Beware. Security was extremely rude by phone when I needed genuine help trying to find out who to contact for my scheduled virtual tour that the office was late for. I had two virtual tours set up: the first one, no one called or sent an email, so it was a no-show. After I complained by voicemail and by text, I was advised to schedule a second appointment in which someone named Sean advised he would “take a video of the property and email it to me”. Two days and two conversations with Sean later, and still no video that he claims to have been “too big for email, so he’ll continue to try

Terrible leasing experience, would recommend stAying far away. Typical bait and switch maneuvers used. From the start things looked promising.. We were shown a few apartments and ultimately had our hearts set on one. After realizing my credit was less then perfect, communication hauled abruptly. After trying to get everything figured out on numerous occasions we decided to go a different route. After telling them this, they shot us a last offer on a completely different unit(which was a studio when we told them a 1 bedroom), but promised two free parking passes and still two months free. This is a fantastic place to live in downtown Rochester; for many reasons!
The location AT the Liberty Pole means you are right in the center of the city. Plenty of café options for lunch (or food trucks in the summer) and there are great restaurants close by for dinner. You get to live in the Sibley building which is awesome as it is a landmark and a piece of Rochester history.
Now that Mercantile on Main is open there is a whole new slew of amenities close by, including multiple food/beverage options, more recreation space, and DGX is around the corner if you need some groceries.

My fiance and I applied for Spectra September 8, 2020 .. we were originally told the process may take up to a week to get everything in and approved which was fine. The day after we submitted everything in we were told we were denied and would have to submit a letter. We submitted a letter and called every single day to get an update. Long story short , we jumped through hoops with Spectra not only but our phone calls were never returned neither were emails. Their receptionist may have taken over 20 messages and we never recieved a phone call or email but once. Their communication is Horrible we

After moving out my wife and I were not contacted about any damages to the apartment then about six months after we moved we get a warning by mail we have we have a debt going to collections if we do not pay over $2000 in charges not specified. Even after calling the collections agency we could not find what the charges were for. Like many others have mentioned it seems as though there is some fraudulent activity going on with people moving out. I liked some aspects of the apartment but unfortunately the management and security ruined my time there as well.

From the moment we walked into the office, I knew this was what I wanted in a home! Not only are the leasing agents extremely attentive, but I have also had my questions answered by the Regional Manager immediately despite the time or day. Chamberlain and Brittany were very clear on the process. Trust me! Don't believe the negative reviews, people are only going to tell you what they want you to hear in order to empathize with their attempts to get over on the team. I have never met a group as genuine and kind as Brittany, Jordyn, Shawn and Chamberlain. I never want to leave their office. ( Darn

Leaving a bad review because I've been trying to work with them for a couple of weeks now, but I've had to jump through some hoops to get in there.. then here it is about 2 days before I am suppose to move and they tell me my income is too high when they did the calculations already and it showed that I was without the income bracket the first time.. I'm soooooo annoyed because all of this could have been avoided!

The property was AMAZING but the leasing agents were horrible to deal with. Tried to get the moderate Income rate on a 1 bedroom and between my partner and I we were well within the qualifying limits and we were told we Made too much money!!!!

Real snooty attitudes from the leasing agent and leasing manager "Brad" was just plain rude and had piss poor communication. We then went with DHD Ventures property "Terminal Building " and this place is Extremely overpriced and has NO AMENITIES WE WERE SOLD ON. Stuck here now. Downtown is nice and Spectra at Sibley

So happy with our decision to move to Spectra. The building has great amenities including gym, library, rooftop area and a common space with pool table, bar and couches. Elevators are quick and never requires a long wait. Parking garage is attached to the building and feels safe at night. Neighbours are friendly and staff is respectful and professional.

I had shortlisted this place online even before I had seen it and moved - out of all the apartment buildings in/around the city this by far has to be the best in terms of value for money. In addition to the apartments itself the amenities that are included are the icing on the cake - from the meeting/conference room, lounge , workout studio and rooftop area.
And the staff is very professional and ensures all your needs are met to make this your new home. I would especially like to give a shout out to Kaitlyn and Brad from Leasing office and Jeff from security!
