The gates are always broken so homeless creeping around in the garbage.
they claim there's a security guard but he is never around. Maintenance guys are amazing but they work them to death so you can never get anything fixed because they're so backed up.
Office staff is rude and keep doors locked. Most of the time they do not answer the phone. Good move in price but once you get here it's a world wind tunnel of a jacking up the rent for no reason at all. Now the spa heater is broken who knows if they ever fix that or plan on it. I don't understand how apartments can jack up

I love Selby Ranch Apartments are beautiful, the residents are friendly and its very pet friendly. I have absolutely no complaints except 1, the parking situation is crazy, other than that its very quiet.

I lived here for three years with mold issues all through out the apartment and lies that management would fix. Apartments outside area are in a great location but ran by horrible janky people. I wish I could leave 0 stars. While living there I complained about mold for a year and the last month living there they wanted to paint over it. I'm pretty sure they will try to keep my deposit. I actually filed a complaint with fair housing and I am going to file another one for sure. I REPEAT DON'T MOVE HERE.

Renovations are really nice, great neighborhood, beautiful complex & office people are very nice and caring. Rent price is high, but you get what you pay for.

Had to update this.
The remodeled 3 bedroom we were at had every possible thing break, unbelievable. At some point I had to call and literally get so upset so someone would come fix my shower that would not stop running, because apparently for the maintenance standards that is not an emergency!!! Ha
We decided to move to a smaller place since the rent was about to go up $300 and all the updated stuff was broke and breaking (ac not working, our hot water worked because they put a cord over the fence and never fixed it(at some point someone disconnected it and we didn't have hot water for days

Well this is my second time living here, everything was great other than my first month living there with intermittent hot water. Things got worse upon move out. I don't know what kind of bs scam they're trying to pull on us. They wanted to charge us $2000 total for our move out. 1st they said they had to replace 1 year old carpets. 2nd they charged us 6 hours of deep cleaning. Which is funny, because we had a professional service come in and not only clean our carpets, but also deep clean the entire unit. It was spotless. Selby Ranch Apartments goes above and beyond for their residents--I'm a newer resident here and have enjoyed my experience from exploring the property, the leasing process and now the finer touches like this. Their engagement and communication with tenants is fantastic and they offer things of value to all who live here. Way to go Selby Ranch!

Updating my review. I thought the hot water issue was getting fixed with the tankless hot water heaters, but it is worse!! And I am not the only one dealing with this. The office has been no help. Nothing has changed. Sure is a shame. Provided are just a sample of times our hot water has been lacking, not matter how long we let it run for.

New management has been horrible. There have been constant ongoing issues on a weekly basis and when I complain the only response I have gotten is sorry for the inconvenience. It has become a broken record. So tired of all the ongoing problems-no end in sight. For the high rent charged this is definitely not luxury living although they advertise such. My family has been witness to all I have been put though and they are shocked and telling me to move...

The place is not managed well, and the construction APPEARS to have caused asbestos exposure subject to litigation Superior Case Number

They should get rid of dying grass and just put in mulch.

Could be great but they have major issues with hot water and plumbing. You have to run water in tub in order to get hot water in kitchen. Plumber thinks this is okay,

Multiple families living in units and all have cars creating parking nightmare that management refuses to address.

This is a new, short and to the point, unbiased review, from someone who has lived at Selby Ranch for over 1 year. Selby Ranch overall is a great apartment complex with a very friendly and helpful staff. The only drawbacks that I have noticed have been the construction, the lack of parking in some areas(due to the construction), and the hot water situation(which has affected my unit particularly bad). Now, with that being said, as far as I can tell the construction is pretty much done and the majority of the complex has new instant hot water heaters with the remainder getting a fix soon, mine included

My son and I were excited to move into our townhouse as we had been looking for something that suited our needs after selling our home of 12 years. It has been a nightmare. Full tear down of the exterior started one month after we moved in (I was not informed that this construction would be happening when signing the lease and would have never moved in if I’d known. I work from home and the noise was/is unbearable) Since May, I have not had one month without major issues. Recently, it is not uncommon to wake up and have no hot water to shower with.....at all. Think long and hard before you rent here. This place is a dump and the management is absolutely terrible! There is mice all over the inside of apartments along with cockroaches and slugs that get in.. the management has zero professionalism whatsoever! Seriously look somewhere else before you are stuck here

Update 2/28: Finally a response from management on my yelp review. What wasn't mentioned is....they are having issues getting proper permits and they don't see a hot water fix until June (if that). They should have updated the system years ago and they are now paying the price. I have spoken to management multiple times and their response to this review is CYA. I suspect the issues will continue passed June. Thankfully, I will no longer live here.
Update 2/15-2/25: sporadic interruption of hot water. I woke up today and again, I could not take a hot shower. It's getting ridiculous

I’ve lived here for about a year and everything was fine until the construction started. They sent us a letter informing us what would be happening and a rough timeline of completion. It’s been an absolute nightmare and not worth the $200 rent increase that’s clearly paying for this construction. We’ve had several holes put in our walls not repaired and the construction has suddenly become slower than ever. The construction has caused our AC to not work and the maintenance is extremely inconsistent and always says they will come back and never did. Eventually I gave up because the weather

The management is running something of a scam here. So long as you don't complain and don't mind taking luke-warm showers, you'll probably like the apartments, as the tenants are nice, the area safe, and the layout rather cute.

Shelby Ranch Apartments writes their rental contracts under the old manager's name, Kristofer Selberg, who no longer works there. I believe they do this because California Law requires a property manager to be a licensed realtor. The new manager, Claudine Turner, is not licensed. (I believe this is called "fraud"...I wonder if Mr. Selberg

Don't move here. Management attitude towards tennants is really poor. We moved in on a short term basis. 2 months in they decided to do construction on the entire complex. This was to include the loss of both front and back patios and boarding up all windows and doors. They gave us less than two weeks notice that this was happening, offered zero rent relief and when we complained basically told us "tough *$4!7". Fortunately we are on a month to month lease and when we asked if we could move out early (less than 30 day notice)they said "no"

The hot water went out 2 days ago and there still is no hot water. For the Entire Half of the complex.
When we called to ask about the progress on fixing the problem. We were treated like we were the problem and met with hostility. I have never called to complain about other issues in the past year and a half of living here. There was no apology or reasurrance from the staff. Not to mention all the construction going on with no regard for the tenants.
I would Strongly recommend not to consider living here

There is a lot of potential to this place. It's rather quiet and feels safe. Gated. The people who live here seem nice, many of whom have been here for decades. however, the management is running a bit of a scam here. There is a major hot water issue. the issue is that it often simply doesn't work. They know there is an issue and they will pretend it doesn't exist. When you move in to "discover" this issue they will act surprised and send over a handyman who will fidget with your valves and with the exterior mechanisms. This will continue indefinitely until you simply get so tired of being a bother
