No empathy for their residents what so ever. The Property Manager is not professional, dishonest, and untrustworthy. This is not a place to rent for the company does not care about tenants' concerns or even help their tenants. There has been discrimination against residents and even employees. If you live at the Villas beware of management. If you feel you have been discriminated against please do something.

I was informed by the property manager Diane Lysius that we had to Move out of the Unit before December, because Renovation was going to take place in the entire Facility. Diana informed me that I wont be charged any lease termination fees or anything because of the Owners Decision to Renovate the Property. No privacy at Impressions. My patio door blinds are enclosed in a glass. I put in multiple maintenance orders to have them replaced, September 8th, 2021 I submitted the first one, which the the assistant property manager happily stated she closed because she believed them to be a duplicate(without reading the order I assume because it directly stated what I was requesting) I informed her they weren’t and she stated she resubmitted the order. September 10, 2022 I submitted another order to have the blinds replaced. As of September 23, 2021 Nothing. You can see completely into my home as the blinds

I moved out of Timber Ridge Townhomes in Fredericksburg on 4/30 and still not have received my security deposit. They said it would take 30-45 days. It has been nearly 90 days. I find this extremely unprofessional and careless for a company. Joshua and Lorraine do not answer calls or emails attentively. Now I’m waiting for my deposit check that they keep saying is on the way. I will be moving forward with small claims if I do not receive my check by the end of this month. I’ve been more than patient. I would like this issue resolved as soon as possible

Too many computer programs for the on-site property manager to keep up with. This is a large corporation although pays good with excellent benefits. There are too many extra tasks and responsibilities involved that take away from the true goal of producing income for the property. Their daily rent pricing has more cons than pros and doesn’t work well on older properties. my Supervisor was a nice Capreit company employee. I moved in over two years ago and couldn't be happier with the amazing quality of service! The move in process was easy, the building is clean, the staff is cheerful. I have never had to wait for a maintenance need, they even change my lightbulbs! Any questions I have had have been answered in a timely fashion and I feel like they care my needs. I loved all the resident events we had before COVID! Can't wait for that to come back. That being said, they have taken COVID very serious and installed sanitation stations through out the building, which was a really nice touch, I thought. Happy to be

I lived in lieutenants run on Petersburg. And we pay ever mouth on time never late .so after 10 mouth we decide to move and they said pay over 900 for a Eairly termination fee . to brake the leas So we did and pay the rent . they gave us a move out day. Then 6 to 7 mouth later they said we owe them for the 2 remaining mouth. We know so manny people that said be careful with this company CAPREIT because they are crook's and this will happen. This company just became the new management company for my apartment complex. Customer service before the new management was superior. All questions & needs were met in a timely manner. With this transition, it is no longer the same. I can’t even get information about my lease due to this. I have to make a decision in less than 10 days about whether or not I’m going to renew my lease, but I have no information to help make that decision. At this point, I probably won’t renew.
