Services
Hanna Properties strives to maintain the architectural integrity and character of its portfolio of landmark buildings in the City's most desirable neighborhoods - Park Avenue, East Avenue and The Neighborhood of the Arts (NOTA) For over 48 years, we have built an enviable reputation for our management of 380 apartments for rent in the Park and East Avenue region of Rochester, NY.
This seven-story Park Ave apartment building is one of Park Avenue area's tallest buildings. Built in 1924, this magnificent building welcomes you into a Georgian-style lobby with intricate details including wall murals, terrazzo flooring, wrought iron handrails and. Haddon Hall is located on University Avenue in one of the most desirable rental areas in Rochester, The Neighborhood of the Arts.
To look back at the beginnings of our country surprises many people. What dry stories they learn in school look totally different when one walks the countryside, sails the boats and tours the buildings built then, if they still exist. Park Avenue is no different. All of America began as native Indian lands, bought by enterprising Europeans.
It all began when the University of Rochester moved from its Prince Street campus to the River Campus to separate the sexes. The women educated here moved to the River Campus, also, in 1955, due to the expense of running two separate campuses. The Prince Street buildings were sold, but the Memorial Art Gallery remained.
Hanna Properties, LLC will do our best to comply with the requirements of the Americans with Disabilities Act of 1990, as amended, including all regulations and amendments. Due to the nature of the age and history of our properties, the accommodation of certain disabilities is impracticable or cost prohibitive.

Positive: Professionalism, Quality, Responsiveness
I was in a time crunch to find a place and toured a studio in the Shelbourne. The same day I was able to sign the lease and moved in a few weeks later. I love my new space! It’s clean, spacious, and has a dishwasher. Everyone I communicated with from the office got back to me promptly and were very kind.

I've lived in two buildings owned by Hanna Properties now and I have nothing but positive things to say. The office staff are super accessible and have consistent communication with residents - any problems (as few as there are) are addressed in less than 24 hours (maintenance or otherwise). To say the maintenance staff are responsive is an understatement - they are practically INSTANT! The Algonquin also has a cleaning staff who are super friendly and super thorough - especially during COVID-19 (big thumbs up, thank you!!!). As far as price goes, these apartments are the best deal you're going

I signed a lease for my studio apartment in Haddon Hall just a few weeks ago. I had the pleasure of working with Sarah who made the renting process so easy for me. She was patient and responsive while she helped me find the property that would be best for me. There were a few cosmetic repairs that needed attention before I signed the lease, and everything was fixed and in perfect condition by the time I moved in. The building itself is beautiful and has many 20s era details left to enjoy, while still feeling clean and safe. I also put in a few maintenance requests (beeping fire alarm and doorbell

Six months ago today, I moved into The Stanton and I'm so happy I did! I’ve been a renter my entire adult life --the last 29 years in Rochester--and this is by far the best living situation ever. My apartment is gorgeous and full of light, with views to the west, east and north; the common areas of the building are clean and well-maintained, and the staff--from Audra at the rental office to Will in maintenance -- couldn’t be nicer or more accommodating. I recommend Hanna Properties to anyone who’s searching for just the right apartment!

We've lived in the Shelbourne for nine months so far and love it. The location is great. The building and laundry room are very clean and snow removal is prompt. The building has a lot of character and we enjoy looking out over the MAG grounds. It's pretty quiet, residents are friendly, and the rooftop patio is really nice.

I first rented a Hanna property awhile back. Came back to Rochester in 2014, and Hanna was the first place I stopped. I wanted to be in the Park Ave. area again and there are plenty of options that Hanna properties offers, in multiple price ranges. I have been a resident again now for the past 3 years.
The apartments themselves are very nice and this landlord keeps the original architecture in place where he can. For instance, glass door knobs, original plank hardwood flooring, original crown moldings, etc., all very nice.

I have rented a one bedroom apartment in the Whittier from Hanna Properties for two years and have had a fairly good experience. While there were some issues (as you will have renting any apartment) Joe Hanna and his staff handled everything very well. I highly recommend talking with Joe if you ever have any serious issues. He is very considerate and willing to do what he can to make his tenants happy. While Jason (the property manager) is nice, he isn't the most responsive individual and typically takes a while to return your call. If that happens, just try someone else in administration

Renting from Hanna Properties was an overall positive experience. The first 9 months of my 12 month lease had no issues.
In late October my roof started to leak and was ignored by maintenance. The hallway outside leaked even worse (4th floor shelborne). They attempted to fix it but a band aid for a bullet hole...
By early Nov I found out one month before I moved in the building (Shelborne) some units had treated for BED BUGS. At this time they did preventative treatment for all units in the bldg. after learning 2 of my across the hall neighbors had confirmed BB I checked my own apartment and

Hanna Properties isn't perfect, but it's not bad. Unfortunately, the lack of a truly competitive rental market in Rochester allows a measure of mediocrity to be an accepted aspect of the area's apartment rental parties. Therefore based on *this area's* standards, Hanna Properties gets three stars. Within their price range, this outfit is probably one of the better bets in the City. For the greater Rochester area, there are likely better places to check out, though.
