Hubbard's Ridge Apartments

I was really looking forward to applying here but based off the responses under these comments from management I can feel the negativity plus the responses are completely unprofessional and not a good look.

After the reviews and the snarky, I told you so, hateful replies from management I cannot imagine ever living here. Onward....

3 day's before my move-in and 14 days before Christmas I was told that I must pay the prorated amount for December and all of January's rent. I don't think they would have even told me if I hadn't called about another question. Communication from this office is terrible. Apartment was not cleaned. Carpet was dirty. Air filter had not been changed in a very long time and had been painted shut to the wall. I am currently using an electric heater to heat the apartment because it blows so much dust. Screws left in carpet to step on. No doors on laundry and bathroom pantry. Fireplace mantle was covered

So scared to leave a review while living there. Strat off reserved parking is just a money scheme. They don’t care even threaten to tow you for waking them up.
Let’s talk about maintenance. Halfway do the job after returning two-three time to get tools parts replace then return to get tools left behind. Then not to mention the lecture you get for normal wear and tear.
Let’s look at AC in the summer, it breaks down and they have no problems turning it off when it’s 110 outside and telling you they’ll be back tomorrow because they have to order parts.
Now let’s get on to the moving

Do not rent here. They raise rent every time a lease is up. Parking lot was ALWAYS trashed. parking lot has no security. thin walls. false advertising online. air conditioning units are outdated, inefficient and unable to keep up with Dallas heat during the summer. Have loved living here so far, don’t really agree with any of the bad reviews. The only thing I do highly hate and am disgusted by is the pool. It’s a horrible view for anyone living near it! If that was kept up with, I would definitely rate 5!

Worst apartments ever! From the management to the apartments themselves, the 1st day living at these apartments someone was stabbed and they couldn't do anything about it this place the the most unsafe environment!! Do not move here if you have kids or if you value your life.

I really enjoy living here! Super affordable and renovated units, maintenance is always doing their best, very respectful staff.
I have never seen roaches or rodents like other reviews say. I’ve been here for a year and I have no complaints. Everyone is so nice!
The neighborhood overall is really nice as well!

This complex is awesome !! It's such a nice and peaceful area . I love waking up and jumping right on the freeway to get to work, passing over the lake and all . It's just beautiful . I can't thank my MVP Gavin and the Smart City Apartments company enough !!! They worked hard to get me into something affordable and nice !!

Camry at the Leasing Office is absolutely wonderful! She is always polite, helpful, attentive to our requests, and always has a smile for us! Thank you so much for all your help and hard work, it’s greatly appreciated :)

Do not under any circumstances lease here. I lived here from oct 2019-2020. At first glance this place seems manageable. But after a few months many incidents took place that resulted in me bolting out as fast at I could. But for sake of reading time I will make this list concise as possible.

1. The hallways and exterior of the apartments were always filthy until the literal last day of my residences as cob webs, bugs, and garbage residue coated the delapadated walls and floors. Not to mention the strong odor from all the cigarette smokers.

2.the tenants here are unpleasant at best. Children

My husband & I went for a self-guided tour on today after reading all of the reviews and the complex having a four star rating. The best parts of the tour was the receptionist's kindness & how peaceful the complex seems. That is why I give 2-stars.
Now, the bad. All of the doors that I laid my eyes on had major dents. The stairwells were very dirty & had cobwebs everywhere. The apartment, 1209, in which we were given to take a look into was completely dirty. It was as though someone had just moved out & didn’t try to clean or gotten evicted. The carpet was not vacuumed, the kitchen was dirty

We lived in these apartments for 2 years and I absolutely would NOT recommend them to anyone any more. At first things were great, very affordable and pretty good environment but in the last 6 -10 months things went down hill quickly. First off the kind of people that were moving in were not good people. There are multiple drug dealers in every building. The place smells like kush, you can smell it in your apartment actually every time you walk in the door... and out of it as well actually. There is always the company of fire trucks and police because something is always going on... I guess you

The food is good the waitresses are cute, but just be ready for the grandpals to look at you like you're in the wrong hood. Also the prices are higher than a big franchise but the food and service is in my opinion worth it.

If you're looking for an extremely nice, beautifully upgraded and affordable place to live, Hubbards Ridge is the place to call home. Erika and Josselyne have been the MOST caring and friendly "landlords" I have ever dealt with. I am on the last month of my first lease, and even contemplating moving, but after weighing all my options, inWILL be signing another lease here. The maintenance staff has been incredibly and fast! For ex: I put in a work order yesterday afternoon and the problem was fixed by days end. Bottom line is you will not find a more affordable, nice, comfortable

DO NOT LIVE HERE!!!! I lived here for a year, never made a late payment and yet we still had so many issues. The very first day we moved in, the apartment flooded from the kitchen. The air conditioner hardly ever works. They never fix the problems going on they always just cover things up. Our living room has been flooding for months from the air conditioner. Water damage has ruined floors and caused mold all over the place. They tried to paint over the mold to fix it. We made them replace all the base boards and the mold came back due to failure to fix. The managers don't care and are rude
