The staff is quite rude & will fine you any chance they get. They keep raising rent/laundry prices. I also seen a few mice. I also have never had any of my many calls answered or returned . Between the homeless that roam the dumpsters, unfair business practices, bad laundry accommodations, poor parking & the unprofessional staff this may just be they worst apartment I have ever stayed in. Save yourself the time and don’t even bother. I really say that genuinely y’all

I genuinely enjoyed my time living here until I began the process to vacate my unit. The new management company, FPI, provided no information proactively about the process for vacating, not even a cleaning list. Cut to the end of the month, they charged me rent for the month following my vacate date. When I finally got in touch with office staff member, Mimi Flores, she barreled through the pleasantries to inform me that it's actually my fault for being charged rent and that it's my responsibility to cancel auto-pay. I suppose it's too much to ask to have a move out checklist or to have staff do

While there are a share of negative reviews, I had to post a positive one (well earned), and give a "shout out" to the management team for turning around an unpleasant event into a positive outcome; namely, to Emily!
From the first initial impression, she was very personable. She walked me to the available unit, and after viewing, I wanted to secure it asap. The necessary e-paperwork was handled quickly. Unfortunately, my future roommate backed out!

Where to begin. First, this might have been a 5 star review except somehow they deleted my old review which really shows what kind of management they have. They'd rather work to get a bad review delete than work to make it right. That being said they have done things to correct the issues we had after being here for about 16 months now. After 1 year they raised our rent 9.5% without and addition to services or accommodations. We were able to sign a short term lease luckily as we would really like to stay here. After that expired they offered us a much better lease agreement which is why I came

I've been here half a year now, and like Christian K. I don't understand all the negative reviews. My experience has been that the management staff are very friendly, warm, and helpful, and the one time I needed to call for maintenance someone was here within the hour and got things fixed right away. Other pluses: units have *lots* of storage space; sound insulation between units seems to be very good (I didn't even know someone had moved in downstairs until they'd been there a couple of weeks); grounds are attractive and well-kept (I especially like the many mature trees); there's a bus that goes

The rent is pretty decent for what you get here.
The security guy is nice when I see him walking around. I think maintenance does a pretty good job keeping the grounds looking nice, and the assigned covered parking means it's never hard for me to find a spot, since it's mine! Visitors have ample street parking available. I like that it's a place where you'll find younger families, single people, and older folks at, too. It's not completely quiet like a cabin in the woods but it seems less noisy than other similarly set up apartments I've lived in.

These folks are delightful. Everyone here from the maintenance man to the head of the management team greets my by name, with a smile, and often a joke. They do the same for every resident. I moved to the metro from out of state, which was super stressfull, and without them, I don't think I could've managed. They made the housing challenge easy, helped me along every step of the way, and checked to make sure I had everything I needed along the way. After such a great welcome, I thought the good impression would fade, but no. I've needed to request maintence very few times,

Be careful if you choose to move into Hidden Oaks. It's beautiful if you do not look closely. Frequently, there are homeless people living in vehicles along the street as well as abandoned cars.
Apparent drug needles have been seen strewn about the property and it is NOT uncommon to see people diving in the dumpsters.
The complex boasts security patrols, but Ive only seen one security guard walk the property in years. Most just drove past the property. It is not uncommon to see mice, alive or deceased on the property. They are not picked up.

Would be a better rating but raising rents 9.7% to sign a new lease is ridiculous. This is so far outside normal cost of living increases I'm actually offended. Couple that with "utility" rates (water, sewer, garbage, NOT metered per unit) increasing nearly 5% PER MONTH and you have just another example of property management companies burying hard working people into debt just to have a place to live. I should include that with these ridiculous costs you get to hang out with bums sleeping on the lawn, smelly laundry rooms, and a towing policy that can't get a derelict truck off the street for

I am counting down the days until my lease is up. I don't think there is any insulation at all in these buildings. I have never lived in a less sound proof building. Every time my next door neighbors watch TV, I hear it from my bedroom. I hear my downstairs neighbors conversations and phone ring constantly. Anytime my downstairs neighbors smoke weed, the smell works it's way up into my apartment. This place is a construction zone. My experience here wasn't that great. The apartments are small and very expensive especially since there is no washer, or dryer inside your apartment. The staff is not very helpful when you have any technical problems. For example: My rent was due, but the online system said I was paid. I called the office to figure out why. They had no idea, and made up reasons that weren't true. Turns out the online system was wrong, and I had to go out of my way to get a money order and pay in the office. The filter in the laundry machine is always filthy. The construction of the apartments is poor

Used to like the place with not too many complaints, but they totally scammed me out of getting some of my money back. I kept contacting them many times and they kept saying they would let the manager know but then I guess they just hoped I would go away. If they would give me the money back I deserve I would think about writing a better review. Be careful when renting

Management is usually pretty quick to respond to and solve problems. Missing from any listings is the fact that the Sandy Blvd edge of the property is right across from the Union Pacific tracks, so you'll be shaken a bit by some three dozen daily freight trains... but the apartments are pretty quiet considering. About 2 miles from the MAX lines, so commuting is a little extra work, but not a deal breaker. Updated apartment units are nice. Some are more private than others. Pipes are old and plumbing issues result, but they seem to be updating as they go along. Managers / staff are in no way

Seeing some of the reviews that people have posted about hidden oaks is not accurate in my opinion. I have lived here for 8 years, seen the old owners do nothing and let things fall apart. The new staff is always very responsive and fun to talk to. They made us a sweet gym and clean the area daily and brought on a great security company. Yes rents are high in Portland but that is not the offices fault.
My apartment is old and out dated but I am going to move into a renovated apartment for almost the same price.
I don't know why people find it so difficult to get packages. I get a package at least

Apartment parking is good because there's tons. Must say that construction of the building is terrible. You can literally hear EVERYTHING. So if you're looking to move here make sure you ask to live upstairs. You're lucky if you don't get loud neighbors. Our experience, living downstairs. Upstairs and next door neighbors were really really loud people. You can hear every conversation/cabinets/flushing of the toilet/showers/and even just turning on a sink. It's very very frustrating if you work early and like to sleep early like me. They could just be living their normal
