Very expensive, but it's San Francisco so I get it. However, was given a washer and dryer that smell like mold, and despite countless complaints, no effort to replace or fix the problem. The single elevator has been out of commission for 2 weeks now and there's been no communication to when it'll be fixed except for a wrinkled piece of paper taped carelessly to the door- a memo that says a repair man would be on site 2 weeks ago... How absurd. I will not being renewing my lease and I suggest you don't get into one yourself.

Leasing office was incompetent and rude plus constant miss communications. I called on Tuesday to schedule an end of week Friday tour, the tour was confirmed. A different person from the office called me back on Wednesday and said there was no availability on Friday, I said I had scheduled it and she said then it is fine. The office called me back on friday (an hour before my tour) and said I was a "no show" on Wednesday and there's no longer any available apartment of my choice. I did not schedule an appointment on Wed and she also complained that I entered the wrong email and in fact she took

I stopped by on a day when they were open for touring when I first started looking for an apartment. I was assisted by a latino man who at the end of the tour gave his name as "Steve Smith" that he wrote on a card that I had to ask for. He acted as though he was not interested in helping me and was not helpful when showing me the apartment. Not a good way to get tenants especially in the studios that have two burners on the counter as a stove and a half size refrigerator and a strange floor plan.

I applied here, thought twice about it, and cancelled/initiated refund for my deposit and I'm glad I did.
I spoke to a "Thomas" on the phone who seemed very unfriendly and when I told him I wanted to cancel my application he very rudely said "oh, so you DON'T want to move forward with two months free rent and $1699?" That was a major turn off and it pretty much solidified my decision to cancel.
First of all, I wouldn't be paying $1699, with all fees included for my pets I would have been paying $1845 which I can't afford. According to all these reviews

I want to complain abut their leasing service. During the call for scheduling a tour, the employer recorded my requirements and preference and explicitly told me which apartment I would be shown. In the end, we scheduled a self-guided tour for today (Jan 16th).
Yesterday, during office hour I called again and got confirmation for the schedule. In addition, 2 hours prior to the scheduled time I received their email reminding me of the visit.

Poor Apartment Management and Loud Neighbourhood
The apartment manager didn't take a valid or acceptable action when the neighbourhoods are making so much noise. The resident above me is always making big noise after 10pm until 2am in the morning. My ceiling and windows are shaking while they're walking at the apartment, and they keep doing laundry after midnight. Sometimes when I work from home, their steps are much loader and seems they never care about other residents. I've tried to communicate with them and the apartment manager, and there is what I got from them:

O and M balance a friendly, clean neighborhood with value. My personal favorite is the rooftops, followed by Noon (Café), and the dog park less than block away. While there may not be a gym or common indoor area for residents to hangout or entertain guests, this building, the neighborhood, and people make up for the lack of amenities.

Living at O & M was the most positive experience I've had living in any city. Firstly, the units are great--high-performing and sleek appliances, the natural light from huge windows, and the quality of interiors. There's a beautiful fireplace rooftop, and the buildings have their own style--I never felt like I was living in your basic complex. Secondly, the staff is just fantastic. I've had my fair share of asks and requests and they've been so helpful, patient, and available. Corey and Aubrey are great--they are great about updates and FYIs for the residents. The building

Construction noise and pollution - heavy duty construction pretty much 12 hours a day, 6 days a week across the street. You can expect jack hammering, digging up parts of the sidewalk, and construction workers leaving tons of trash from their lunches on the sidewalk. Before we signed the lease, we asked if there'd be construction across the street (because it was an empty plot of land with some old UCSF shacks). The O&M person

If I could give no stars I would have. They had a sign saying touring O&M. I waited till the lady was done with her 2 customers. Then she told me she needs to close the office till 2:45 pm. I went and came back and she wasn’t there. I sent about 6 emails trying to make an appointment and no one responded. If this is the level of service before we move in, I can only imagine what will happen if we give them our money. Picked another place to move into.

Moved in just a little over two weeks ago. (On 02/01/18) Absolutely fantastic transition! Everyone in management was extremely helpful and friendly. Very responsive to any questions or concerns I had. I wasn’t in city before I moved in so they took videos of the apartments I was interested in which was really nice of them. Also, they were cool enough to let me store some of my bags in the apartment a day early so I didn’t have to carry them around.
Pretty well insulated building. I haven’t heard a single sound from the highway behind the building and the temporary and not as quiet construction

What else can you ask for? We have a dog park across the street, a great coffee place by the door and this pocket still feels safe. We have a trash valet, packages are delivered to our door every day and the management (Corey and Nick) is always making sure that we are comfortable and that everything in our apartment is running properly. If you have a dog this is the perfect place. Plus you're 15 minutes away from everywhere.

LOVE IT HERE.
I moved in this past October and have been SO THRILLED ever since! The building itself is GORGEOUS, brand new - top notch appliances in even the tiniest studios (cough like mine :) cough).
Corey and Garrett (building managers) have been fantastic. Super responsive, weren't pushy when I was looking at the building, and beyond accommodating to make sure I have the best experience.
I feel safe in the building (have a storage unit, leave my bike in the bike storage place) and haven't had an issue. Dogpatch in general is getting better but with these new buildings (like

If you're thinking of renting here, think twice before you sign! My boyfriend moved in a few months ago, and in this time we've been through:
- His $1600 bike getting stolen from the bike room (along with several other high value bikes). Management was of no help regarding the situation, and didn't even appear the least bit apologetic. I understand it is not their fault but there could have been precautions taken, like a more secure lock for the room, or security cameras.
- None of the amenities are set up despite promises to do so. This includes the call box, package lockers, and
