apartment. Her sink over flowed to the point that the gross water started to fill her living room. Water also falls from her ceiling to the point it turn her bathroom counter to mush. When she called the emergency maintenance line, no answer. So please feel free to move here if you want to live in a giant waste pool.

Just recently moved into urban palms. Previously I was living in the galleria area and literally was paying $1380 a month for my one bedroom apartment. I decided I wanted to start saving more money, so I gave urban palms a try. I love it! I don't know why I decided to pay so much at my previous apartments! They have completely renovated units that match my previous apartment but I have waaaayyy more space now in my town home! The office staff is amazing and I won't ever pay those high prices again for an apartment!
