My wife and I a little over a year ago moved here. We were shown a beautiful apartment on our tour. We were moving from out of state. When we finally moved in the apartment was entirely different then what we were shown and the blueprint was different. The shower and sinks had been painted over. Two windows were broken and screens missing they were never fixed The plumbing was horrible and backed up into the apartment twice in three months and multiple times we had to have maintenance unclog toilets and drains, the water to the building was shut off about 6 times in our 4 month stay and our ac

We've lived here since April. We love it here! The office staff are friendly and helpful. The amenities are well kept. The apartment is decent. The grounds are kept really nice especially with all the wildlife around. It is also in the middle of everything! So super convenient. Less than 30 minutes to the beach! Really, just a great place to live!

We toured here and it seemed pretty nice. We were told different things about pricing from different staff members. We were originally told if we filled out an application ($100 for 2 people) we could then call and ask for a 15 month lease price which would be about $100 less a month then 12 month lease online price. We were also told they weren't sure if there was already a washer/dryer in the unit, but could tell us after the application. They thought there was but would be able to check after. If there is already a washer/dryer its included in the rent price, if not its $30/month to get

The staff here is AMAZINGGGG. They are so great. Shawn, Destiny, Steve and maintance supervisor, Jorge are well needed here they all need a raise or promotion because customer service like this staff should be greatly appreciate it. I been a tenant at this location for 3 years. It's amazing. Very clean and quiet I have great neighbors. It's very safe. Everyone is so friendly. The amenities are terrrrrrific. Awful awful awful management. I have called the police at least 2 times and contacted the management office about yelling and disturbance above me. They did absoultely NOTHING!! I am tired of this place, as soon as I can I am getting out of here. I always pay my rent on time and never have issues. Nice to see how they treat residents who follow rules.I repeat do not waste your money on this place.

The people working for The Waterford at Mandarin Apartments immediately took care of my husband and I's situation and moved us to a different apartment. I appreciate how quick this process was. They assured us that it has never happened at this apartment complex before and that it is not how they do things here. They also assured us that the apartment that we moved out of will be taken care of properly before a new resident moves in. Staff very professional and friendly, clean clubhouse, updated although older complex. Lots of trees. I like it. Ask for Damien! I definitely give him five stars.

As I sit outside on my patio on this Friday evening drinking my coffee I had to tell you that this property has never look so good in the 12 years that I lived here. I’ve met with the manager Stacey and she is an amazing person. By far the BEST that’s has ever been here!
I see her driving around this property and handling her team! When I went to the office today she told me that her door is always open. This has been the WORST apartment complex and Management company I have ever dealt with. We lived here for 3 months, bought out of my lease and did not enjoy our time. Loved the location but not the apartment. Management company is horrible. They tell me my final bill is one thing and I promptly pay it and then a month later they send me a certified bill saying this is the final bill and it's $40.00 more then what I was originally told and paid. Honest to God they have the nerve to try and charge me $4.00 for their postage for sending me the final bill. STAY AWAY and read the reviews THEY

This is a great apartment community. The security deposit is low $50 (refundable) but they hit you with garbage and pet control $28/month, gate card, pool card and utilities connection for $320. (Non-refundable). Those extra cost are ridiculous. Why would you need to pay for a gate or pool card if you return them? Why are they charging a utility connection fee when they don't connect it.

Customer service tip:
If a tenant seems irate over maintenance not fulfilling its duties per the lease agreement, don't say this to mollify that tenant.
"...We have 432 apartments..."
Chances are that tenant fully understands the concept of an "apartment complex." He also probably understands that you're receiving rent from each said apartment. With that logic he full expects you to be properly staffed for that expectation of services.

Where do I start?.. Prior to move in I was promised the same apartment as the model plan. I was advised by Cara at the front office that it would look EXACTLY like it.. it didn't.. she specifically said the apartment would not have carpet.. it does. I've had tried over and over again to voice my complaints, get a hold of management but I keep getting the run around. On top of that I've found 2 roaches in the apartment 7 days apart. The apartments as a whole are in the process of being remodeled. It was nice to have new appliances when we moved in and remodeled bathrooms/kitchen.
Location: Excellent. Best thing about being here. Once you get out of traffic on San Jose, great access to 295. You can easily get onto 95 to go up or down the East Coast. Only about 20 min to St Johns Town Center and 35 min to the beaches. Great local restaurants for suburbia (better than Fleming Island and Orange Park). Commute isn't horrible during the day to and from NAS Jacksonville. Another company

Ah yes the nickel and diming is true. We signed a contract with the rent and we ended up paying at least $200 per month more on things which were never exacted or brought to my attention prior to signing the lease. I had no issues with maintenance workers or front office because they were generally nice. However, I had a request for the entire year we lived there that never got fixed. Instead of spending money on quality apartment repairs, they've instead placed numerous speed bumps throughout the complex and signs exacting where the front office is and along those lines. Steer clear! They recently underwent a managerial change (AGAIN) and the new staff is not nearly as personable as the old staff (maintenence guys are ok with what thwy have to work with) . Lots more rules and none of the feel of home. We are in the age of everyone being a number instead of people with loyalty feelings and needs! There is a lot of turnover here because the nickel and dime and raise rent every chance they can get. The property is not maintained, and most repairs are temporary band-aids. So glad I moved out of this place. They will nickel and dime you every month for something. My rent was never consistent even though we signed a lease. The water rate added to the rent, trash pick up, pest control fee, which I never saw the man come to my apartment and pet fees, monthly. Everything in my apartment was out dated. Old appliances that were never replaced even when you are a long term resident. I got my stove replaced after it caught fire! I had black mold in my apartment. They sprayed bleach and left.
